Upkeep and response — belongs to whoever runs the building now. From 8 of 8 rated buildings here and 1398 in the market.
The market here is United States: every other developer whose head office is in the same country, because the review platforms residents use, and the service norms they judge against, move together within one. It is not a city, a sector or a price band. Read structure and living together. A developer above the market on structure and below it on living builds well and runs buildings badly, which is a fixable problem and a different one from building badly. Higher ratings are better; differences use the displayed scores rounded to one decimal. Rated buildings only, on both sides, and a structure or living score with no stated basis — no review count and no notes or links — is left out of both.

Risks & source coverage

  • DELIVERY DELAY May 3, 2022 (reported); temporary certificate of occupancy issued February 6, 2025 Alta Developers took over the stalled, not-yet-started Alana condominium project in Bay Harbor Islands in May 2022 after the prior developer, Ambienta Developers, failed to secure construction financing amid rising costs; Alta relaunched the project, which subsequently received a temporary certificate of occupancy on February 6, 2025, so the delay is historical and was not reported as an Alta-caused default.
  • DELIVERY DELAY 2022-10-05 publication; Alta page retrieved 2026-10-14 (undated current status) New River Central in Fort Lauderdale was reported by The Real Deal as expected to start construction in 2023 and be completed in 2025, but Alta Developers’ current project page lists completion as 2029 (planned), documenting a changed and still-future delivery commitment; the 2022 report described the site as vacant and the predecessor tower as never built.
  • DELIVERY DELAY 2023-08-01 commitment; 2025-02-06 event; 2025-02-10 publication Alana Bay Harbor Islands, developed by Alta Developers after taking over the stalled Ambienta project, missed the reported late-2024 completion expectation and received a temporary certificate of occupancy on February 6, 2025; subsequent evidence shows the project entered closings and occupancy, so this is a resolved delivery delay rather than an active non-delivery.

The market here is United States: every other developer whose head office is in the same country, because planning regimes and reporting norms move together within one. It is not a city, a sector or a size band. Read the two delay figures together. A median close to the market with a much better average means no single disaster; the reverse means one project is carrying the record. Time to deliver runs from the earliest start we hold to the completion itself — a construction start where a source gave one, otherwise a sales launch, otherwise the launch year read as its January. A handover the sources place only inside a year is read as that December, so a duration is the widest the record allows rather than the flattering end of it. Only delivered projects dated at both ends count, so it is taken over fewer projects than the delay figures, and a long build is not a fault: a tower is not a villa run. Sourced figures only, both sides, and values taken from documents held on file are excluded here — a developer who shares their records should not score better than one who does not.

Click a row in the chart to open a project, or a table row below to see its sources. The chart runs wider than the page where the record spans many years — scroll it sideways to follow a project to its handover. Every date we have is drawn. A hollow marker is only a launch year, not a date anyone published. No dates published means we looked and found none; dates not yet checked means we have not looked yet. Handing over is not finished — rows say which. A delay is shown when one source gives the promised date and another gives the real one, however rough: "2019" still counts, and the row shows how wide that is. Projects missing one of the two dates, or with sources that disagree, are left out of the figures. 1 dated statement is held back: a broker listing with no date on it, or a page with no year, cannot fix a date. 2 turned out to be about something else — a phase, a neighbour, the wider masterplan — and are marked off-subject.

7.5/ 10

Birdeye provides the largest published review base at 8 reviews and reports 4.9/5, which converts to approximately 9.5/10 on the stated curve. Because the anchor has fewer than 10 reviews, the final score is constrained to within one point of 6.5; the available written feedback is positive but too sparse to justify a further adjustment.

+ Modern luxury+ Calm community atmosphere+ Positive initial visitor impression

The substantive review describes Alana as a “stunning hidden gem” and says it “perfectly balances modern luxury with the calm, community-driven atmosphere” of Bay Harbor Islands. The available review text does not provide resident-level evidence about management speed, security, maintenance response, or common-area upkeep.

8.1/ 10

Apartments.com’s 4.6/5 blended building rating from 110 renter reviews is the largest directly published scored aggregate located and converts to 8.8 under the supplied curve. Repeated severe elevator and gate complaints, plus moderate responsiveness and upkeep complaints, outweigh but do not erase recurring praise for amenities, staff, cleanliness and location, producing an overall resident score of 8.1.

+ Modern apartments+ New appliances reported+ Buildings generally maintained well+ Prompt repair reported by some residents
− Repeated elevator outages− Elevator down for months in some reports− Faulty refrigerator/freezer reported− Loud furnace and washing machine
+ Strong pool and gym feedback+ Helpful leasing staff+ Friendly community+ Quiet atmosphere+ Convenient location
− Unresponsive office follow-up− Broken security gate− Pet-waste and stairwell cleanliness− Parking difficulty− Key-fob access problems

Structural and systems feedback is mixed. Residents reported that buildings and living areas are generally maintained well and that some maintenance requests were completed quickly, but multiple reviews describe elevators being out for a month or longer; one states, “Elevators out of service for months,” and another reports unresolved refrigerator/freezer problems.

Daily life reviews praise the “pool and gym,” friendly staff, quiet atmosphere and walkable shopping, with several residents describing a clean and welcoming community. Operational complaints are substantial, however: residents report that the office sometimes does not answer, the gate and key fobs were broken, pet waste remained for weeks, and parking could require “20-30 minutes” of searching.

Booking.com's 8.7/10 from 718 verified guest reviews is the largest published review base and sets the converted level at 7.4/10 under the supplied guest curve. The much higher Airbnb result is a meaningful dissent but has a smaller base; old resident complaints about management and building defects temper confidence without establishing a current severe failure.

+ Well-maintained property reported+ Strong AC+ Modern finishes
− One resident alleged defective fixtures− One resident alleged non-working outlets− One resident alleged bugs in trash/package rooms
+ Convenient Design District location+ Clean apartments+ Secure controlled access+ Good parking+ Positive pool and amenity feedback
− Management responsiveness concerns− Concierge service complaint− Outside traffic noise− Transient short-stay environment− Pool heating concern

Most guest feedback describes the apartments as “modern, spotless clean” and says the property is “secure and well maintained”; one guest specifically praised “Strong AC.” A December 2020 resident review alleged “fixtures falling from the walls,” “outlets that don't work,” and trash/package rooms “filled with bugs,” but this is an old single report rather than evidence of a current building-wide condition.

Guests consistently praise the location, cleanliness and access: one called it “a very secure and well maintained property,” while another said the apartment was “very clean” and the host was “very responsive.” Counterevidence is concentrated in the resident material: a 2020 reviewer described management as confrontational and package handling as inconvenient, and recent guest feedback notes outside highway/rail noise; these findings should be treated cautiously because the resident complaints are old and the building has substantial short-stay use.

Combined from 5 published figures on 1 platform, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 6.6.

Google’s 4.4/5 rating from 373 reviews is the largest published review base and converts to 8.2/10 under the requested curve. The score is moved down by repeated elevator, access/security, maintenance, noise and upkeep complaints, partly offset by repeated praise for staff, amenities, community and location; the other large-platform aggregates do not differ materially after conversion.

+ Modern building and finishes+ Clean, well-kept apartments+ Attentive building maintenance reported by some residents+ North building elevators reported functioning+ Good amenities and common-space design
− Recurring elevator outages− Thin walls and audible plumbing/appliances− Unfinished construction reported in early occupancy− Key-fob and access problems− Garage security concerns
+ Helpful and professional staff+ Responsive leasing agents+ Strong amenity package+ Community events and welcoming atmosphere+ Walkable location
− Management responsiveness concerns− Garage and package-security complaints− Amenities reported broken or unavailable− Dirty garage and outdoor areas− Pet waste and grounds upkeep complaints

Residents describe the building as modern, clean and well designed, with one reviewer calling the finishes and common spaces “really nice.” The physical-condition feedback is nevertheless uneven: reviewers report “2 of 4 elevators down,” “extremely thin walls,” audible toilets and appliances, and early construction defects including stained carpets and incomplete security/access work.

Daily-life reviews repeatedly praise the staff—“Very kind and polite staff”—as well as amenities, events and the walkable location. The negative experience is concentrated in operations: one 2025 review says quality of life “dropped significantly,” citing broken garage doors, unavailable elevators and amenities, dirty areas, and requests marked complete without repairs; older reviews also report package theft and weak access control.

Combined from 7 published figures on 1 platform, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 7.2.

Postcard provides the largest reported review base, 4.3/5 from 280 reviews, which converts to 7.9 before commentary. The mixed written evidence supports a small net downward adjustment because recurring maintenance and management complaints slightly outweigh the recurring praise adjustment; no structural score is assigned because no published structural aggregate was found.

− Poor-quality appliances− Faulty AC/heater reported− Leaky showerhead unresolved
+ Attentive staff+ Responsive management+ Fast maintenance+ Strong gym and pool amenities+ Clean community
− Maintenance communication problems− Management responsiveness complaints− Construction noise and bright lights− Value concerns− Reported appliance problems

Published resident feedback includes a faulty AC/heater that was allegedly addressed by leaving the fan and AC running continuously, and a leaky showerhead that maintenance declined to fix. Another review says appliances are “of poor quality and constantly need to be fixed/replaced”; these are isolated written reports rather than a published structural rating.

Residents frequently praise the staff and amenities: one calls the manager “THE ABSOLUTE BEST,” while another says the team is “fast and on top of everything” and the community is kept “quite clean.” The negative reviews describe management as rude or unresponsive, maintenance communication problems, and construction that was “loud all day” with bright lights at night.

Combined from 4 published figures on 1 platform, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 7.3.

ApartmentRatings provides the largest clearly identified resident review base among the resident portals used for the score, at 4.1/5 from 38 reviews, which converts to 7.4/10 before commentary. The score is pulled down by repeated management, repair and access complaints, including severe reports of elevator/garage failures and an unresolved leak with mold; recurring praise for staff, amenities, cleanliness and location partly offsets those deductions.

+ Modern building+ Well-maintained building reported+ Responsive maintenance reported+ Excellent maintenance survey rating+ Modern amenities and finishes
− Recurring elevator failures− Garage-gate failures− Delayed common-area repairs− Unresolved water leak and ceiling mold− Trash-chute defect
+ Helpful staff and concierge+ Strong amenity offering+ Clean and organized areas+ Convenient location+ Friendly community
− Slow or unclear management communication− Guest-parking shortages− Traffic noise− Inconsistent community engagement− Pet and smoking rule issues

Residents describe the building as “beautiful, modern, and well-maintained,” and ApartmentRatings publishes a 4.5/5 maintenance score. The physical-condition evidence is nevertheless mixed: reviewers report monthly elevator failures, a broken garage-access elevator, a trash-chute cover that would not close, and one unresolved leak that left a ceiling “molding.”

The strongest day-to-day positives are the amenities, location and staff: one resident called the concierge team “real gems,” while another said staff were “friendly, professional, and helpful.” The negative experience is concentrated in operations—reviewers describe delayed responses, limited guest parking and rule-enforcement problems, including one resident who said the front office gave “never a straight answer and always a runaround.”

Combined from 5 published figures on 1 platform, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 5.5.

Google’s 4.4/5 from 411 reviews sets the level and converts to 8.2/10. Repeated South-tower elevator failures and recurring management, security and noise complaints pull the result down, while positive staff, amenity and location themes provide partial offset. Structure is lower than the overall score because the reported systems evidence is concentrated on elevator reliability rather than broad engineering performance.

+ Modern building+ Clean and well-kept apartments+ Updated finishes
− South-tower elevator outages− Prolonged lift repairs− Thin walls− Garage access-security issues− Pool and construction-condition complaints in older reviews
+ Friendly leasing staff+ Responsive individual staff members+ Strong amenities+ Central walkable location+ Clean common areas reported by some reviewers
− Delayed repair communication− Elevator disruption− Security concerns− Noise and thin walls− Inconsistent South-versus-North experience

The clearest systems complaint is South-tower elevator service: one resident reported “2 of 4 elevators down,” while another reported “9+ months” with one elevator and periods without any elevator access. Older reviews also mention thin walls, incomplete construction and unsecured garage access; these establish historical complaints, not necessarily conditions still current on October 14, 2026.

Daily-life feedback is polarized: reviewers praise staff as “exceptionally friendly” and describe the amenities and location positively, but South-tower residents report elevators down for extended periods and inadequate repair updates. Other reviews cite an unlocked apartment door, package or garage-security concerns and noise, suggesting a materially uneven experience by tower and issue type.

7.4/ 10

The Google Reviews/Maps aggregate of 4.1/5 from 59 reviews sets the level; using the stated market curve, it converts to approximately 7.3/10. The readable reviews add modest net support for cleanliness, quietness and construction quality, offset by repeated visitor-parking criticism and one serious towing allegation, producing 7.4/10 overall.

+ Reported well-constructed homes+ Modern design+ Clean appearance
+ Clean common environment+ Quiet suburban setting+ Modern appearance+ Attractive homes
− Visitor-parking complaints− Towing/management complaint

One resident review describes the homes as “very well-constructed,” while another calls the community “really modern and quiet.” No reviewed source located for this report published recurring complaints about plumbing, HVAC, electrical systems, leaks, waterproofing, lifts or other building-system failures.

Reviews describe the place as “super clean,” “nice and clean,” and “really modern and quiet,” with one calling it a nice place to live. The main operational criticism was an “expensive, complicated process for visitors' parking”; a separate reviewer alleged that management authorized towing legally parked visitor vehicles during Hurricane Milton and wrote, “DO NOT LIVE HERE!”

Only buildings that have reached handover are rated. 2 of 10 projects carry no rating: a building still under construction is never asked about, one that has just been handed over may not have been reached yet, and the rest were asked about and no published resident commentary was found. Structure is fixed at handover and stays the developer's; management and living belongs to whoever runs the building now. The overall verdict weights both rather than averaging them. None of this is checked: a rating is what people published about a building, aggregated — it is not evidence, it cannot move a delay figure, and it is not part of the delivery record above.

Projects

Assessment coverage

Completed projects: 2016-10-15 through 2026-10-15. Initial research is capped at 10 completed projects and a separate delivery-risk search capped at 7 findings. Risk findings are not project assessment counts. Absence is not proof of a complete portfolio or no failures. Month-level dates overlapping a boundary are excluded from figures.

0 undated completions and 0 boundary-uncertain completions are retained but excluded from figures.

Stalled, cancelled & overdue projects

0 evidenced cases
The capped delivery-risk search ran; no project-level exception cases are recorded here. Risk findings are listed under Risks and are separate from assessed projects. This does not establish that the developer has no delivery failures.

Click any row for the sources behind it. Cost basis matters: an estimated cost, a construction loan and a sale price are different numbers. Each row states which one it is, so they are never averaged together.

DELIVERY DELAY May 3, 2022 (reported); temporary certificate of occupancy issued February 6, 2025
Alta Developers took over the stalled, not-yet-started Alana condominium project in Bay Harbor Islands in May 2022 after the prior developer, Ambienta Developers, failed to secure construction financing amid rising costs; Alta relaunched the project, which subsequently received a temporary certificate of occupancy on February 6, 2025, so the delay is historical and was not reported as an Alta-caused default.
DELIVERY DELAY 2022-10-05 publication; Alta page retrieved 2026-10-14 (undated current status)
New River Central in Fort Lauderdale was reported by The Real Deal as expected to start construction in 2023 and be completed in 2025, but Alta Developers’ current project page lists completion as 2029 (planned), documenting a changed and still-future delivery commitment; the 2022 report described the site as vacant and the predecessor tower as never built.
DELIVERY DELAY 2023-08-01 commitment; 2025-02-06 event; 2025-02-10 publication
Alana Bay Harbor Islands, developed by Alta Developers after taking over the stalled Ambienta project, missed the reported late-2024 completion expectation and received a temporary certificate of occupancy on February 6, 2025; subsequent evidence shows the project entered closings and occupancy, so this is a resolved delivery delay rather than an active non-delivery.
LEGAL 2020-05-22 complaint filing; 2020-06-08 publication
The Le Parc at Brickell condominium association sued Parc Brickell One, a joint venture between Alta Developers and Southern Properties Group, alleging that years after the 2017 turnover numerous construction defects—including leaks, cracking and water intrusion—remained unrepaired; Alta said it was working to resolve the concerns, and the retrieved evidence does not establish the later outcome.
