AI research over published reviews and resident comments. Scores are a model’s reading of opinion, not figures stated on a page, and nothing here feeds any number above it. The links under each block are the pages that research says it used. Based on available resident reviews of covered buildings. These are reported experiences, not independent building inspections, and may not represent all residents or properties.

The market here is United States: every other developer whose head office is in the same country, because the review platforms residents use, and the service norms they judge against, move together within one. It is not a city, a sector or a price band. Read structure and living together. A developer above the market on structure and below it on living builds well and runs buildings badly, which is a fixable problem and a different one from building badly. Higher ratings are better; differences use the displayed scores rounded to one decimal. Rated buildings only, on both sides, and a structure or living score with no stated basis — no review count and no notes or links — is left out of both.

Risks & source coverage

  • FINANCIAL DISTRESS Final judgment dated April 23, 2026; foreclosure sale notice published June 29, 2026 A Broward County court entered a final foreclosure judgment against ownership entities controlled by BH3 principals for Hillsboro Beach Resort after an alleged $26 million loan default; the court notice scheduled the resort for a July 16, 2026 foreclosure sale. BH3 itself was not named as a defendant, and the matter concerned project entities affiliated with BH3.
  • FINANCIAL DISTRESS Reported March 25, 2026; alleged missed payment in February 2026 Monroe Capital sued the Mondrian Hallandale project developer and BH3 principals, alleging that the project entity missed a February 2026 payment on a $70 million mezzanine loan, triggering a default; the developer entity said it remained committed to the project and was in discussions with the lender.
  • PROJECT CANCELLED Default declared January 26, 2021; agreement termination date July 10, 2021; CRA agenda report dated July 15, 2021 Delray Beach’s CRA documented that BH3 failed to obtain the required approvals by the contractual deadline, was declared in default in January 2021, and did not close by the extended July 10, 2021 termination date; the CRA therefore had the right to terminate the Fabrick/West Atlantic Avenue agreement and return BH3’s earnest money. BH3 disputed the handling of the deadline and had sued the CRA, attributing delays to COVID-19 and related project changes.

The market here is United States: every other developer whose head office is in the same country, because planning regimes and reporting norms move together within one. It is not a city, a sector or a size band. Read the two delay figures together. A median close to the market with a much better average means no single disaster; the reverse means one project is carrying the record. Time to deliver runs from the earliest start we hold to the completion itself — a construction start where a source gave one, otherwise a sales launch, otherwise the launch year read as its January. A handover the sources place only inside a year is read as that December, so a duration is the widest the record allows rather than the flattering end of it. Only delivered projects dated at both ends count, so it is taken over fewer projects than the delay figures, and a long build is not a fault: a tower is not a villa run. Sourced figures only, both sides, and values taken from documents held on file are excluded here — a developer who shares their records should not score better than one who does not.

Click a row in the chart to open a project, or a table row below to see its sources. The chart runs wider than the page where the record spans many years — scroll it sideways to follow a project to its handover. Every date we have is drawn. A hollow marker is only a launch year, not a date anyone published. No dates published means we looked and found none; dates not yet checked means we have not looked yet. Handing over is not finished — rows say which. A delay is shown when one source gives the promised date and another gives the real one, however rough: "2019" still counts, and the row shows how wide that is. Projects missing one of the two dates, or with sources that disagree, are left out of the figures.

The largest published review base found is 13 reviews, shared by Google Reviews/Maps as reproduced by Exa Places and Local Guides World; I used the more recent 4.4/5 listing as the anchor, converting it to 8.2/10. The 4.1/5 Local Guides World result is a meaningful dissent, while the reported repair and finish complaints support a modest downward adjustment rather than a severe-failure penalty.

+ Passed rodent inspections in 2024 and 2025+ No bedbug infestations reported for the published 2022–2024 periods+ LEED-certified design+ Concrete structural shell described as durable+ Modern Bosch appliances and high-performance windows
− Reported defective unit finishes− Damaged hardwood and marble reported− Continuing HVAC complaints− Open energy-report and low-pressure-inspection filing violations− 2025 defective kitchen light fixture violation
+ Helpful super, doormen and porters reported+ 24-hour doorman+ Live-in superintendent+ Saltwater pool and spa+ Rooftop kitchens and outdoor amenity space
− Repair accountability complaints− Reportedly slow response to punch-list issues− Smoking violation complaint− Pest complaint involving a mobile food vendor− Active advertising/signage compliance issues

Resident feedback reports that a “heated floor never worked,” damaged hardwood was painted over rather than replaced, and “the hvac issue continues.” Separately, the building-record pages show a 2025 open HPD item for a defective kitchen light fixture and unresolved filing-related violations; these are records and complaints, not proof of a building-wide structural failure.

The strongest operational praise is specific: one owner called the super, front doormen and porters “the only saving grace of this building,” while published building material describes a full-time staff and 24/7 doorman. The countervailing owner feedback says the punch-list team “drag[s] their feet” and refuses responsibility for damage; this is old evidence, chiefly from 2021–2023, so its current applicability is uncertain.

7.9/ 10
—/ 10
7.9/ 10

The Google aggregate of 4.3/5 from 11 reviews is the only published building-specific aggregate located and therefore sets the level; applying the stated conversion curve gives 7.9/10. The limited readable commentary is positive and supplies no recurring complaint or serious failure that would justify an adjustment, while structure remains unscored because no resident structural rating was published.

+ Handmade Petersen brick façade+ Sound-attenuated insulated windows+ White-oak flooring+ Miele kitchen appliances+ Radiant-heated master-bath floors
+ Positive doorman feedback+ 24-hour doorman service+ Fitness room+ Residents’ lounge+ Landscaped rooftop terrace

No resident review located that reports a structural or systems failure. The published building description identifies handmade Petersen brick, sound-attenuated and insulated windows, Miele appliances and radiant-heated floors, but these are described features and the underlying fact sheet is promotional material published in 2017 rather than current engineering evidence.

The readable resident-facing feedback is favorable but sparse: one review says “Nice doormen.. It was extremely beautiful.” Published building reviews describe a 24-hour doorman, fitness room, residents’ lounge, children’s playroom, bike storage and landscaped roof terrace; these amenity descriptions largely date from the development/marketing period, so they do not establish that service quality is unchanged on October 14, 2026.

Privé MalibuPoint Dume, Malibu68 units
7.4/ 10
—/ 10
—/ 10

The only published building-specific rating is 5/5 from one review, based on a positive tour experience rather than a resident review base. Under the rule for ratings with fewer than 10 reviews, the result is kept within one point of 6.5; no separate structural or established resident-living score is supported.

+ Positive touring experience

no notes returned

no links returned

The only published review reports “a great experience” touring the model units and grounds and calls the property “unbelievable.” This is visitor feedback rather than evidence from an established resident population, so it provides only limited information about day-to-day management, staff responsiveness, security or upkeep.

Only buildings that have reached handover are rated. 3 of 6 projects carry no rating: a building still under construction is never asked about, one that has just been handed over may not have been reached yet, and the rest were asked about and no published resident commentary was found. Structure is fixed at handover and stays the developer's; management and living belongs to whoever runs the building now. The overall verdict weights both rather than averaging them. None of this is checked: a rating is what people published about a building, aggregated — it is not evidence, it cannot move a delay figure, and it is not part of the delivery record above.

Completed projects: 2016-10-16 through 2026-10-16. Initial research is capped at 10 completed projects and a separate delivery-risk search capped at 7 findings. Risk findings are not project assessment counts. Absence is not proof of a complete portfolio or no failures. Month-level dates overlapping a boundary are excluded from figures.

0 undated completions and 0 boundary-uncertain completions are retained but excluded from figures.

Stalled, cancelled & overdue projects

0 evidenced cases
The capped delivery-risk search ran; no project-level exception cases are recorded here. Risk findings are listed under Risks and are separate from assessed projects. This does not establish that the developer has no delivery failures.

Click any row for the sources behind it. Cost basis matters: an estimated cost, a construction loan and a sale price are different numbers. Each row states which one it is, so they are never averaged together.

FINANCIAL DISTRESS Final judgment dated April 23, 2026; foreclosure sale notice published June 29, 2026
A Broward County court entered a final foreclosure judgment against ownership entities controlled by BH3 principals for Hillsboro Beach Resort after an alleged $26 million loan default; the court notice scheduled the resort for a July 16, 2026 foreclosure sale. BH3 itself was not named as a defendant, and the matter concerned project entities affiliated with BH3.
FINANCIAL DISTRESS Reported March 25, 2026; alleged missed payment in February 2026
Monroe Capital sued the Mondrian Hallandale project developer and BH3 principals, alleging that the project entity missed a February 2026 payment on a $70 million mezzanine loan, triggering a default; the developer entity said it remained committed to the project and was in discussions with the lender.
PROJECT CANCELLED Default declared January 26, 2021; agreement termination date July 10, 2021; CRA agenda report dated July 15, 2021
Delray Beach’s CRA documented that BH3 failed to obtain the required approvals by the contractual deadline, was declared in default in January 2021, and did not close by the extended July 10, 2021 termination date; the CRA therefore had the right to terminate the Fabrick/West Atlantic Avenue agreement and return BH3’s earnest money. BH3 disputed the handling of the deadline and had sued the CRA, attributing delays to COVID-19 and related project changes.
PROJECT CANCELLED July 15, 2021 (termination); reporting published August 3, 2021
Fabrik, BH3 Management LLC’s proposed mixed-use redevelopment of Delray Beach’s West Atlantic Avenue site, was terminated by the Delray Beach Community Redevelopment Agency on July 15, 2021 after BH3 missed approval and closing deadlines; BH3 disputed the termination and pursued an appeal, so the reported cancellation is subject to that litigation history.
