The market here is Canada: every other developer whose head office is in the same country, because the review platforms residents use, and the service norms they judge against, move together within one. It is not a city, a sector or a price band. Read structure and living together. A developer above the market on structure and below it on living builds well and runs buildings badly, which is a fixable problem and a different one from building badly. Higher ratings are better; differences use the displayed scores rounded to one decimal. Rated buildings only, on both sides, and a structure or living score with no stated basis — no review count and no notes or links — is left out of both.

  • LEGAL Award: January 22, 2021; Superior Court decision: August 2, 2021; Québec Court of Appeal: October 26, 2021; Supreme Court leave refused: April 28, 2022. A Québec Superior Court homologated an arbitration award concerning claims by Lambert Somec Inc. against general contractor Construction Broccolini Inc./Broccolini Construction Inc.; Broccolini’s application to annul the award was rejected, and the Québec Court of Appeal rejected permission to appeal. The Supreme Court of Canada later rejected Broccolini’s leave application, with costs.
  • PROJECT CANCELLED Reported January 12, 2016; council decision reported as occurring January 11, 2016. Broccolini’s proposed Quartier Evolution high-density residential project at the former Merck site in Kirkland did not proceed after Kirkland council withdrew the bylaw amendments required for it; Broccolini said it would reconsider the site’s use, including industrial use. This is an older matter outside the rolling five-year period but is included because it documents a proposed project that failed to move forward.
  • DELIVERY DELAY Reported September 8, 2023; original sales-launch target: 2020. The Riv condominium’s planned sales launch was delayed from 2020 until 2023 because of COVID-19-related delays and a prolonged rezoning and approvals process; construction was still described as a future commitment, dependent on sales, rather than an accomplished completion.

The market here is Canada: every other developer whose head office is in the same country, because planning regimes and reporting norms move together within one. It is not a city, a sector or a size band. Read the two delay figures together. A median close to the market with a much better average means no single disaster; the reverse means one project is carrying the record. Time to deliver runs from the earliest start we hold to the completion itself — a construction start where a source gave one, otherwise a sales launch, otherwise the launch year read as its January. A handover the sources place only inside a year is read as that December, so a duration is the widest the record allows rather than the flattering end of it. Only delivered projects dated at both ends count, so it is taken over fewer projects than the delay figures, and a long build is not a fault: a tower is not a villa run. Sourced figures only, both sides, and values taken from documents held on file are excluded here — a developer who shares their records should not score better than one who does not.

Click a row in the chart to open a project, or a table row below to see its sources. The chart runs wider than the page where the record spans many years — scroll it sideways to follow a project to its handover. Every date we have is drawn. A hollow marker is only a launch year, not a date anyone published. No dates published means we looked and found none; dates not yet checked means we have not looked yet. Handing over is not finished — rows say which. A delay is shown when one source gives the promised date and another gives the real one, however rough: "2019" still counts, and the row shows how wide that is. Projects missing one of the two dates, or with sources that disagree, are left out of the figures.

Platinum Condo Deals has the largest published review base and reports 5.0/5 from 114 ratings, producing a 10.0 anchor under the specified conversion curve. Google Reviews/Maps is materially lower at 4.0/5 from 34 reviews, and the written feedback contains repeated complaints about noise, ventilation, defects and management, moving the result down to 9.2. The structure and living sub-scores are commentary-based indicators from the reported themes, not published platform ratings.

− Poor sound insulation− Ventilation odours− Leaking AC reports− Faulty outlets and door locks− Window-installation concerns
+ 24/7 doormen+ Central location+ Indoor subway access+ Extensive amenities+ Modern lobby
− Poor management responsiveness− Persistent noise− Recurring fire-alarm disruption− Dirty windows− Reported mould in pool and sauna

Residents reported physical and systems problems including “faulty outlets and jammed door locks,” leaking air-conditioning, lifting floorboards, poor window installation and inadequate sound insulation. Another resident described “horrible ventilation system” and food odours, while a separate review alleged that materials were cheap and that pool and sauna areas were mouldy; these are resident reports, not independently verified engineering findings.

Positive feedback highlights “24/7 doormen, location and building amenities,” and another resident praised the “prime location, indoor subway access, extensive amenities” and lobby. Negative reviews repeatedly describe management as unresponsive—“nothing has been done”—alongside unresolved noise, dirty windows and a report that the fire alarm goes off weekly for hours.

Google Reviews/Maps provides the largest published review base found for the building, at 5/5 from 8 reviews; its nominal curve conversion is 10, but the under-10-review rule constrains the result to within one point of 6.5. The visible reviews are consistently positive and add limited commentary uplift for luxury, quietness, appearance and helpful guards. No recurring complaints or published structure-specific rating were found.

+ Well-maintained building+ Attractive building design
+ Helpful guards+ Quiet atmosphere+ High-end experience+ Luxury appearance

The only directly reported physical-condition comment read describes a “Beautiful well maintained building.” Other visible reviews call it a “Beautiful building!” and praise its high-end appearance, but no published review evidence located specific to leaks, plumbing, HVAC, electrical systems or lift failures.

Visible building reviews are uniformly positive: one calls it “A truly high end experience,” another says it is “Vraiment beau, luxueux et tranquille,” and a third praises “excellent and helpful guards Hasan, Nusr, Wali and Yasir.” The review page reports 5.0/5 from 8 reviews, while CondoTrend reports 5.0 based on 2 community ratings but no community comments.

The only building-specific aggregate located is 4.5/5 from 6 reviews, all apparently visitor/trucker reviews rather than resident reviews. Its market conversion is 8.5, but because the rating base is under 10, the score is constrained to within one point of 6.5; the published comments provide positive operational context but no resident-year evidence or structural rating.

+ New facility
+ Easy entry and exit+ Ample parking/yard space+ Well organized+ Clean areas
− Language barrier at outbound gate

The published reviews describe the site as a “New facility” and praise its organization and cleanliness, but they are short visitor/trucker comments rather than engineering assessments. No published review evidence located here reports defects involving the structure, plumbing, HVAC, electrical systems, leaks or waterproofing.

Visitors describe the operation as “Easy in, easy out,” with “lot of space,” and one says it is “Well organized, clean lots of room.” The only operational criticism in the reviews is a “little bit of a language barrier in the out gate”; the review material concerns a distribution-centre visit, not residential management or amenities.

River & FifthToronto580 units
5.8/ 10
5.8/ 10
5.7/ 10

The largest published review base is Google’s 3.7/5 from 34 reviews, which sets a converted anchor of about 6.1/10. Repeated complaints about management responsiveness and parking, plus one serious systems report involving leaks and HVAC, outweigh recurring praise for amenities, safety and smart-home features, producing a moderate resident score of 5.8/10. Structure is held below the anchor because the reported systems evidence is negative but limited; living is similarly constrained by recurring operational complaints.

+ Above-average materials+ High-quality finishes+ Top-notch appliances
− Reported leaks− HVAC breakdowns− Poor air circulation and trash odour− Broken garage doors/camera
+ Clean amenities+ Smart-home features+ Safe area+ Good views and transit+ Helpful builder customer service
− Unresponsive management− Parking and garage issues− Unexpected unit entries− Long monthly fire-alarm tests− Gym/waste-service delays

Structural feedback is mixed. One resident reported, “Leaks happening within 6months of move in. HVAC regularly breaking down,” and also described trash smell from poor air circulation; other reviews call the finishes high-quality or the materials “above average.” These are resident reports, not an engineering inspection, and the strongest systems complaint appears as a single published review.

Residents repeatedly praise the clean amenities, smart-home features, safety and location; one review says the “front team is overall great,” and another says customer service resolved a major issue. Operational complaints recur more strongly: management is described as unresponsive, with “no one answers for months,” while other reviews mention parking/garage problems, unexpected unit entries and prolonged fire-alarm testing.

The building-specific Google Reviews/Maps aggregate of 3.6/5 from 58 reviews sets the level, converting to 5.8/10 under the stated curve. The sampled comments consistently concern operational delays and poor appointment handling, warranting a small additional adjustment, while the available evidence does not support a separate structure score.

+ New construction+ Fire-pump and sprinkler installation+ Marked pedestrian and forklift routes
+ Professional and friendly staff reported+ Safety-focused operations+ Break rooms and multi-faith room+ Lactation room+ Well-marked safety routes
− Long unloading waits− Poor appointment handling− Unresponsive receiving staff

The published material describes a new, approximately one-million-square-foot warehouse with marked safety routes and a fire-protection installation comprising two diesel fire pumps, 31 warehouse sprinkler zones, six racking sprinkler zones and approximately 20,000 sprinkler heads. The reviews read did not report flooding, leaks, lift failures or other structural defects; their complaints concerned receiving operations rather than the building fabric.

This is an industrial fulfillment centre, not a residential building, so there is no resident-lifestyle evidence. The available building review aggregate is 3.6/5 from 58 reviews, with sampled complaints that receiving staff “don’t care about your appointment time” and unloading can take “4 to 7 hours”; a separate review described management and staff as “professional and friendly.”

Only buildings that have reached handover are rated. 5 of 10 projects carry no rating: a building still under construction is never asked about, one that has just been handed over may not have been reached yet, and the rest were asked about and no published resident commentary was found. Structure is fixed at handover and stays the developer's; management and living belongs to whoever runs the building now. The overall verdict weights both rather than averaging them. None of this is checked: a rating is what people published about a building, aggregated — it is not evidence, it cannot move a delay figure, and it is not part of the delivery record above.

Assessment coverage

Completed projects: 2016-10-15 through 2026-10-15. Initial research is capped at 10 completed projects and a separate delivery-risk search capped at 7 findings. Risk findings are not project assessment counts. Absence is not proof of a complete portfolio or no failures. Month-level dates overlapping a boundary are excluded from figures.

0 undated completions and 0 boundary-uncertain completions are retained but excluded from figures.

Stalled, cancelled & overdue projects

0 evidenced cases
The capped delivery-risk search ran; no project-level exception cases are recorded here. Risk findings are listed under Risks and are separate from assessed projects. This does not establish that the developer has no delivery failures.

LEGAL Award: January 22, 2021; Superior Court decision: August 2, 2021; Québec Court of Appeal: October 26, 2021; Supreme Court leave refused: April 28, 2022.
PROJECT CANCELLED Reported January 12, 2016; council decision reported as occurring January 11, 2016.
DELIVERY DELAY Reported September 8, 2023; original sales-launch target: 2020.
The Riv condominium’s planned sales launch was delayed from 2020 until 2023 because of COVID-19-related delays and a prolonged rezoning and approvals process; construction was still described as a future commitment, dependent on sales, rather than an accomplished completion.
PROJECT CANCELLED Published January 25, 2025; status reported as of that date (the proposal had been discussed since 2021).
Amazon distribution-centre proposal on Broccolini-owned land in Anjou/Montréal-Est was abandoned before construction; reporting says the project never became final, the previously discussed 2023 construction did not occur, and the site remained vacant, while Amazon shifted away from in-house Quebec delivery centres.
PROJECT CANCELLED Published July 16, 2026; first version reported as having failed in spring 2026.
The first version of the 810 rue Saint-Antoine Est residential project by the Broccolini–Pur Immobilia development partnership failed after citizen opposition triggered a referendum, but a modified version was subsequently authorized to proceed; the cancelled first iteration should not be treated as an active failure.
