Upkeep and response — belongs to whoever runs the building now. From 7 of 7 rated buildings here and 73 in the market.
The market here is United Kingdom: every other developer whose head office is in the same country, because the review platforms residents use, and the service norms they judge against, move together within one. It is not a city, a sector or a price band. Read structure and living together. A developer above the market on structure and below it on living builds well and runs buildings badly, which is a fixable problem and a different one from building badly. Higher ratings are better; differences use the displayed scores rounded to one decimal. Rated buildings only, on both sides, and a structure or living score with no stated basis — no review count and no notes or links — is left out of both.

Risks & source coverage

  • FINANCIAL DISTRESS Reported September 11, 2024 On September 11, 2024, Fitch downgraded Canary Wharf Group three notches from BB to B (“highly speculative”), citing short-term refinancing risk, prospective cash-flow constraints, reduced post-debt-service income and pressure from falling office values and occupancy; the report also notes that CWG had cleared immediate property-loan deadlines through refinancing, so this was a credit-risk warning rather than a reported default.
  • DELIVERY DELAY Disclosed August 20, 2025; anticipated completion Q1 2026 In its interim report approved August 20, 2025, CWG said the One Charter Street joint-venture aparthotel had been delayed following a trade-contractor insolvency and water ingress; construction was proceeding under a recovery programme and the joint venture then anticipated completion in Q1 2026, which was a future commitment rather than confirmed completion.
  • FINANCIAL DISTRESS Period ended June 30, 2025; report approved August 20, 2025 CWG’s interim financial statements for the six months ended June 30, 2025 reported a £32.6 million loss after tax, an £18.1 million net property-revaluation deficit, a £1.0 million impairment charge relating to 8 Harbord Square and a £197.4 million net current-liability position; the same report stated that the group was not in default on its borrowings and that management concluded there were no material going-concern uncertainties.

The market here is United Kingdom: every other developer whose head office is in the same country, because planning regimes and reporting norms move together within one. It is not a city, a sector or a size band. Read the two delay figures together. A median close to the market with a much better average means no single disaster; the reverse means one project is carrying the record. Time to deliver runs from the earliest start we hold to the completion itself — a construction start where a source gave one, otherwise a sales launch, otherwise the launch year read as its January. A handover the sources place only inside a year is read as that December, so a duration is the widest the record allows rather than the flattering end of it. Only delivered projects dated at both ends count, so it is taken over fewer projects than the delay figures, and a long build is not a fault: a tower is not a villa run. Sourced figures only, both sides, and values taken from documents held on file are excluded here — a developer who shares their records should not score better than one who does not.

Click a row in the chart to open a project, or a table row below to see its sources. The chart runs wider than the page where the record spans many years — scroll it sideways to follow a project to its handover. Every date we have is drawn. A hollow marker is only a launch year, not a date anyone published. No dates published means we looked and found none; dates not yet checked means we have not looked yet. Handing over is not finished — rows say which. A delay is shown when one source gives the promised date and another gives the real one, however rough: "2019" still counts, and the row shows how wide that is. Projects missing one of the two dates, or with sources that disagree, are left out of the figures. 1 dated statement is held back: a broker listing with no date on it, or a page with no year, cannot fix a date. 1 turned out to be about something else — a phase, a neighbour, the wider masterplan — and is marked off-subject.

Eden DockCanary Wharf, London
9.3/ 10
—/ 10
9.3/ 10

The current Google-derived aggregate of 4.7/5 from 137 reviews sets the level and converts to 9.1/10 under the supplied curve. The 2025–2026 written feedback is strongly positive, while the older independent reviews identify design and maintenance reservations; the positive commentary adjustment produces 9.3 overall. Eden Dock is a public waterfront attraction rather than a residential building, so the score is visitor-experience evidence and should not be read as a resident-year assessment.

+ Accessible level entry+ Ramp and lift access+ Floating habitats+ Timber seating and decking+ Well-maintained walkways
− Low waterside barriers− DLR water leakage− Early sparse planting− Limited kayak area− Insufficient explanatory signage
+ Peaceful atmosphere+ Scenic waterfront views+ Abundant seating+ Green public space+ Good visitor access
− Security presence can feel intrusive− Limited kayak duration− Sparse early greenery− Corporate urban feel− Missing explanatory signage

Published reviews describe a thoughtfully designed public space with level, ramp and lift access, floating habitats and well-maintained walkways. Physical criticisms include “very low” ankle-height barriers, a DLR-track leak producing “quite a waterfall,” and early planting that was “more a few sparse saplings”; these are observations from 2024 reviews, not evidence of their condition on 2026-10-10.

Visitor reviews consistently describe Eden Dock as calm, scenic and enjoyable: one called it “a fantastic urban escape,” while another praised the “peaceful spot” and “great atmosphere.” The main operational reservations are limited kayak scale, “lack of explanatory signage,” and the presence of security guards that one contemporary review said might have unnerved local traders; these comments are mostly from 2024–2025, so current conditions are partly uncertain.

Combined from 6 published figures on 1 platform, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 8.2.

HomeViews provides the largest resident review base with a 4.68/5 building rating from 39 reviews; applying the stated 4.5-to-5 conversion curve gives an anchor of about 9.0/10. The written commentary supports a high living score through repeated praise of management, security, cleanliness and amenities, while recurring construction disturbance prevents a higher result. No separate structure score is assigned because no published structural rating was found.

+ Modern design+ Well-maintained building+ Effective safety checks+ Clean corridors and hallways+ High-quality facilities
− Summer overheating− Construction-related disturbance− Air pollution exposure− Window-cleaning omission− No on-site parking
+ Responsive management+ Professional staff+ Strong security+ Clean common areas+ Good transport and amenities
− Construction noise− Air pollution− Parking constraints− Limited bus routes− Peak-time crowding

Residents describe the building as “modern,” “well maintained,” and having “clean and tidy corridor and hallway”; one review also says management communicated safety checks and repairs well. The available evidence is mainly resident commentary rather than an engineering inspection, and it includes a specific comfort concern that the building “gets hot in the summer,” plus a complaint that window cleaning did not reach some middle flats. No published structural or systems rating was found.

Daily-life feedback is strongly positive: residents call management “communicative and friendly,” “quick to respond,” and “professional,” while other reviews praise the clean, safe setting, amenities and transport. The recurring drawback is the surrounding development activity—one resident wrote that “construction noises and air pollution at the moment are bad”—with additional minor complaints about parking, limited bus routes and peak-time crowding.

3 West Lane is the serviced-apartment/aparthotel component of Vertus Edit Canary Wharf, rather than a conventional long-term residential tower; the developer’s 2025 update identifies 3 & 15 West Lane as serviced apartments. Expedia supplies the largest qualifying review base, with 9.4/10 from 774 guest reviews, converting to 8.8 before commentary. The repeated cooling complaint moves that anchor down modestly, while the overwhelmingly positive staff, cleanliness, kitchen and location commentary supports retaining a high living score; no structure score is assigned because the published evidence reviewed did not assess building fabric or systems.

+ Friendly staff+ Clean modern rooms+ Well-equipped kitchens+ Quiet rooms+ Convenient transport
− No air conditioning− Weak cooling− Small rooms− Poorly stocked honesty bar− Limited refreshments

no notes returned

no links returned

Published guest reviews consistently praise the operational experience: Booking.com includes “extremely friendly and helpful staff,” while Tripadvisor reviewers describe the studios as “immaculate” and praise the communal areas. The main repeated operational concern is cooling: Google’s review summary says air conditioning was mentioned nine times, with 89% of those mentions unfavourable; one Expedia review says, “There is no air conditioning which was a struggle this time with the warmer weather.”

15 Water StreetWood Wharf, London
8.5/ 10
—/ 10
8.5/ 10

The level is set by ALL (Accor), the largest published review base, at 4.5/5, which converts to 8.5/10 under the specified guest-rating curve. Tripadvisor is somewhat lower but not materially enough to trigger a disagreement adjustment, and the written commentary is mostly positive while identifying compact rooms and occasional service issues. No separate published resident rating was found, so this is primarily a guest-review assessment rather than a long-term resident-year assessment.

+ Clean rooms+ Quiet rooms+ Comfortable beds+ Modern fit-out+ Air conditioning provided
− Exposed ceiling pipework− Air-conditioning failure reported− Small bathrooms− Limited storage− Comfort concerns
+ Excellent location+ Friendly staff+ Clean communal areas+ Good breakfast+ Quiet atmosphere
− Compact rooms− Limited storage− Occasional check-in friction− Housekeeping omissions− Occasional communication lapses

Published guest feedback provides only limited physical-condition evidence. One reviewer objected to “main water pipes running across the ceiling,” while another reported that “the air conditioning was not working” and the room became “untenably hot”; these are isolated reports rather than evidence of a recurring structural failure. Other reviews describe the hotel as modern, clean, quiet and comfortable, but the repeated criticism is compact room and bathroom dimensions.

Daily-life feedback is mostly favorable: guests repeatedly describe the location as excellent, rooms and communal areas as clean, and staff as friendly or helpful; one review called the hotel “clean, welcoming” and another praised the “welcoming bar area.” The main operational reservations are small rooms, occasional service lapses and slow or imperfect handling: one guest said the check-in process “could be slicker” and had to ask twice for a replacement water bottle.

Combined from 11 published figures on 2 platforms, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 8.

Booking.com has the largest review base and its 9.2/10 guest rating converts to 8.4 under the stated curve. Tripadvisor is also positive at 4.1/5 but does not differ by more than one converted point; recurring praise slightly offsets the moderate, repeated thermal-comfort complaints, producing 8.3 overall. Structure is lower because the only physical-systems evidence is repeated negative HVAC/overheating feedback, while living quality remains strong on staff, cleanliness, location and amenities.

+ New-build studios+ Well-equipped kitchens+ Soundproofing praised+ Comfortable beds+ Good bathrooms
− No air conditioning− Overheating in warm weather− Ventilation noise− Insufficient fan performance
Not found in sources: Limited thermal comfort evidence
+ Friendly staff+ Responsive reception+ Clean rooms+ Quiet location+ Useful lounge and gym
− Busy laundry room− Laundry equipment outages− Small rooms− Small bathrooms− Warm-weather discomfort

Published reviews provide no evidence of structural defects, leaks, plumbing failures or electrical failures. They do identify a recurring HVAC/thermal-comfort problem: reviewers describe rooms as “uncomfortably hot,” one reported that the room “exceeded 27°C,” and another said room temperature stayed above 30°C overnight; this is operational review evidence, not an engineering inspection.

The day-to-day experience is generally strong: guests repeatedly praise friendly staff, clean rooms, quiet surroundings, transport access and communal spaces. One long-stay reviewer called management and maintenance “helpful and approachable,” while noting that laundry machines were “often out of use”; several other guests report that the absence of air conditioning made summer stays difficult.

Combined from 4 published figures on 1 platform, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 7.1.

WanderBoat’s 4.2/5 aggregate from 121 reviews is the largest published review base and sets the anchor at 7.8/10 under the stated conversion curve. The score is adjusted slightly downward for repeated algae/water-clarity and visibility complaints, partly offset by repeated praise for the facilities, staff and distinctive setting. Evidence is early and guest-oriented because the venue opened in June 2026; it does not establish a long-run residential experience.

+ Solid pool floor+ Mesh walls allow water exchange+ Lifeguarded pool+ Regular water testing+ Well-designed facility
− Algae reported− Murky water reported− Slippery walls reported− No bottom or wall markings− Cold unheated water
+ Friendly staff+ Helpful staff+ Good changing rooms+ Working saunas+ Clean well-designed setting
− Algae concerns− Cold water− Bring-your-own locker padlock− Small deck area− Limited seating

Published material describes a 50-metre floating pool with a solid floor, mesh walls and continuous exchange with Eden Dock; the operator reports the water as “Excellent” in its latest test, while Vitae says it is tested against EU Bathing Water Standards. Review evidence is mixed: one swimmer reported “so much algae” and another described “slippery walls, murky water, lack of any markings,” but these are operational water/pool observations rather than evidence of structural failure or building-system defects.

The day-to-day experience is generally praised for friendly staff, hot showers, hairdryers, saunas and a clean, well-designed setting; one reviewer called the facilities “the highlight,” while another described the staff as “friendly & helpful.” The main practical complaints are that the water can be very cold and algae was visible—one review says swimmers were “pulling this off ourselves throughout the swim”—alongside limited seating and the need to bring a padlock.

Combined from 4 published figures on 1 platform, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 6.9.

HomeViews’ 3.96/5 cluster rating from 14 resident reviews sets the level; on the stated 1–10 curve, that is approximately 6.9 before commentary. The reported early-occupation complaints modestly outweigh recurring praise, producing 6.7 overall; the 4.3/5 Design sub-score supports a stronger 7.9 structure assessment, while management and daily-life evidence supports 6.7 living.

+ Good apartment material quality+ Strong design rating+ New-build fabric+ Modern amenities+ Factory-controlled MEP installation
− Recurring bin-chute faults− No air conditioning reported− Temporary water cut reported− Radiator placement reduces usable wall space− Some move-in features not ready
+ Thoughtful communal spaces+ Helpful concierge and reception+ Good location+ Perceived safety+ Strong resident amenities
− Slow issue resolution− Arrogant management reported− Move-in delays− Student behaviour concerns− Parking and local retail limitations

HomeViews publishes a 4.3/5 Design sub-score for the development and one resident said “the quality of the materials used in the flat seems very good.” The same review set reports bin chutes that are “often” out of service, no air conditioning, and a water cut on a resident’s third day; these are early-occupation reports rather than evidence of long-term structural failure. A contractor case study separately states that J1 reached practical completion and describes factory-controlled MEP assembly, but that is a project account, not a resident review.

Residents praise the “thoughtfully designed” communal spaces, free coffee and tea, games room and social areas, and one called reception “super nice” and “very responsive.” The negative account says property management was “slow in response” and that issues were repeatedly reported without “real actions taken in short period of time”; other reviews describe delayed move-in features but generally successful handling of urgent matters.

Only buildings that have reached handover are rated. 2 of 9 projects carry no rating: a building still under construction is never asked about, one that has just been handed over may not have been reached yet, and the rest were asked about and no published resident commentary was found. Structure is fixed at handover and stays the developer's; management and living belongs to whoever runs the building now. The overall verdict weights both rather than averaging them. None of this is checked: a rating is what people published about a building, aggregated — it is not evidence, it cannot move a delay figure, and it is not part of the delivery record above.

Risks

Risk flags

7 found
FINANCIAL DISTRESS Reported September 11, 2024
On September 11, 2024, Fitch downgraded Canary Wharf Group three notches from BB to B (“highly speculative”), citing short-term refinancing risk, prospective cash-flow constraints, reduced post-debt-service income and pressure from falling office values and occupancy; the report also notes that CWG had cleared immediate property-loan deadlines through refinancing, so this was a credit-risk warning rather than a reported default.
DELIVERY DELAY Disclosed August 20, 2025; anticipated completion Q1 2026
In its interim report approved August 20, 2025, CWG said the One Charter Street joint-venture aparthotel had been delayed following a trade-contractor insolvency and water ingress; construction was proceeding under a recovery programme and the joint venture then anticipated completion in Q1 2026, which was a future commitment rather than confirmed completion.
FINANCIAL DISTRESS Period ended June 30, 2025; report approved August 20, 2025
CWG’s interim financial statements for the six months ended June 30, 2025 reported a £32.6 million loss after tax, an £18.1 million net property-revaluation deficit, a £1.0 million impairment charge relating to 8 Harbord Square and a £197.4 million net current-liability position; the same report stated that the group was not in default on its borrowings and that management concluded there were no material going-concern uncertainties.
FINANCIAL DISTRESS Reported December 10, 2024
On December 10, 2024, Reuters reported that CWG arranged a £610 million Apollo loan secured against most of its retail portfolio to repay bonds due in 2025 and 2026; the refinancing removed near-term maturity risk but carried higher interest rates amid challenging trading and the loss of key office tenants.
DELIVERY DELAY Original commitment reported 9 October 2018; status update published February 2026; research position 10 October 2026
Wood Wharf — Canary Wharf Group’s 2018 plan said the 3,600-home district was expected to be completed by 2023; CWG’s February 2026 update still described Phase 3 buildings as under construction, with 40 Charter Street completion targeted for early 2027, so the original overall completion expectation was not met (the scheme remains active rather than abandoned).
DELIVERY DELAY Undeveloped-status evidence published July 2020; construction-progress evidence published February 2026; research position 10 October 2026
North Quay — Canary Wharf (North Quay) Ltd, part of Canary Wharf Group, acknowledged in its 2020 planning material that the consented site had remained undeveloped since 2007; independent reporting described many years of inaction, while later reporting and CWG’s February 2026 update record construction of One North Quay underway, meaning the historic stall has since moved into delivery rather than remaining wholly dormant.
PROJECT CANCELLED 8 April 2021
1 Park Place — Canary Wharf Group was reported in 2021 to be considering scrapping its consented office skyscraper and replacing it with a residential scheme; the reported change abandoned the previously approved office-tower proposal, rather than documenting failure of the replacement scheme.
