AI research over published reviews and resident comments. Scores are a model’s reading of opinion, not figures stated on a page, and nothing here feeds any number above it. The links under each block are the pages that research says it used. Based on available resident reviews of covered buildings. The market here is Singapore: every other developer whose head office is in the same country, because the review platforms residents use, and the service norms they judge against, move together within one. It is not a city, a sector or a price band. Read structure and living together. A developer above the market on structure and below it on living builds well and runs buildings badly, which is a fixable problem and a different one from building badly. Higher ratings are better; differences use the displayed scores rounded to one decimal. Rated buildings only, on both sides, and a structure or living score with no stated basis — no review count and no notes or links — is left out of both.

Risks & source coverage

  • ALLEGATION Incident reported by CapitaLand as discovered in 2023; lawsuit and company statement reported 20–21 August 2025; alleged payments dated back to at least 2019. A Singapore civil lawsuit alleged that former CapitaLand employees in India received or solicited corrupt payments from contractor L&W Construction in connection with the International Tech Park Pune, Kharadi project; CapitaLand said the matter concerned former employees, that it investigated and reported it to Indian police, and that the case remained under investigation, while CapitaLand was not a party to the lawsuit and the allegations had not been adjudicated.
  • PROJECT CANCELLED Closure decision/government order: 2019-11-11; Singapore Ministry of Trade and Industry notice: 2019-11-12. The Amaravati Capital City Start-Up Area project in Andhra Pradesh, India was closed and its joint development company was agreed to be wound up by mutual consent between the Andhra Pradesh government and the Singapore consortium comprising Ascendas Singbridge (now part of CapitaLand Group) and Sembcorp Development; the consortium said the project was no longer feasible as originally planned, and the start-up-area land had not been made available for development.
  • RISK Tender non-award reported: 2024-09-13; tender had closed: 2024-03-26. The CapitaLand Development-led consortium’s proposed Jurong Lake District master-developer project in Singapore did not proceed from the 2024 tender because URA rejected its shortlisted bid as too low; the site was returned to the reserve list, so this documents a failed tender/non-award rather than a cancelled construction project or parent-company default.

The market here is Singapore: every other developer whose head office is in the same country, because planning regimes and reporting norms move together within one. It is not a city, a sector or a size band. Read the two delay figures together. A median close to the market with a much better average means no single disaster; the reverse means one project is carrying the record. Time to deliver runs from the earliest start we hold to the completion itself — a construction start where a source gave one, otherwise a sales launch, otherwise the launch year read as its January. A handover the sources place only inside a year is read as that December, so a duration is the widest the record allows rather than the flattering end of it. Only delivered projects dated at both ends count, so it is taken over fewer projects than the delay figures, and a long build is not a fault: a tower is not a villa run. Sourced figures only, both sides, and values taken from documents held on file are excluded here — a developer who shares their records should not score better than one who does not.

Click a row in the chart to open a project, or a table row below to see its sources. The chart runs wider than the page where the record spans many years — scroll it sideways to follow a project to its handover. Every date we have is drawn. A hollow marker is only a launch year, not a date anyone published. No dates published means we looked and found none; dates not yet checked means we have not looked yet. Handing over is not finished — rows say which. A delay is shown when one source gives the promised date and another gives the real one, however rough: "2019" still counts, and the row shows how wide that is. Projects missing one of the two dates, or with sources that disagree, are left out of the figures. 3 turned out to be about something else — a phase, a neighbour, the wider masterplan — and are marked off-subject.

Tripadvisor 4.7/5 · 14 reviews · tripadvisor.com.sg
Tripadvisor publishes 4.7/5 from 14 reviews. Adjusted for where resident ratings usually fall, and weighted toward the 6.5 midpoint (more strongly the fewer the reviews), that gives 7.8.

Tripadvisor 4.8/5, 4.7/5, 5/5, 4.8/5 · 14 reviews · tripadvisor.com.sg
Combined from 4 published figures on 1 platform, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 8.1.

The Google Maps Citadines Connect Rochester Singapore aggregate is the largest applicable review base at 4.4/5 from 187 reviews, setting the converted anchor at 8.3/10. The published physical and living sub-scores are also strong, while the individual complaints were not recurring or severe enough under the stated rules to move the anchor; the structure score is shown only because Tripadvisor published a Rooms sub-score, not because an engineering assessment was available.

+ Clean rooms+ Comfortable room layout+ Power fault fixed in under 30 minutes
− Some rooms feel small− Firm mattress/pillows− Air conditioning described as brutal
+ Friendly, helpful staff+ Convenient MRT access+ Quiet/green setting+ Garden area+ 24-hour gym and outdoor pool
− Late-night noise− Basic service− Every-second-day housekeeping− Checkout queue− No on-site restaurant in one reviewer's experience

Published guest feedback is generally favorable on the physical accommodation: the Tripadvisor aggregate shows Rooms 4.7/5 and Cleanliness 5.0/5, while one guest said rooms were “very clean, well laid out, and comfortable.” The physical caveats reported were a 21-square-metre room concern, a firm bed, “brutal” air conditioning, and one power issue that the reviewer said was fixed in under 30 minutes; no structural failure, leak or plumbing failure was published for Rochester Commons itself.

Guests commonly praised the location, greenery, garden, pool and staff: one called it a “modern, serene escape,” while another said staff were “friendly and helpful” and the location was convenient to the metro. Negative operational feedback was limited but included late-night noise that “made it impossible” to sleep, “very basic” service with cleaning only every second day, and a checkout queue described as “horrible.”

KAYAK 8.7/10 · 1,673 reviews · kayak.com
Combined from 2 published figures on 2 platforms, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 7.4.

KAYAK has the largest published review base and its 8.7/10 guest rating sets a 7.4 converted anchor under the specified guest curve. The Google aggregate is materially more positive, while the published safety incident is severe but single-report evidence; repeated praise for the gardens and views supports a modest counter-adjustment. The structural score remains null because no published structure rating was found.

+ Smooth lift ride reported+ Immaculately kept gardens and terraces
− Fatal fall through false-ceiling panel− Maintenance-level access halted during investigation
+ Panoramic views+ Well-maintained gardens+ Edible urban farm+ Friendly and helpful crew+ Quiet and uncrowded experience
− Advance booking required− Limited visitor slots− Afternoon heat− Glass panels can obstruct views

The published record includes a serious April 8, 2022 maintenance-level failure: a false-ceiling panel gave way and an engineer fell about 30m; Singapore's Ministry of Manpower instructed the site occupier to stop access to that maintenance level while the incident was investigated. Visitor reviews otherwise describe the gardens as “well maintained” and “immaculately kept,” and one review says the lift “quickly ascends” smoothly; these comments are about visitor-facing areas, not a general engineering assessment.

Published visitor feedback is strongly positive about daily experience: the garden is described as “well maintained,” the views as “superb,” and the crew as “very friendly and helpful.” The main operational frictions are that access must be booked in advance and slots are limited; reviewers also mention afternoon heat and some obstruction from tall glass panels.

Trip.com 9/10, 8.9/10, 9.1/10 · 766 reviews · my.trip.com
Combined from 3 published figures on 1 platform, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 7.7.

Trip.com’s 9/10 aggregate from 766 guest reviews is the largest published review base and converts to 8/10 under the specified guest-rating curve. The smaller Google aggregate is materially lower, but the available evidence does not justify moving the anchor further; structure remains unscored because the published material is not a structural rating.

+ Airy, high-ceilinged public areas+ New contemporary facilities+ Pool and fitness facilities+ Central air-conditioning and raised floors
− Reported sewage smell in one bathroom− Reported black residue in drinking-water equipment− Some cleanliness details needing attention
+ Convenient MRT access+ Friendly and responsive staff+ Pool and gym positively mentioned+ Quiet surroundings+ Restaurants and everyday dining nearby
− Some rooms reported as cramped− Housekeeping is three times weekly rather than daily− Limited breakfast mentioned− Nearby construction dust reported

The available physical-condition feedback is limited and comes mainly from serviced-apartment guests. One reviewer reported a “severe sewage smell” in a bathroom and black residue in the hot-water equipment; another said cleanliness needed more attention. Geneo’s published building information describes new Grade-A premises with central air-conditioning, raised floors and contemporary communal areas, but those are specifications rather than independent condition reviews.

Guest reviews generally describe a convenient, comfortable stay: reviewers highlight the short walk to Kent Ridge MRT, friendly staff, quiet setting, pool and fitness area, and nearby dining. The negative feedback is practical rather than systemic—one reviewer found the room cramped and cleanliness details lacking, while another noted a “severe sewage smell” and black residue in the water equipment; the published housekeeping schedule is three times weekly.

PropertyGuru publishes the only building-specific resident aggregate located: 5.0/5 from 3 reviews. Its direct conversion is 10.0, but the fewer-than-10-review rule limits the score to within one point of 6.5; commentary supports the upper end through strong convenience and facilities praise, while noise and fees prevent an unqualified top score. No structural score is assigned because no building-specific structural rating or documented structural failure was located.

+ Integrated mall and MRT convenience+ Wide range of facilities+ Family-friendly amenities+ Landscaping and greenery
− Noise from mall and roads− Crowds and traffic− Higher fees− Two-lift journey from first level

Published reviews describe the lifestyle advantage as “everything under one roof,” with a mall, MRT station, bus interchange, hawker centre and extensive recreation facilities. The main trade-off is noise: one review cites “the hustle and bustle of the mall below,” while another calls the noise level “above-average”; fees and the lack of a direct first-level residential lift are additional inconveniences.

PropertyGuru 4.3/5 · 15 reviews · propertyguru.com.sg
PropertyGuru publishes 4.3/5 from 15 reviews. Adjusted for where resident ratings usually fall, and weighted toward the 6.5 midpoint (more strongly the fewer the reviews), that gives 7.3.

Google Reviews/Maps’ 4.2/5 from 80 reviews is the largest published review base and converts to 7.6/10. The score is reduced for security and construction/leak complaints, then partly restored for repeated praise of views, MRT access and facilities; structure is lower because physical-condition reports are mixed.

+ Modern fittings+ Modern facilities+ Well-maintained facilities
− Leaking carparks− Rainwater ponding beside lift lobbies− Rusty railings− Balcony leaks− Patchy paintwork
+ Panoramic views+ Convenient three-line MRT access+ Modern gym and pool+ Sky garden amenities
− Security follow-up complaint− Temporary sky-garden access restriction− Street noise− Narrow echoing corridors− Weekend crowding

PropertyGuru reports “leaking carparks, ponding of rainwater beside lift lobbies, rusty railings” and balconies leaking underneath. Other reviewers describe the facilities as modern and well-maintained, so the published physical-condition evidence is mixed rather than an engineering finding.

Reviews strongly praise the location, views and amenities, including “super friendly and helpful management and security.” Countervailing evidence includes a resident’s complaint that management did not follow up after theft and the 2026 sky-garden dispute, where a resident said, “I was rejected from my own home”; management cited safety and crowd control.

Only buildings that have reached handover are rated. 4 of 10 projects carry no rating: a building still under construction is never asked about, one that has just been handed over may not have been reached yet, and the rest were asked about and no published resident commentary was found. Structure is fixed at handover and stays the developer's; management and living belongs to whoever runs the building now. The overall verdict weights both rather than averaging them. None of this is checked: a rating is what people published about a building, aggregated — it is not evidence, it cannot move a delay figure, and it is not part of the delivery record above.

Projects

Assessment coverage

Completed projects: 2016-10-15 through 2026-10-15. Initial research is capped at 10 completed projects and a separate delivery-risk search capped at 7 findings. Risk findings are not project assessment counts. Absence is not proof of a complete portfolio or no failures. Month-level dates overlapping a boundary are excluded from figures.

0 undated completions and 0 boundary-uncertain completions are retained but excluded from figures.

Stalled, cancelled & overdue projects

0 evidenced cases
The capped delivery-risk search ran; no project-level exception cases are recorded here. Risk findings are listed under Risks and are separate from assessed projects. This does not establish that the developer has no delivery failures.

ALLEGATION Incident reported by CapitaLand as discovered in 2023; lawsuit and company statement reported 20–21 August 2025; alleged payments dated back to at least 2019.
PROJECT CANCELLED Closure decision/government order: 2019-11-11; Singapore Ministry of Trade and Industry notice: 2019-11-12.
RISK Tender non-award reported: 2024-09-13; tender had closed: 2024-03-26.
