Upkeep and response — belongs to whoever runs the building now. From 8 of 9 rated buildings here and 222 in the market.
The market here is Canada: every other developer whose head office is in the same country, because the review platforms residents use, and the service norms they judge against, move together within one. It is not a city, a sector or a price band. Read structure and living together. A developer above the market on structure and below it on living builds well and runs buildings badly, which is a fixable problem and a different one from building badly. Higher ratings are better; differences use the displayed scores rounded to one decimal. Rated buildings only, on both sides, and a structure or living score with no stated basis — no review count and no notes or links — is left out of both.

Risks & source coverage

  • SAFETY / LABOUR July 8, 2021 (CNESST report dated January 26, 2022) On July 8, 2021, a worker was killed at Devimco’s Solar Uniquartier RL3 construction project in Brossard when a load of formwork panels fell; the CNESST investigation attributed the death to the load’s rotation, an inappropriate sling method, and deficient management of stacked-panel handling, and it issued lifting prohibitions and corrective requirements. Devimco was the project promoter, while Édyfic was identified as the construction manager and the deceased worker’s employer was a subcontractor.
  • REGULATORY September 4, 2026 (reporting date; incidents since 2024) In a September 4, 2026 report, La Presse said 18 Maestria windows had broken inexplicably since 2024 and that the Régie du bâtiment du Québec had intervened after a glass fall, identifying similar non-conformities in the other tower and additional building, plumbing, elevator/lifting, gas and electrical non-conformities; the Régie said all identified non-conformities had been corrected by the report date, and Devimco said it was investigating and responding to incidents.
  • LEGAL September 4, 2026 (reporting date; one MaryRobert suit filed in early 2025) A September 4, 2026 La Presse report said condominium syndicates from five recent Devimco developments had launched lawsuits alleging significant construction problems, including a $6.6 million claim concerning plumbing and façade issues at Square Children’s, a $750,000 water-infiltration claim at 1800 René-Lévesque, and alleged construction or design defects at Nobel and Oria; Devimco said it was working with administrators to correct identified problems, and said a MaryRobert lawsuit had been suspended while solutions were sought.

The market here is Canada: every other developer whose head office is in the same country, because planning regimes and reporting norms move together within one. It is not a city, a sector or a size band. Read the two delay figures together. A median close to the market with a much better average means no single disaster; the reverse means one project is carrying the record. Time to deliver runs from the earliest start we hold to the completion itself — a construction start where a source gave one, otherwise a sales launch, otherwise the launch year read as its January. A handover the sources place only inside a year is read as that December, so a duration is the widest the record allows rather than the flattering end of it. Only delivered projects dated at both ends count, so it is taken over fewer projects than the delay figures, and a long build is not a fault: a tower is not a villa run. Sourced figures only, both sides, and values taken from documents held on file are excluded here — a developer who shares their records should not score better than one who does not.

Click a row in the chart to open a project, or a table row below to see its sources. The chart runs wider than the page where the record spans many years — scroll it sideways to follow a project to its handover. Every date we have is drawn. A hollow marker is only a launch year, not a date anyone published. No dates published means we looked and found none; dates not yet checked means we have not looked yet. Handing over is not finished — rows say which. A delay is shown when one source gives the promised date and another gives the real one, however rough: "2019" still counts, and the row shows how wide that is. Projects missing one of the two dates, or with sources that disagree, are left out of the figures. 1 dated statement is held back: a broker listing with no date on it, or a page with no year, cannot fix a date. 1 turned out to be about something else — a phase, a neighbour, the wider masterplan — and is marked off-subject.

Google Reviews/Maps publishes 4/5 from 122 reviews. Adjusted for where resident ratings usually fall, and weighted toward the 6.5 midpoint (more strongly the fewer the reviews), that gives 6.9.

The largest published review base is the complex Google listing at 3.0/5 from 233 reviews, which converts to 7.0 under the requested curve. The score is reduced for serious reported water/glass incidents and recurring operational complaints, with a small offset for repeated praise of the amenities, architecture and professional team; structure is scored lower because the published evidence is dominated by physical failures and regulator findings.

+ Reported rapid interventions after incidents+ Reported non-conformities corrected as of September 2026
− Recurring water damage− Plumbing failures− Glass breakage− Elevator-related issues− Electrical and building-code non-conformities reported historically
+ Extensive pool and spa amenities+ Skybridge and distinctive architecture+ Reported professional team+ Central Place-des-Arts location
− Elevator waits− False fire alarms− Delayed management responses− Crowded amenities and outside guests− Construction noise

Published reporting describes a major Tour A water incident in which a corridor became “un petit lac” and “il a fallu qu’ils arrachent tous les murs.” La Presse also reported 18 unexplained glass breakages across the complex since 2024 and said the building regulator had identified non-conformities involving the building, plumbing, elevators, gas and electricity; the regulator said those non-conformities had been corrected by the publication date.

The published Google review summary reports a 3.0/5 result from 233 reviews, with elevators, fire alarms, maintenance and construction noise among the most-mentioned topics; the same material says residents praise the spa, pool, architecture and location. A July 2026 co-owner petition alleges “poor communication, delayed responses, inadequate follow-up” and ongoing maintenance shortcomings, while a resident described the amenities as “honestly great,” showing a materially divided daily-living picture.

5.0/ 10
5.5/ 10

Google Reviews/Maps supplies the only building-level aggregate located: 3.6/5 from 16 resident reviews, converted to approximately 5.9/10 before commentary. Repeated complaints about management, amenity availability and system reliability outweigh repeated praise, producing 5.5/10 overall; structure is held at 5.0/10 because written evidence includes heating and elevator reliability complaints but no structural aggregate.

+ Good construction+ Attention to finishes
− Heating reported often broken− Elevators frequently out of service
+ Friendly concierges and doormen+ Helpful custodians+ Professional sales service+ Responsive sales follow-up+ Transit-oriented location
− Problematic management− Spa closures− Dirty or poorly maintained pool− Partly unusable gym− Visitor-parking frustration

Published resident feedback includes “the heating is often broken” and says “the elevators are frequently out of service.” Other reviews describe the building as “bien construit” and praise its details and finishes, but no independent engineering rating was published.

Resident reviews praise staff as “very nice and always willing to go out of their way to help,” while another says management is “very problematic” and facilities are often unusable. A January 2026 local report says visitor-parking frustration is “généralisée” among residents, with no dedicated visitor spaces and a $15 daily P2 option.

5.5/ 10

Google Reviews/Maps provides the only published building-specific aggregate located: 3.3/5 from six reviews. Because the review base is below ten, the score is kept within one point of 6.5 as required; no recurring complaint adjustment is applied because only one written complaint was available and no structural evidence was published.

− waste-collection complaint

no notes returned

no links returned

The available review evidence is limited: the listing reports an overall 3.3/5 from six reviews, and the one review text visible alleges that garbage was not collected and that rats were coming from containers on Murray Street. This is an operational complaint, not evidence of a structural or building-systems defect; the page does not provide enough resident feedback to establish a recurring theme.

Oria Condominiums – Phase 1Solar Uniquartier, Brossard158 units
5.4/ 10
—/ 10
4.4/ 10

The building-specific aggregate is 3.2/5 from 21 reviews, which sets the anchor at 4.6/10 under the supplied conversion curve. The reported recurring complaints outweigh the recurring praise modestly, producing a 4.4/10 resident-experience score; no separate published structure rating was found, so structure remains unevidenced as a scored subdimension.

+ Well-built units reported+ Inspection findings taken seriously+ Attractive layouts and materials praised
− Cheap finishes reported− Noise transmission reported− Elevator quality/quantity criticized
+ Friendly front-desk/customer-service staff+ Amenities praised by some reviewers+ Attractive neighborhood and restaurants+ Well-designed layouts+ Bilingual team praised
− Small units and amenities criticized− Sales follow-up criticized− Noise affects daily life− Pool described as very small− Luxury positioning disputed

Structural comments were mixed. One reviewer said the unit was “well built” and that inspection findings were taken seriously, while another reported “poor finishing” and hearing neighbors and children throughout the building; a further review called for “1 more elevator” and a higher-quality elevator.

Daily-life feedback is polarized. Positive reviews describe “beautiful designs,” a “fully bilingual friendly” team and a luxurious area with restaurants, while negative reviews describe very small units and amenities, persistent noise, and sales staff who “barely answer your calls.”

+ Distinctive façade+ Visual artwork integrated into the towers+ Non-rectangular form
− Balcony artwork criticized as cheap-looking− Façade criticized as lacking charm− Basilaire criticized as flat and box-like
+ Convivial commercial activity nearby+ Central Griffintown location+ Good active-transport access
− Neighbourhood described as uneven− Some disappointment with Devimco-developed area

4.9/ 10
3.0/ 10
4.0/ 10

The largest published review base was the Maestria Google cluster listing at 3.0/5 from 233 reviews, which converts to 4.0 under the specified curve. The score was reduced because the report contains a serious Tour B plumbing/water-damage record and repeated building-operation complaints, with a small offset for recurring amenity and design praise. The evidence is cluster-level for the Google ratings, while the most serious physical-condition reporting specifically identifies Tour B.

+ Rapid interventions reported by Devimco+ Non-conformities reported as corrected
− Multiple Tour B water incidents− Major plumbing-related flood− Repeated window breakage− Elevator issues− Electrical and building non-conformities
+ Spa+ Pool+ Architecture+ Skybridge+ Professional team
− Elevator complaints− Fire-alarm complaints− Construction noise− Crowded amenities− Outside guests using gym and spa

La Presse reported 15 water-damage incidents in Tour B during 2026; one toilet-related plumbing failure on August 6 affected roughly 40 units from the 44th floor to the ground floor. The same report said similar window-related non-conformities were detected in Tour B, along with issues involving plumbing, elevators, gas and electricity, while the Régie du bâtiment said those identified non-conformities had been corrected by publication. These are event and publication-date findings, not evidence that every issue remained unresolved on October 12, 2026.

The published Google snapshot was sharply split: 103 five-star and 103 one-star reviews, with elevators and fire alarms the most-mentioned topics. Forum material includes a resident’s report of “constant loud construction noises” and complaints about crowded gym/spa facilities, but another resident said the amenities were “honestly great,” particularly the indoor spa; the available evidence therefore supports a mixed day-to-day experience.

Nobel au Solar UniquartierSolar Uniquartier, Brossard
4.8/ 10
4.0/ 10
3.5/ 10

The largest published review base is the 3.2/5 rating from 97 reviews, which sets a 4.0/10 anchor under the requested conversion curve. The second aggregate is close, so it does not create a material dissent. The score is reduced for the documented service and systems complaints but partly supported by repeated praise for REM access, amenities, staff and location; structure is scored separately because the report contains specific HVAC, ceiling and infiltration evidence.

− Heating and air-conditioning failures− Ceiling hole left for five months− Reported infiltrations− Construction and design defect litigation reported
+ Direct REM access+ Strong location near DIX30+ Pool, spa, gym and shared spaces+ Helpful administration reported+ On-site security reported
− Parking shortages and allocation complaints− Delayed management responses− Dirty recycling room− Crowding during summer− Security-guard/package dispute

Published resident feedback includes “NO AC for weeks” and “heater down in the winter,” while another review reports a ceiling hole that remained for five months. A September 2026 independent property guide also reports 2024 tenant complaints concerning air conditioning and infiltrations and says the condominium syndicate was among Devimco projects involved in litigation over alleged “vices de construction et de conception”; these are reported claims, not a determination that defects exist.

Residents consistently praise the location and direct REM connection: one called it “Great location, easy access to the Dix30 and R.E.M.,” and another said the building was safe with helpful staff and rapidly scheduled maintenance. The negative reviews describe parking shortages, a dirty recycling room and delayed responses; one resident also reported a dispute in which a guard allegedly sought a $200 package fine, while another said the building was “too crowded, specially during the summer.”

Auguste Condominiums – Phase 1Quartier des lumières, Montreal265 units
4.2/ 10
2.0/ 10
1.9/ 10

The largest published review set is the Google aggregate shown by Birdeye: 2.2/5 from 46 reviews, converted to a 2.4/10 anchor. The reported hot-water failure, ventilation issue, soundproofing complaint and repeated management-response complaints pull the resident-experience result down to 1.9 overall; the evidence is cluster-level and should not be treated as a clean Phase-1-only rating.

− Hot-water outage reported− Ventilation-control panel failure reported− Poor soundproofing reported
− Unresponsive management− Ignored emails and phone calls− Move-in communication complaint

The published resident feedback contains no positive engineering evidence. One reviewer reported, “We have not had hot water for a week now,” and also said the ventilation-control panel had been dead for a month; another wrote, “Soundproof? Not even close,” describing noise from the upstairs neighbour.

Operational feedback is sharply negative: one resident called Gestion Provision “The worst management company” and said staff “never answer phone calls” and “ignore emails constantly.” Another reviewer said they had already paid for the month but had not received a response about when they would get the keys.

Only buildings that have reached handover are rated. 0 of 9 projects carry no rating: a building still under construction is never asked about, one that has just been handed over may not have been reached yet, and the rest were asked about and no published resident commentary was found. Structure is fixed at handover and stays the developer's; management and living belongs to whoever runs the building now. The overall verdict weights both rather than averaging them. None of this is checked: a rating is what people published about a building, aggregated — it is not evidence, it cannot move a delay figure, and it is not part of the delivery record above.

Projects

Assessment coverage

Completed projects: 2016-10-15 through 2026-10-15. Initial research is capped at 10 completed projects and a separate delivery-risk search capped at 7 findings. Risk findings are not project assessment counts. Absence is not proof of a complete portfolio or no failures. Month-level dates overlapping a boundary are excluded from figures.

0 undated completions and 1 boundary-uncertain completions are retained but excluded from figures.

Stalled, cancelled & overdue projects

0 evidenced cases
The capped delivery-risk search ran; no project-level exception cases are recorded here. Risk findings are listed under Risks and are separate from assessed projects. This does not establish that the developer has no delivery failures.

SAFETY / LABOUR July 8, 2021 (CNESST report dated January 26, 2022)
On July 8, 2021, a worker was killed at Devimco’s Solar Uniquartier RL3 construction project in Brossard when a load of formwork panels fell; the CNESST investigation attributed the death to the load’s rotation, an inappropriate sling method, and deficient management of stacked-panel handling, and it issued lifting prohibitions and corrective requirements. Devimco was the project promoter, while Édyfic was identified as the construction manager and the deceased worker’s employer was a subcontractor.
REGULATORY September 4, 2026 (reporting date; incidents since 2024)
In a September 4, 2026 report, La Presse said 18 Maestria windows had broken inexplicably since 2024 and that the Régie du bâtiment du Québec had intervened after a glass fall, identifying similar non-conformities in the other tower and additional building, plumbing, elevator/lifting, gas and electrical non-conformities; the Régie said all identified non-conformities had been corrected by the report date, and Devimco said it was investigating and responding to incidents.
LEGAL September 4, 2026 (reporting date; one MaryRobert suit filed in early 2025)
A September 4, 2026 La Presse report said condominium syndicates from five recent Devimco developments had launched lawsuits alleging significant construction problems, including a $6.6 million claim concerning plumbing and façade issues at Square Children’s, a $750,000 water-infiltration claim at 1800 René-Lévesque, and alleged construction or design defects at Nobel and Oria; Devimco said it was working with administrators to correct identified problems, and said a MaryRobert lawsuit had been suspended while solutions were sought.
DELIVERY DELAY October 2023 bankruptcy; reported April 22, 2024
The October 2023 bankruptcy of façade supplier Beaulieu Revêtement caused delays to Devimco’s Maestria, MAA Condominiums and Auguste et Louis projects; Devimco confirmed the delays and said it had identified replacement suppliers to minimize delivery impacts, while the report stated the supply issue was being addressed rather than establishing project abandonment.
DELIVERY DELAY February 19, 2020
Devimco could not deliver Montreal’s Peter-McGill community centre by the contractual February 2020 deadline; the city considered an arrangement instead of imposing the stated $1,000-per-day delay penalty, and Devimco attributed the delay to access problems caused by an adjacent excavation and unresolved issues involving the planned social-housing tower.
DELIVERY DELAY 19 February 2020 (missed contractual deadline); 3 September 2022 (continued non-delivery); May 2025 (subsequent opening)
Centre communautaire Peter-McGill/Sanaaq (Square Children’s) — Devimco Immobilier missed the contractual delivery date in February 2020; in September 2022 the delivered space was still an unoccupied shell, the City’s fit-out tender had been cancelled, and no opening date was known, although the centre was subsequently inaugurated in May 2025.
DELIVERY DELAY 3 May 2024 (reported delay and Devimco’s mitigation statement)
Maestria and MAA — Devimco Immobilier’s two downtown Montréal projects experienced construction delays after a critical façade supplier failed in late 2023; Devimco said in May 2024 that replacement suppliers had been found and the issue would not prevent completion, so this is documented resolved delay rather than an active failure finding.
DELIVERY DELAY 4 November 2022; 17 February 2025
Silo No. 5/Pointe-du-Moulin — Devimco’s redevelopment remained stalled in the approvals and negotiation phase: a 2022 report said acquisition negotiations were still continuing after years of work, and a February 2025 report said that since the June 2022 announcement there had been no public progress and that difficult negotiations over density and building heights continued; the project was expressly described as not dead, not cancelled.
PROJECT CANCELLED 17–18 February 2009 (original scheme reported as ended/revised); 16 April 2010 (scaled-back replacement approved)
Original $1.3-billion Griffintown redevelopment — Devimco’s original single-phase scheme was effectively ended/rejected during the 2009 financial crisis and replaced with a substantially smaller, staged plan covering about 30% of the original area; this is older unresolved material failure history, not evidence that the later Griffintown developments were cancelled.
