Upkeep and response — belongs to whoever runs the building now. From 10 of 10 rated buildings here and 480 in the market.
The market here is United Arab Emirates: every other developer whose head office is in the same country, because the review platforms residents use, and the service norms they judge against, move together within one. It is not a city, a sector or a price band. Read structure and living together. A developer above the market on structure and below it on living builds well and runs buildings badly, which is a fixable problem and a different one from building badly. Higher ratings are better; differences use the displayed scores rounded to one decimal. Rated buildings only, on both sides, and a structure or living score with no stated basis — no review count and no notes or links — is left out of both.

Risks & source coverage

  • ALLEGATION Reported January 25, 2025; the investigation reportedly began in May 2024. Dubai Public Prosecution reportedly referred former Deyaar chairman, former CEO and other defendants to criminal and misdemeanor courts after an investigation into alleged embezzlement, bribery, breach of trust, fraud and forgery involving Deyaar; the report states that defendants were afforded their legal defenses and does not establish convictions.
  • LEGAL Judgment issued August 18, 2016; underlying first-instance quantum judgment dated March 23, 2015. In the Sky Gardens dispute, the DIFC Court of Appeal dismissed Deyaar’s appeal and upheld that Deyaar was liable to National Bonds Corporation for AED 227,379,430.68, including AED 50,926,992.43 in recurring Murabaha profit charges, AED 2,736,475 in late-payment charges and interest; this was a final appellate judgment, not an allegation, although the underlying transaction dates to 2008–2009.
  • PROJECT CANCELLED DLD register status and inspection reported on a page retrieved 2026-10-07; planned completion 2012-12-31; latest inspection 2014-04-16 Deyaar Park (Jabal Ali Industrial Third, Dubai), registered to Deyaar Development PJSC, is listed as cancelled in the DLD project register; the available record shows a planned completion of 31 December 2012, 0% completion at the 16 April 2014 inspection, and no published cancellation-decision date.

The market here is United Arab Emirates: every other developer whose head office is in the same country, because planning regimes and reporting norms move together within one. It is not a city, a sector or a size band. Read the two delay figures together. A median close to the market with a much better average means no single disaster; the reverse means one project is carrying the record. Time to deliver runs from the earliest start we hold to the completion itself — a construction start where a source gave one, otherwise a sales launch, otherwise the launch year read as its January. A handover the sources place only inside a year is read as that December, so a duration is the widest the record allows rather than the flattering end of it. Only delivered projects dated at both ends count, so it is taken over fewer projects than the delay figures, and a long build is not a fault: a tower is not a villa run. Sourced figures only, both sides, and values taken from documents held on file are excluded here — a developer who shares their records should not score better than one who does not.

Click a row in the chart to open a project, or a table row below to see its sources. The chart runs wider than the page where the record spans many years — scroll it sideways to follow a project to its handover. Every date we have is drawn. A hollow marker is only a launch year, not a date anyone published. No dates published means we looked and found none; dates not yet checked means we have not looked yet. Handing over is not finished — rows say which. A delay is shown when one source gives the promised date and another gives the real one, however rough: "2019" still counts, and the row shows how wide that is. Projects missing one of the two dates, or with sources that disagree, are left out of the figures. 1 dated statement is held back: a broker listing with no date on it, or a page with no year, cannot fix a date. 3 turned out to be about something else — a phase, a neighbour, the wider masterplan — and are marked off-subject.

9.7/ 10

The largest clearly enumerated building-specific review base located was the 4.9/5 Google aggregate reproduced by HomeTruths, based on 13 ratings; applying the stated conversion curve gives 9.7/10. The accessible written excerpts were positive, but no recurring complaint or repeated praise theme met the reporting threshold, and no physical-condition evidence was published, so neither structure nor an additional commentary adjustment is supported.

+ Helpful staff+ Hotel-apartment services+ Swimming pool+ Gym+ Concierge and housekeeping

no notes returned

no links returned

The accessible operational feedback is positive but very limited: one Google excerpt says, “Good experience the stuff was so kind,” while another says “Very nice.” The developer describes concierge, housekeeping, food-and-beverage service, a swimming pool and gym, but those are published service or amenity descriptions rather than resident-condition reviews.

9.3/ 10
9.6/ 10

The largest qualifying review base is Google Reviews/Maps at 4.7/5 from 10 reviews, converted to 9.3/10 and used as the anchor. The written comments are positive on construction quality, luxury and community amenities, supporting a modest upward adjustment, but the evidence is sparse and includes early-stage commentary rather than a mature resident-year record.

+ Quality construction+ High-quality works+ New project+ Modern finishes+ Completed / handed over in 2026
Not found in sources: No recurring structural complaint published · No leak report published · No HVAC complaint published · No plumbing complaint published · No lift or electrical complaint published
+ Family community+ Amenities+ Calm setting+ Luxury apartments+ New pool / facilities
Not found in sources: Limited long-term resident evidence · Sparse review base · No management-speed evidence · No security complaint evidence · No common-area upkeep evidence

The available building-specific Google material is strongly positive but thin: one reviewer wrote “Fantastic new project by Deyaar. Quality construction,” and another described “High quality works by Deyaar.” Property Finder separately publishes a 3.5/5 maintenance sub-score for the wider community, but this is a two-review community measure rather than a building-specific engineering assessment; no published reviews located reported leaks, plumbing, HVAC, electrical or lift failures.

The lifestyle feedback is positive but mostly pre- or near-handover commentary: reviewers called it “Almost ready… Very luxurious Apartments” and “Amazing family community to live in.” Property Finder’s two-review community page records 3.6/5 overall, with 4.0/5 for parks nearby and 3.6/5 for amenities; one reviewer also said the area “could use a bit more greenery.”

Amalia ResidencesAl Furjan, Dubai
8.7/ 10
—/ 10
7.8/ 10

Google’s building-specific aggregate is 4.9/5 from only eight reviews, so the prescribed small-sample guardrail limits the converted anchor to the 6.5 vicinity rather than treating 4.9/5 as a fully reliable 9.7/10. The available written comments are mostly positive about amenities, staff/security and apparent quality, producing a modest upward commentary adjustment; structure is left unscored because no building-specific engineering or defect rating was published.

+ New building+ Perceived construction quality+ Modern finishes+ Gym and pool facilities
Not found in sources: No structural failure reported · No recurring defect theme published · No flooding report found · No lift-failure report found · No plumbing complaint found · No HVAC complaint found
+ Helpful security+ Positive staff comments+ Pool+ Children’s play area+ Gym
− Small review base− Limited leisure options nearby− Inner-area transit limitations
Not found in sources: No recurring management-delay theme published · No recurring security-failure theme published

The building-specific material is thin but positive: one reviewer wrote “superb quality,” while another said it “looks nice.” No building-specific review read for this report published a defect involving structure, leaks, plumbing, HVAC or lifts; the Property Finder maintenance score of 4.1/5 is for the wider Al Furjan community, not Amalia Residences alone.

The small building-specific review set describes a positive day-to-day experience: one reviewer called the security guard helpful and said the “Pool area amazing kids play area ND gym all very good,” while another praised the “great staff” and amenities. The wider-community Property Finder reviews likewise describe Al Furjan as quiet and well-planned, but note that inner-area public transport can be problematic and that more leisure options would be welcome.

8.6/ 10

Google Reviews/Maps supplies the largest building-specific published review base found: 4.6/5 from 19 reviews, converted to 8.8/10. The score is held slightly below that anchor because two building-specific reviews raise handover/completion uncertainty; no physical-condition evidence supports a structure score.

+ central location+ canal and skyline views+ world-class amenities+ regular construction updates+ premium lifestyle positioning

Reviews praise Regalia’s location and amenities: one calls it “a wonderfull place to live in” with “world class amenities,” while another says the site is in “one of the best location[s].” The operational picture is not fully settled because the building-specific review set includes repeated delivery uncertainty, including “handover by one and a half years” delayed and a separate reviewer’s expectation of May–June 2025 handover; the Property Finder material also describes Business Bay traffic as challenging and the area as lacking a strong community feel.

8.2/ 10

The building-specific Google Reviews/Maps listing publishes 4.5/5 from 33 reviews, which sets the anchor at 8.5/10 under the specified conversion curve. The written comments are mainly positive about the concept, amenities and location, but repeated pre-handover complaints about delays and weak updates reduce the result modestly; as of 2026-10-07, independent project-status pages still describe inconsistent status evidence, including 94% completion and an active project, so future or promised completion is not treated as actual completed resident experience.

+ Promising amenities+ Premium building concept+ Good location+ Established community+ Generally optimistic sentiment
− Handover delays− Unclear completion timing− Limited developer updates− Money tied up during delay− Pre-handover uncertainty

no notes returned

The published reviews describe a still-under-construction project with anticipated “top amneties,” a good location and Dubai Silicon Oasis as an established community. Operationally, the main concern is delivery and communication: reviewers mention “Almost 1 year delay,” “Every time new completion date,” and “No proper answer from deyaar”; these are pre-handover comments rather than evidence about completed day-to-day resident management.

7.0/ 10

The largest applicable review base is Google Reviews/Maps for Dania 2 at 4.2/5 from 255 reviews, converted to 7.6/10 using the requested market curve. The reported review text adds recurring moderate operational and physical-condition complaints, plus a serious security/access concern, partly offset by repeated praise for amenities and the family-oriented landscaped setting; the resulting resident-experience score is 7.0/10. Structure is scored separately at 6.8/10 from the reported leaks, AC, finishing and odour complaints balanced against positive facility and elevator observations; living is 7.0/10.

+ Fast elevators+ Landscaped common areas+ Pools and sports infrastructure+ Central air-conditioning provision+ Fire detection equipment
− Sewage odour− AC faults− Water leaks− Poor finishing− Unclear or high chiller charges
+ Extensive sports amenities+ Pools and jogging track+ Family-friendly community+ Green landscaped piazza+ Retail and daily-needs access
− Slow maintenance response− Weak management follow-up− Parking enforcement issues− Security/access concerns− Limited metro and leisure access

Published resident feedback includes infrastructure complaints such as “water leaks from flushers,” AC faults and persistent sewage odour, while another review says the “quality of apartments are poor.” Positive material describes fast elevators, attractive engineered gardens and extensive pool and sports facilities; Bayut separately lists CCTV, central air-conditioning, fire detectors and extinguishers as installed features. These are observations and review statements, not an independent engineering inspection.

Residents repeatedly praise the amenities and family setting: one review lists pools, tennis, basketball, an outdoor gym, children’s play area and jogging track, while another calls it “a peaceful” place with “all the best amenities.” The operational experience is uneven: reviewers report that maintenance can take months, security may require repeated calls, and parking enforcement is a “NIGHTMARE”; Bayut notes the area’s limited leisure options and distance from metro stations.

Midtown – Mesk DistrictDubai Production City, Dubai
7.0/ 10
6.8/ 10
7.0/ 10

The 4.0/5 Google building rating based on 57 reviews sets the level and converts to 7.0/10. The six positive, three negative and one mixed written reviews read support a generally good but operationally uneven resident experience; repeated management, maintenance and odour complaints pull the result down, while amenities, cleanliness and newer-building quality provide a limited offset.

+ Good material quality+ Attractive newer buildings+ Clean common areas+ Well-maintained landscaping and facilities+ Pools and recreational infrastructure
− Bad smell near treatment facilities− Poor AC performance− Recurring fire alarms− Noise insulation concerns− Unresolved maintenance defects
+ Multiple pools+ Tennis, basketball and padel facilities+ Children’s play areas+ Friendly staff reported by some residents+ 24-hour security reported
− Slow maintenance response− Unresponsive management− Parking enforcement problems− Party-room booking failures− Pool equipment/service complaints

Published resident feedback is positive about the newer Mesk buildings’ “material quality and esthetics,” but also reports “bad smell” and “poor AC performance.” A separate review says the nearby treatment facilities can produce highly concentrated odours and that the fire alarm activates frequently; these are reported observations, not an engineering inspection or proof of a current defect as of October 7, 2026.

Day-to-day feedback is mixed. Residents praise a “very clean” family-friendly community with pools, courts, parks and helpful staff, but other reviews describe “the worst management ever,” unanswered requests and maintenance delays; one resident said a noise complaint remained unresolved for over a week. The evidence includes reviews dated 2023–2026, so older praise and complaints should not be treated as proof that conditions are unchanged on October 7, 2026.

Bella RoseDubai Science Park, Dubai
6.5/ 10
6.0/ 10
6.5/ 10

Google Reviews/Maps supplies the largest building-specific review base, 80 reviews at 3.9/5, which converts to approximately 6.7/10 before commentary. The written feedback is mixed: cleanliness, amenities, location and some staff praise are counterbalanced by recurring noise, maintenance, management and alarm complaints, producing a modest downward adjustment to 6.5; the structure score is lower because the reported sound-insulation and systems issues are uneven but material.

+ Generally clean building+ Modern finishes+ Central air-conditioning+ High-speed elevators+ Covered parking
− Weak sound insulation− Construction noise− Reported AC thermostat faults− Reported drain-pipe leakage− Recurring fire alarms
+ Clean common areas+ On-site retail and services+ Pool and gym+ Nearby park and playground+ Good road access
− Unresponsive management− Rude security complaint− Broken gym/facilities report− Construction disruption− Recurring fire alarms

Published resident feedback is positive about general cleanliness and maintenance in some reviews, including “Building maintenance is nice & clean,” but another resident reports that window sound insulation is poor enough to cause insomnia. Additional resident material reports AC thermostat problems and drain-pipe leakage, while repeated fire alarms are also mentioned; these are reported experiences, not an engineering inspection, and the available evidence is mixed.

Day-to-day reports describe useful on-site services, a pet-friendly setting and generally clean common areas; one tenant says cleaning staff “do a good job keeping residential floors clean,” while another calls staff welcoming and attentive. The negative accounts describe “no manager on site,” rude security, construction noise, broken facilities and repeated alarms, so the current resident experience appears uneven rather than uniformly poor or good.

Combined from 6 published figures on 1 platform, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 6.3.

The largest published resident review set is FlatReviews’ 2/5 from seven reviews, but it does not meet the ten-review anchor threshold, so the score is constrained to the prescribed one-point band around 6.5 rather than using the raw conversion alone. Repeated reports of leaks, weak sound insulation, slow management and expensive chiller charges lower the result, while repeated praise for amenities, greenery and security prevents a lower score; the older review dates mean present-day performance cannot be confirmed.

+ Landscaped common areas+ Recreational facilities+ Security presence+ Some residents report quiet surroundings+ Reportedly clean pool/common areas
− Water leakage− Humidity and dampness− Poor sound insulation− Window and balcony-door defects− Poorly maintained AC/odour ingress
+ Strong amenity offering+ Parks and greenery+ Professional security staff+ Quiet community reported by some residents+ Access to shops and transport routes
− Unresponsive management− Delayed maintenance− High chiller charges− Traffic at peak hours− Average gym and pool facilities

Structural feedback is materially negative but comes from resident commentary rather than an engineering inspection. Residents report that the building is “poorly constructed,” with “water leakage in the living area, bedroom, bathroom and even corridor,” thin walls, humidity, defective windows and poor sound isolation; Property Finder separately publishes a 3.5/5 maintenance score for the cluster. Positive physical-environment comments mention landscaped areas, greenery and recreational facilities, but the evidence is old or limited and does not establish that reported defects were remedied by October 7, 2026.

Day-to-day experience is polarized. Positive reviews call it a “great ... community,” highlight the jogging track, pools, gyms, sports courts and children’s areas, and describe security staff as “incredibly professional”; negative reviews say management “never answers,” maintenance requests remained unresolved for more than six days, and chiller billing was “extremely high.” Property Finder’s current-looking project page records 3.6/5 from two community reviews, but the larger resident review set is older, so current conditions remain uncertain.

Midtown – Afnan DistrictDubai Production City, Dubai659 units
5.6/ 10
4.6/ 10
5.7/ 10

Google Reviews/Maps provides the largest reported review base at 3.7/5, converted to 6.1/10 under the supplied curve. Recurring leakage, construction-quality, maintenance-response and chiller-cost complaints pull the resident score down, while strong amenity, setting and security praise provides a limited offset. Structure is scored lower because the written structural evidence is more consistently negative; living is also reduced for management and service complaints.

+ Landscaped podium+ Modern-looking interiors+ Multiple pools+ Accessible parking+ Security/CCTV provision
− Reported water leakage− Humidity and dampness− Poor sound insulation− Low-quality fittings− Window and balcony-door defects
+ Extensive resident amenities+ Landscaped community+ Quiet atmosphere+ Professional security staff+ Good road access
− Unresponsive management− Delayed repairs− High chiller charges− Move-in portal friction− Reported vandalism/safety concerns

Structural commentary is mixed but includes repeated serious complaints. Residents reported “water leakage in the living area, bedroom, bathroom and even corridor,” “humidity” and defects in windows and balcony doors; another said the sound isolation was “ZERO.” A single older third-party review rated maintenance, staff/security, facilities, finishing and location 4.7/5, but the larger resident evidence is materially less positive.

Daily life is attractive when the amenities work: residents describe “a serene atmosphere” with pool, tennis, basketball courts and a gym, and another calls the community “quiet and nice.” Operations are a major counterweight: reviews say management did not resolve an AC/smoking issue “for few months,” maintenance repeatedly answered “tomorrow,” and one recent reviewer called the move-in portal “a joke.”

Only buildings that have reached handover are rated. 0 of 10 projects carry no rating: a building still under construction is never asked about, one that has just been handed over may not have been reached yet, and the rest were asked about and no published resident commentary was found. Structure is fixed at handover and stays the developer's; management and living belongs to whoever runs the building now. The overall verdict weights both rather than averaging them. None of this is checked: a rating is what people published about a building, aggregated — it is not evidence, it cannot move a delay figure, and it is not part of the delivery record above.

The capped delivery-risk search ran; no project-level exception cases are recorded here. Risk findings are listed under Risks and are separate from assessed projects. This does not establish that the developer has no delivery failures.

ALLEGATION Reported January 25, 2025; the investigation reportedly began in May 2024.
LEGAL Judgment issued August 18, 2016; underlying first-instance quantum judgment dated March 23, 2015.
PROJECT CANCELLED DLD register status and inspection reported on a page retrieved 2026-10-07; planned completion 2012-12-31; latest inspection 2014-04-16
Deyaar Park (Jabal Ali Industrial Third, Dubai), registered to Deyaar Development PJSC, is listed as cancelled in the DLD project register; the available record shows a planned completion of 31 December 2012, 0% completion at the 16 April 2014 inspection, and no published cancellation-decision date.
PROJECT CANCELLED Original abandonment position: August 2010; land-swap settlement reported January 5, 2017
Deyaar’s Flamingo Creek project in The Lagoons was effectively abandoned: after Deyaar said in 2010 it planned to abandon the development because required master-development infrastructure had not advanced, Deyaar agreed in late 2016/early 2017 to replace the site through a land-swap settlement rather than proceed with the project.
PROJECT CANCELLED Published June 16, 2009
Deyaar Development formally cancelled its Enclave project in Dubai’s International Media Production Zone and, according to its CEO as reported at the time, refunded 100% of investors’ money; this is older resolved history, not an active current project failure.
