AI research over published reviews and resident comments. Scores are a model’s reading of opinion, not figures stated on a page, and nothing here feeds any number above it. The links under each block are the pages that research says it used. Based on available resident reviews of covered buildings. The market here is Canada: every other developer whose head office is in the same country, because the review platforms residents use, and the service norms they judge against, move together within one. It is not a city, a sector or a price band. Read structure and living together. A developer above the market on structure and below it on living builds well and runs buildings badly, which is a fixable problem and a different one from building badly. Higher ratings are better; differences use the displayed scores rounded to one decimal. Rated buildings only, on both sides, and a structure or living score with no stated basis — no review count and no notes or links — is left out of both.

  • PROJECT CANCELLED May 31, 2000; judgment April 9, 2009; appeal outcome reported May 5, 2010 The Genesis-linked Spray Valley resort proposal—including a four-season resort, heli-cat operation and tour-boat operation—was stopped when Alberta issued ministerial orders on May 31, 2000 barring the required approvals; the area subsequently became Spray Valley Provincial Park. Genesis’s abuse-of-public-office claim was dismissed on summary judgment, and the Court of Appeal later upheld that result; the court record indicates a limited expropriation issue concerning the boat operation remained for trial.
  • LEGAL September 2017; disclosed September 19, 2019 A limited partner’s statement of claim, served on Genesis in September 2017, named Genesis and related partnership entities as defendants in a proposed class action; in its September 2019 disclosure, Genesis said it was defending the claim and believed it was without merit, while noting that the action was at an early stage and that its potential effect could delay partnership distributions.
  • LEGAL February 19, 2020 decision (2020 ABCA 42) Two former employees brought wrongful-dismissal claims against Genesis and related claims against its board chair; the Alberta Court of Appeal’s 2020 decision dismissed the employees’ appeal after finding that the evidence raised credibility issues requiring a trial, and also dismissed the chair’s cross-appeal from refusal to strike the pleaded claim.

The market here is Canada: every other developer whose head office is in the same country, because planning regimes and reporting norms move together within one. It is not a city, a sector or a size band. Read the two delay figures together. A median close to the market with a much better average means no single disaster; the reverse means one project is carrying the record. Time to deliver runs from the earliest start we hold to the completion itself — a construction start where a source gave one, otherwise a sales launch, otherwise the launch year read as its January. A handover the sources place only inside a year is read as that December, so a duration is the widest the record allows rather than the flattering end of it. Only delivered projects dated at both ends count, so it is taken over fewer projects than the delay figures, and a long build is not a fault: a tower is not a villa run. Sourced figures only, both sides, and values taken from documents held on file are excluded here — a developer who shares their records should not score better than one who does not.

Click a row in the chart to open a project, or a table row below to see its sources. The chart runs wider than the page where the record spans many years — scroll it sideways to follow a project to its handover. Every date we have is drawn. A hollow marker is only a launch year, not a date anyone published. No dates published means we looked and found none; dates not yet checked means we have not looked yet. Handing over is not finished — rows say which. A delay is shown when one source gives the promised date and another gives the real one, however rough: "2019" still counts, and the row shows how wide that is. Projects missing one of the two dates, or with sources that disagree, are left out of the figures. 6 turned out to be about something else — a phase, a neighbour, the wider masterplan — and are marked off-subject.

Logan Landing Phase 1southeast Calgary, Calgary266 units
9.1/ 10
—/ 10
7.5/ 10

The largest specific Logan Landing-associated rating is Google’s published 5/5 from 7 reviews, but it is below the 10-review anchor threshold, so the converted level is constrained to 7.5 rather than 10. The written feedback is predominantly positive about sales support, with one mixed process warning; no published Logan Landing-specific evidence was found on structural systems or long-term resident operations, so structure is left unevidenced.

+ Responsive sales staff+ Helpful guidance+ Low-pressure service+ Smooth buying process
− Process-trust concerns

no notes returned

no links returned

Published Logan Landing-associated reviews mainly praise the sales experience: staff were described as “exceptional,” “always responding to every question,” and helpful without pressure. The one directly identified Logan Landing review on Avid Ratings was mixed, calling it a “quiet experience, ups and downs” and warning buyers to “be very very very careful with the process”; these are sales-process observations, not evidence about long-term building operations.

Huxley Phase 1east Calgary, Belvedere ASP, Calgary257 units
8.9/ 10
—/ 10
—/ 10

The only building/project-specific published review aggregate located was CondosDeal’s 4.64/5 from 28 votes for Huxley Duplex Semis & Singles at West Belvedere, used as the anchor and converted to 8.9/10. No separate resident operational or physical-condition review themes were found, so no commentary adjustment was applied; the score should be treated cautiously because the page is an older pre-construction listing rather than a current resident-review platform.

Logan Landing Phase 2southeast Calgary, Calgary172 units
8.9/ 10
—/ 10
7.8/ 10

The 4.4/5 aggregate from 14 reviews at the Sterling Logan Landing showhome is the largest eligible review base and converts to 7.8/10 under the requested curve. The smaller 5.0/5 aggregates for Cedarglen (6 reviews) and Genesis Land (5 reviews) are reported but cannot displace that anchor; the evidence is primarily about sales interactions and location, so structure remains unevidenced. Phase 2 servicing was reported complete in 2025, but that is a development-status fact rather than a review of lived building performance.

+ Helpful sales staff+ Professional guidance+ Responsive buying support+ Quiet setting+ Deerfoot access
− Caution about sales-team trust

no notes returned

no links returned

Published Logan Landing showhome reviews mainly praise the purchasing experience rather than ongoing resident operations: one buyer said staff were “understanding, professional” and made the process “positive and smooth,” while another called the location ideal for “access to deerfoot.” The only directly Logan-Landing-specific caution located said the experience had “ups and downs” and advised buyers to be “very very very careful with the process”; these are sales-process observations, not evidence of completed-building maintenance or long-term management.

Lewiston Phase 1north Calgary, Keystone ASP, Calgary184 units
7.8/ 10
—/ 10
7.5/ 10

The only located aggregate is 4.8/5 from 4 reviews for the Genesis Builders–Lewiston place record, which is below the 10-review anchor threshold. Under the supplied rule, the score is therefore kept within one point of 6.5; no structural score is assigned because no structural-system rating or review evidence was published for Phase 1.

− Ongoing construction

no notes returned

no links returned

The place-level review record reports an overall 4.8/5 from 4 reviews, but the only review text available to read was mixed: “Ongoing construction everywhere.” This is a current-development condition rather than evidence of a structural defect, service failure or completed Phase 1 building performance.

Bayview Phase 6Airdrie225 units
5.6/ 10
4.9/ 10
5.0/ 10

The largest applicable published review base is the 3.4/5 aggregate from 17 reviews for Genesis Show Homes in Bayview, which converts to 5.2/10 before commentary. The score is moved down for repeated quality and repair-follow-up complaints and slightly up for repeated praise of staff responsiveness and the purchase process. Phase 6-specific resident review evidence remains limited: the reviews are tied to Bayview Genesis show homes/cluster, while the developer’s 2026 filing confirms Phase 6 servicing was completed in 2024 and 144 of 225 lots were sold by December 31, 2025; those are status facts, not resident ratings.

− Finish and specification errors− Repeated repair issues
+ Responsive sales staff+ Professional staff+ Smooth purchase process+ Good communication
− Missed appointments− Repair follow-up complaints− Unprofessional service reports

The available building-condition feedback is mixed but includes specific finish and quality complaints: one reviewer said listed cabinets, flooring, tile, railing, vents, plumbing stops and medicine-cabinet placement were incorrect at the pre-possession walkthrough. Another called the home “terrible quality” and reported “multiple issues with the same repair”; these are resident reports tied to Genesis homes in Bayview, but the published reviews do not independently identify every home as a Phase 6 residence.

Day-to-day experience reports are sharply mixed. Positive reviewers said Jeff was “very quick in responding” and that the process was “very smooth and simple,” while negative reviewers reported “excuses and missed appointments,” called the tradespeople rude, and said they would not recommend Genesis; the largest published aggregate is 3.4/5 from 17 reviews.

Only buildings that have reached handover are rated. 5 of 10 projects carry no rating: a building still under construction is never asked about, one that has just been handed over may not have been reached yet, and the rest were asked about and no published resident commentary was found. Structure is fixed at handover and stays the developer's; management and living belongs to whoever runs the building now. The overall verdict weights both rather than averaging them. None of this is checked: a rating is what people published about a building, aggregated — it is not evidence, it cannot move a delay figure, and it is not part of the delivery record above.

Completed projects: 2016-10-15 through 2026-10-15. Initial research is capped at 10 completed projects and a separate delivery-risk search capped at 7 findings. Risk findings are not project assessment counts. Absence is not proof of a complete portfolio or no failures. Month-level dates overlapping a boundary are excluded from figures.

0 undated completions and 0 boundary-uncertain completions are retained but excluded from figures.

Stalled, cancelled & overdue projects

0 evidenced cases
The capped delivery-risk search ran; no project-level exception cases are recorded here. Risk findings are listed under Risks and are separate from assessed projects. This does not establish that the developer has no delivery failures.

Risk flags

PROJECT CANCELLED May 31, 2000; judgment April 9, 2009; appeal outcome reported May 5, 2010
The Genesis-linked Spray Valley resort proposal—including a four-season resort, heli-cat operation and tour-boat operation—was stopped when Alberta issued ministerial orders on May 31, 2000 barring the required approvals; the area subsequently became Spray Valley Provincial Park. Genesis’s abuse-of-public-office claim was dismissed on summary judgment, and the Court of Appeal later upheld that result; the court record indicates a limited expropriation issue concerning the boat operation remained for trial.
LEGAL September 2017; disclosed September 19, 2019
A limited partner’s statement of claim, served on Genesis in September 2017, named Genesis and related partnership entities as defendants in a proposed class action; in its September 2019 disclosure, Genesis said it was defending the claim and believed it was without merit, while noting that the action was at an early stage and that its potential effect could delay partnership distributions.
LEGAL February 19, 2020 decision (2020 ABCA 42)
Two former employees brought wrongful-dismissal claims against Genesis and related claims against its board chair; the Alberta Court of Appeal’s 2020 decision dismissed the employees’ appeal after finding that the evidence raised credibility issues requiring a trial, and also dismissed the chair’s cross-appeal from refusal to strike the pleaded claim.
PROJECT CANCELLED Event: May 31, 2000; source publication: May 19, 2009; research date: October 11, 2026
The proposed Spray Valley mountain-resort project associated with Genesis Land Developers was terminated when Alberta issued ministerial orders on May 31, 2000 barring the required approvals; the area was subsequently designated Spray Valley Provincial Park, and the court later rejected Genesis’s abuse-of-public-office claim (with only a boat-operation compensation issue surviving at that stage).
