Risks & source coverage

  • FINANCIAL DISTRESS Missed payment and sale reported July 23, 2026; earlier missed payment occurred in 2020. The Lorenzo Hotel project entity, TEOF Hotel LP, missed a $1.08 million loan payment in 2026 and put the hotel up for sale; the Dallas reporting also records earlier payment problems after the company said in 2020 it could not make a scheduled payment, while Hamilton Properties said it had loaned nearly $7 million to keep the hotel operating. The report describes an ongoing effort by Dallas to recover the debt, not a completed foreclosure or insolvency proceeding.
  • LEGAL Lawsuit filed in 2019; settlement approved February 8, 2023. Hamilton Atmos LP, a limited partnership formed by Hamilton Properties and CitySquare Housing, sued the City of Dallas alleging delayed payment of tax-increment-financing amounts under a development agreement; the City later approved a settlement of the remaining claims for up to $300,000, after having paid the developers nearly $8.6 million in 2020. The record describes allegations and settlement, not an adjudicated finding that Hamilton breached the agreement.
  • LEGAL Complaint filed June 4, 2019; dismissal entered August 31, 2020. A plaintiff sued the Lorenzo Hotel project entity, TEOF Hotel GP/LP, alleging ADA accessibility and related negligence violations; on August 31, 2020, the federal court dismissed the amended complaint without prejudice for lack of standing, so the allegations were not judicially established.

Click a row in the chart to open a project, or a table row below to see its sources. The chart runs wider than the page where the record spans many years — scroll it sideways to follow a project to its handover. Every date we have is drawn. A hollow marker is only a launch year, not a date anyone published. No dates published means we looked and found none; dates not yet checked means we have not looked yet. Handing over is not finished — rows say which. A delay is shown when one source gives the promised date and another gives the real one, however rough: "2019" still counts, and the row shows how wide that is. Projects missing one of the two dates, or with sources that disagree, are left out of the figures. 2 turned out to be about something else — a phase, a neighbour, the wider masterplan — and are marked off-subject.

Booking.com 8.2/10, 9/10, 8.5/10, 9.9/10 · 739 reviews · booking.com
Combined from 6 published figures on 2 platforms, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 7.8.

Google’s 4.3/5 rating from 2,194 reviews is the largest published review base and converts to 7.0 under the specified curve. The evidence is guest-based rather than resident-based: strong service, design and cleanliness praise is offset by recurring highway noise and some housekeeping concerns, producing a modest net reduction; the physical-condition evidence supports a separate 7.0 structure view but does not establish a confirmed structural defect.

+ Comfortable rooms+ Clean facilities reported+ Well-equipped rooms+ Fitness room praised
− Shower water spreading onto floor− Loose electrical outlets reported− Highway noise entering rooms− Some room carpet cleanliness concerns
+ Friendly staff+ Attentive service+ Artistic atmosphere+ Pool and fitness amenities+ Good breakfast and restaurant feedback
− Persistent freeway noise− Inconsistent housekeeping− Paid parking− Construction disturbance− Limited walkability

Reviewers generally describe the rooms as comfortable and clean, and Booking.com records 9.0 for cleanliness and 9.0 for comfort. Physical complaints include a half-glass shower that lets water onto the floor, “loose” electrical outlets, and freeway noise; these are guest observations rather than evidence of a confirmed structural defect.

Daily-life feedback is strong on hospitality: guests describe staff as “very friendly and helpful,” and Tripadvisor reviews repeatedly praise staff members for going “above and beyond.” The main operational drawbacks are persistent freeway noise, some housekeeping inconsistency, paid parking, construction, and a location that several guests said requires a car or rideshare.

Modera St. PaulEast Quarter, Dallas333 units
7.5/ 10
—/ 10
6.4/ 10

DFW Real Estate Review has the largest reported review base and sets the level at 3.8/5, converted to 6.4/10. Google Reviews/Maps and the property's resident-review page are more positive, while the reported operational themes are mixed and do not justify a net movement from the anchor.

+ Modern finishes+ New construction+ Efficient maintenance+ Quiet building
+ Responsive staff+ Well-maintained amenities+ Community events+ Quiet building+ Friendly residents
− Inconsistent leasing communication− Rising parking costs

Published reviews describe the property as new with “modern” apartment finishes, and resident feedback says maintenance is efficient and responds quickly. No reviewed source reported structural failure, leaks, HVAC, plumbing, electrical or elevator problems; that is an evidence limitation, not a finding about the asset.

Residents praise “helpful and courteous” management, quickly resolved issues, well-maintained amenities and community events; another resident says the building is quiet and maintenance responds quickly. The negative operational feedback is concentrated in two tour experiences: one reviewer arrived to find the office “locked and unstaffed,” while another reported an appointment mix-up and an unwelcoming interaction.

Only buildings that have reached handover are rated. 0 of 2 projects carry no rating: a building still under construction is never asked about, one that has just been handed over may not have been reached yet, and the rest were asked about and no published resident commentary was found. Structure is fixed at handover and stays the developer's; management and living belongs to whoever runs the building now. The overall verdict weights both rather than averaging them. None of this is checked: a rating is what people published about a building, aggregated — it is not evidence, it cannot move a delay figure, and it is not part of the delivery record above.

Projects

Assessment coverage

Completed projects: 2016-10-16 through 2026-10-16. Initial research is capped at 10 completed projects and a separate delivery-risk search capped at 7 findings. Risk findings are not project assessment counts. Absence is not proof of a complete portfolio or no failures. Month-level dates overlapping a boundary are excluded from figures.

0 undated completions and 0 boundary-uncertain completions are retained but excluded from figures.

Stalled, cancelled & overdue projects

0 evidenced cases
The capped delivery-risk search ran; no project-level exception cases are recorded here. Risk findings are listed under Risks and are separate from assessed projects. This does not establish that the developer has no delivery failures.

Risks

Risk flags

3 found
FINANCIAL DISTRESS Missed payment and sale reported July 23, 2026; earlier missed payment occurred in 2020.
LEGAL Lawsuit filed in 2019; settlement approved February 8, 2023.
LEGAL Complaint filed June 4, 2019; dismissal entered August 31, 2020.
