The market here is United States: every other developer whose head office is in the same country, because the review platforms residents use, and the service norms they judge against, move together within one. It is not a city, a sector or a price band. Read structure and living together. A developer above the market on structure and below it on living builds well and runs buildings badly, which is a fixable problem and a different one from building badly. Higher ratings are better; differences use the displayed scores rounded to one decimal. Rated buildings only, on both sides, and a structure or living score with no stated basis — no review count and no notes or links — is left out of both.

Risks & source coverage

  • LEGAL Reported July 11, 2023; the alleged death occurred June 28, 2023 and the lawsuit was filed in July 2023. A wrongful-death and premises-liability lawsuit filed in Harris County alleged that owners, operators and developers of Bonterra at Cross Creek Ranch negligently allowed Legionella bacteria to form in the clubhouse water systems; Johnson Development denied involvement with the clubhouse, design, construction or operations and said it would seek dismissal.
  • LEGAL Reported September 28, 2017; the lawsuit was filed September 27, 2017, after Hurricane Harvey flooding. Following Hurricane Harvey, homeowners in the Millwood at Riverstone subdivision sued the developer and related parties, alleging that widespread flooding and the former flood-plain history had not been properly disclosed; the report stated that the defendants had not yet reviewed the allegations, and no resolution was established by the retrieved source.
  • FINANCIAL DISTRESS Late 1980s; reported October 1, 2021 and January 11, 2022. A later profile reported that during the late-1980s Houston oil-price and savings-and-loan crisis, Larry Johnson and his partners lost several properties to foreclosure, including Sienna; the source also reported that the company later reacquired much of the real estate, so this is an older historical matter rather than evidence of a current default.

Click a row in the chart to open a project, or a table row below to see its sources. The chart runs wider than the page where the record spans many years — scroll it sideways to follow a project to its handover. Every date we have is drawn. A hollow marker is only a launch year, not a date anyone published. No dates published means we looked and found none; dates not yet checked means we have not looked yet. Handing over is not finished — rows say which. A delay is shown when one source gives the promised date and another gives the real one, however rough: "2019" still counts, and the row shows how wide that is. Projects missing one of the two dates, or with sources that disagree, are left out of the figures. 1 dated statement is held back: a broker listing with no date on it, or a page with no year, cannot fix a date.

ProjectOverallStructure & systemsManagement & living
BrysonLeander
8.2/ 10
—/ 10
8.2/ 10

The Google Reviews/Maps aggregate of 4.4/5 from 47 reviews sets the level and converts to 8.2/10 under the specified curve. The written complaints found were isolated rather than recurring, so no additional commentary adjustment was applied; no structural score is assigned because the published material read did not provide building-fabric or systems evidence.

+ Pool and pavilion praised+ Neighborhood appearance praised+ Event coordinator praised
− Cleanliness complaint− Management responsiveness complaint− Concern about development changes

no notes returned

no links returned

Residents praised the “nice pool and ‘Backyard’ pavilion,” and one review called Bryson “a beautiful new neighborhood.” Complaints included that some areas were “lacking in cleanliness,” while another resident called the management team “the worst” after a disputed trash-bin citation; these were individual reports rather than recurring themes in the reviews read.

The WaterholeCross Creek West, Fulshear
7.5/ 10
—/ 10
7.9/ 10
Google Reviews/Maps 5/5 · 3 reviews · businessdirectory.thekatynews.com
Google Reviews/Maps publishes 5/5 from 3 reviews. Adjusted for where resident ratings usually fall, and weighted toward the 6.5 midpoint (more strongly the fewer the reviews), that gives 7.9.

The largest published rating is Google’s 4.3/5 from six reviews, which sets the level; because the review base is below ten, the result is kept within one point of 6.5, at 7.5. The available evidence concerns amenities and operations, not physical building systems, so structure is unscored; the single operational complaint is not a recurring theme under the stated rules.

+ Family amenities+ Pool and splash facilities+ Fitness and recreation options
− Conflicting event-room information− Event attendant service issue

no notes returned

no links returned

Published reviews describe the center as having “Lots of amenities to have fun with the family,” and another review gave five stars while asking that the hours be updated. A one-star review reported that event staff contradicted the rental coordinator about table setup and paid extension time, indicating an operational service problem; the review page listed the Waterhole at 4.3/5 from six reviews.

The CoopHarvest Green, Richmond
6.7/ 10
—/ 10
6.7/ 10

HAR.com provides the only published aggregate rating located: 5/5 from one community review, so it is below the ten-review threshold and is not treated as a strong building-specific anchor. The score is therefore constrained near 6.5 and moved modestly upward by repeated positive community commentary; no building-specific structural evidence was found, so structure remains null.

+ Extensive amenities+ Outdoor recreation+ Healthy-living orientation+ Neighbourly atmosphere+ Family-oriented programming

no notes returned

no links returned

Published material describes The Coop as a newly opened 3.2-acre park with a playground, pickleball court, sports field, covered pavilion, children's bike path and nine-hole putt-putt course. Community feedback is positive rather than operationally specific: one HAR reviewer cited “tons of amenities,” while a resident testimonial said, “We met so many people, more people I met in one single night than I met in 5 years living at my previous neighborhood.”

Only buildings that have reached handover are rated. 7 of 10 projects carry no rating: a building still under construction is never asked about, one that has just been handed over may not have been reached yet, and the rest were asked about and no published resident commentary was found. Structure is fixed at handover and stays the developer's; management and living belongs to whoever runs the building now. The overall verdict weights both rather than averaging them. None of this is checked: a rating is what people published about a building, aggregated — it is not evidence, it cannot move a delay figure, and it is not part of the delivery record above.

Projects

Assessment coverage

Completed projects: 2016-10-15 through 2026-10-15. Initial research is capped at 10 completed projects and a separate delivery-risk search capped at 7 findings. Risk findings are not project assessment counts. Absence is not proof of a complete portfolio or no failures. Month-level dates overlapping a boundary are excluded from figures.

0 undated completions and 0 boundary-uncertain completions are retained but excluded from figures.

Stalled, cancelled & overdue projects

0 evidenced cases
The capped delivery-risk search ran; no project-level exception cases are recorded here. Risk findings are listed under Risks and are separate from assessed projects. This does not establish that the developer has no delivery failures.

Risks

Risk flags

4 found
LEGAL Reported July 11, 2023; the alleged death occurred June 28, 2023 and the lawsuit was filed in July 2023.
LEGAL Reported September 28, 2017; the lawsuit was filed September 27, 2017, after Hurricane Harvey flooding.
FINANCIAL DISTRESS Late 1980s; reported October 1, 2021 and January 11, 2022.
PROJECT CANCELLED 2018 cancellation; June 2020 development attempts ceased; June 18, 2025 City acquisition; sources published November 2, 2022 and July 31, 2025
Imperial Market, Sugar Land: the mixed-use project associated with former developers Jim Murnane and Geoff Jones was cancelled in 2018 after repeated delays and inability to obtain financing; Johnson Development had earlier served as the site’s development manager, but the later cancellation was attributed to the Imperial Market developers, not established as a parent-company failure. The City’s 2025 record says attempts to develop Imperial Market ceased in June 2020, and the City subsequently acquired the district in June 2025 for a new preservation/redevelopment approach.
