AI research over published reviews and resident comments. Scores are a model’s reading of opinion, not figures stated on a page, and nothing here feeds any number above it. The links under each block are the pages that research says it used. Based on available resident reviews of covered buildings. These are reported experiences, not independent building inspections, and may not represent all residents or properties.

Upkeep and response — belongs to whoever runs the building now. From 9 of 9 rated buildings here and 221 in the market.
The market here is Canada: every other developer whose head office is in the same country, because the review platforms residents use, and the service norms they judge against, move together within one. It is not a city, a sector or a price band. Read structure and living together. A developer above the market on structure and below it on living builds well and runs buildings badly, which is a fixable problem and a different one from building badly. Higher ratings are better; differences use the displayed scores rounded to one decimal. Rated buildings only, on both sides, and a structure or living score with no stated basis — no review count and no notes or links — is left out of both.

Risks & source coverage

  • FINANCIAL DISTRESS Reported July 29, 2024; alleged halt in 2023 A July 29, 2024 report stated that Lifetime Developments had halted the Liberty Market Tower project in 2023 because of unforeseen increases in material costs and financing issues, leaving buyers uncertain about their investments; the report did not document a later resolution, and this account conflicts with Lifetime's own January 2023 statement that the project had been completed in early 2022.
  • LEGAL Appeal dismissed June 1, 2023; underlying demand began in 2012 and action was commenced May 3, 2021 In Lewis v. Lifetime Developments, a business broker alleged that Lifetime owed a $632,800 real-estate commission connected to a 2011 property acquisition; the Ontario Court of Appeal dismissed the appeal on June 1, 2023, upholding summary judgment for the respondents on limitation grounds without deciding the underlying merits, and the respondents denied that the commission was owed.

The market here is Canada: every other developer whose head office is in the same country, because planning regimes and reporting norms move together within one. It is not a city, a sector or a size band. Read the two delay figures together. A median close to the market with a much better average means no single disaster; the reverse means one project is carrying the record. Time to deliver runs from the earliest start we hold to the completion itself — a construction start where a source gave one, otherwise a sales launch, otherwise the launch year read as its January. A handover the sources place only inside a year is read as that December, so a duration is the widest the record allows rather than the flattering end of it. Only delivered projects dated at both ends count, so it is taken over fewer projects than the delay figures, and a long build is not a fault: a tower is not a villa run. Sourced figures only, both sides, and values taken from documents held on file are excluded here — a developer who shares their records should not score better than one who does not.

Click a row in the chart to open a project, or a table row below to see its sources. The chart runs wider than the page where the record spans many years — scroll it sideways to follow a project to its handover. Every date we have is drawn. A hollow marker is only a launch year, not a date anyone published. No dates published means we looked and found none; dates not yet checked means we have not looked yet. Handing over is not finished — rows say which. A delay is shown when one source gives the promised date and another gives the real one, however rough: "2019" still counts, and the row shows how wide that is. Projects missing one of the two dates, or with sources that disagree, are left out of the figures.

9.7/ 10

The largest published building-specific aggregate located was 4.9/5 from 10 reviews on the Google Reviews/Maps listing, which converts to 9.7/10 under the stated curve and sets the level. The only other located aggregate was CondoEssentials’ 5.0/5 from one review, below the ten-review anchor threshold; no recurring complaint or qualifying dissent was established. The evidence is unusually limited and some Google items concern a sales/project listing rather than long-term resident operations, so the score should be treated as low-confidence rather than as a broad resident-satisfaction survey.

+ Attractive building design+ Solid interior finishing+ Hardwood flooring
+ Good location+ Professional and helpful sales service+ Nearby restaurants and cafés+ Convenient streetcar access+ Strong walkability
− Rush-hour streetcar crowding

The accessible building-specific material is positive but thin. A CondoEssentials reviewer wrote that “from the design perspective and building appearance, this condo looks gorgeous,” while an older UrbanToronto construction-thread post described the “interior finishing” as “solid” and noted “Nice Hardwood”; the latter predates the ten-year research window’s end by many years and is not current operating-condition evidence.

The published feedback is mostly about location and the purchase process rather than residents’ long-term management experience: reviewers wrote “Great location!” and described the representative as “very professional, helpful and cooperative.” The CondoEssentials review praised the surrounding restaurants and cafés and called the neighbourhood “a great neighbourhood to live in,” while cautioning that the nearby streetcar “can be very crowded in the rush hour.”

6.8/ 10

CondoSHQ publishes 5/5 from 418 votes for Oscar Residences, while Platinum Condo Deals publishes 5/5 from two ratings; both are reported exactly as published. The available forum commentary contains appearance and retail concerns, but no documented severe or recurring structural or management failure, and the portal pages do not establish a clearly resident-only review base, so the evidence supports only a cautious score.

− Appearance described as slapdash
+ Amenity program includes fitness centre+ Amenity program includes resident lounge and outdoor terrace+ Pet wash and dog social lounge planned/provided
− Ground-floor retail vacancy concern

The available building-specific commentary does not report leaks, flooding, plumbing, HVAC, electrical failures, or other engineering defects. It does include one visual criticism—“Looks very slap dash”—but that is an aesthetic observation, not evidence of a systems failure.

The building’s published amenity information describes a resident lounge, chef’s kitchen, theatre room, fitness centre, outdoor terrace and pet facilities, but these are developer/project descriptions rather than resident ratings. The only accessible day-to-day-style criticism was about the ground-floor retail, described in forum discussion as “one with a ground level retail that nobody wants to rent”; no credible published resident feedback on management speed, staff attitude, security or upkeep was located.

Expedia provides the largest published review base found and reports 9.4/10 for this hotel, which converts to 8.8 on the requested guest-rating curve. Tripadvisor's 4.8/5 from 744 reviews and Booking.com's 9.1/10 from 299 reviews are directionally supportive, while the resident sources are much smaller and materially mixed; no structure score is assigned because the evidence is complaint-based rather than a published structural aggregate.

+ Comfortable rooms+ Heated bathroom floors+ High-standard units+ Quiet residences+ Well-maintained rooms
− Frequent elevator breakdowns reported− Heating and cooling problems− Room cooling complaints− Garbage chute outages− Single report of balcony cigarette fires/property damage
+ Helpful staff+ Excellent location+ Stylish interiors+ Rooftop pool and views+ Concierge and personalized service
− Loud lobby music− High parking cost− Pricey stay− Small/dark lobby and rooms− Pool access and cleanliness concerns

Most guest reviews describe comfortable, well-maintained rooms; Booking.com published 9.5/10 for comfort and 9.3/10 for cleanliness, while Tripadvisor describes rooms as spacious and well-maintained but notes some maintenance issues. The principal contrary physical-condition report, dated July 8, 2021, says elevators broke down “almost once a week,” with “constant heating and cooling problems” and an often-out-of-order garbage chute; this is one resident report, not evidence of current completion or continuing frequency.

Published guest reviews strongly praise the staff, location, design and rooftop experience: one called it a “perfect hotel experience,” while another said the staff were “absolutely fantastic.” Operational drawbacks include a complaint that lobby music was so loud staff had to shout, a July 2024 report that rooms could not be cooled adequately, and a resident review alleging poor management and restricted, dirty pool access.

MyCondoPro's published 4.41/5 from 27 votes is the largest review base and converts to approximately 8.2/10 under the requested curve. The smaller resident-review sources are lower and describe real operational and maintenance complaints, but none has at least 10 reviews; recurring praise for amenities and concierge broadly offsets the commentary movement. Current status remains uncertain because the largest aggregate is from an older page, while the newer 2025 Strata.ca material is only two positive reviews.

+ Decent construction quality reported+ Individual heat pumps and AC+ Building described as fairly well maintained
− Poorly installed dishwashers/cabinets alleged− Squeaking cabinets− Poor door soundproofing− Elevator outages reported− Garbage chute outages reported
+ Strong amenity offering+ Gym and pool praised+ Friendly concierge/front desk+ Entertainment District location+ Positive management and maintenance reports from some residents
− Pool maintenance/closures− Management responsiveness complaints− Noise and door soundproofing complaints− Elevator outages− Garbage chute outages

Physical comments are mixed. One resident described “overall decent construction quality” and individual heat pumps/AC, while other reviews alleged dishwashers and cabinets could fall, squeaking cabinets, poor door soundproofing, and recurring elevator or garbage-chute outages. These are resident reports rather than an engineering inspection, and the available building-upkeep sub-score was published as 3.5/5.

Daily-life feedback is polarized. Residents praised the “amazing” gym and pool, friendly concierge, location and resident amenities, while others reported that pool maintenance was poor, managers were unhelpful, and doors were “not soundproof”; another resident said management kept residents updated and repairs generally stayed on top of. The later Strata.ca reviews, published in 2025, include positive comments about the attentive concierge, summer pool and gym, but only two reviews are shown.

The largest published review base is Google’s 4.3/5 from 19 reviews, which converts to 7.6 under the requested curve and sets the level. Two serious older complaints—one about a major flood and one about repeated fire alarms—move the overall result down to 6.8; the structure sub-score is lower because the only physical-condition evidence is negative, while living remains anchored to the aggregate after the same commentary adjustment.

− Major flood reported− Repeated fire-alarm activations
+ Convenient location+ Quiet midtown setting+ Well-regarded amenities+ Positive management feedback+ Friendly security
− Poor elevator service reported− Repeated fire-alarm activations reported− Rude neighbouring tenants reported− Non-rent-controlled building criticized

The published resident feedback includes one serious physical-condition report: “Condo is almost brand new and already suffered a major flood from the 8th floor.” The same review says the fire alarm went off about seven times in a month; no published engineering or remediation report was located to establish whether those issues were subsequently resolved.

Recent Strata.ca reviews describe the amenities as “always spotless,” call the gym solid, and say management “really cares about keeping everything in excellent condition.” Older Google feedback is materially less positive: one reviewer reported “poor elevator service,” while another criticized repeated fire-alarm activations; those older complaints should not be treated as proof of the building’s position on October 12, 2026.

4.0/ 10

Google Reviews/Maps provides the largest published review base at 3.2/5 from 97 reviews, converting to 4.6/10 under the requested curve. Repeated complaints about management, common-area cleanliness, noise, elevators and flooding pull the resident-experience score down, while location and amenities are recurring positives; the result is 4.0 overall.

+ New appliances+ Modern building+ Spacious units+ Good finishes reported by some reviewers
− Poor soundproofing− Multiple floods reported− Elevator failures or long waits− Cheap-feeling finishes
+ Central location+ Walkable to transit and shopping+ Good amenities+ Pool and fitness centre+ Some positive management communication
− Unprofessional management complaints− Slow management response− Dirty or musty hallways− Security post vacancy reported− Noise from Eaton Centre and neighbours

Structural feedback is mixed. Reviewers reported that “there is no soundproof between units at all,” “multiple floods” had occurred, and two elevators were non-working at one point; other reviews described the building as modern with new appliances and good finishes.

Daily life is praised for its central location and amenities: one resident called it “walking distance to everything,” while another said the amenities were “great, especially the pool and fitness center.” The negative reviews describe management as “disrespectful and unprofessional,” dirty or foul-smelling common areas, and noise that was “still unbearable.”

Google Reviews/Maps provides the building-specific aggregate anchor at 3.8/5 from 28 reviews, converted to 6.4/10 using the specified curve. The reported review commentary adds recurring praise for cleanliness and management but also repeated fragrance complaints and one serious security allegation, producing a net downward adjustment to 5.9; no physical-structure rating was published.

+ Helpful property management+ Helpful front desk staff+ Clean common areas+ Well-maintained building
− Strong lobby and exterior fragrance− Reported security incident

no notes returned

Residents and visitors described the building as “very clean and well kept,” with “very helpful” management and front-desk staff. Negative feedback repeatedly cited a strong “lemony/airfreshner/sanitizer smell,” while one visitor wrote that “the security guard had assaulted me”; these are reported reviews, not independently verified findings.

4.1/ 10
3.2/ 10
3.5/ 10

The only published aggregate located is 2.7/5 from 22 reviews for the combined XO & XO2 listing, so it sets the level as a cluster rating rather than a building-only rating. Using the stated 1–10 market conversion, 2.7/5 falls between 2.5/5 = 3 and 3/5 = 4, yielding 3.4; the reported evidence is stronger for systems and operational problems than for verified current structural condition, so those component scores remain lower and provisional.

− Hot-water problems− No air conditioning reported− Delayed key-fob activation− Exterior-quality criticism− Fit-out-quality criticism
+ Developer representative reportedly resolved a complaint+ Convenient King & Dufferin location+ Fitness centre+ Rooftop deck/garden+ Concierge
− Construction noise and vibration− Delayed key-fob activation− Pushy sales contact reported− No air conditioning reported− Water-temperature problems reported

The strongest physical-systems feedback is a resident's report of “ice cold or luke warm water” and “80 degree Fahrenheit temperatures with no air conditioning” during the first eight days of residency. A separate 2023 report about the XO complex described a “crumbling brick exterior” and quoted criticism of the facade and internal fit-out; this is older evidence and is not proof of the condition on October 12, 2026.

The clearest resident feedback is negative: one XO2 resident described delayed key-fob activation, unstable shower temperature and no air conditioning, while two earlier reviewers complained that construction was “violently loud” and shook nearby buildings. There is also one positive operational account saying a Lifetime representative investigated a sidewalk problem personally and “corrected the situation right away”; the listed amenities are published building features, not resident ratings.

XO CondosParkdale, Toronto307 units
3.9/ 10
3.2/ 10
3.6/ 10

The 2.7/5 Google Reviews/Maps aggregate from 22 reviews is the only non-placeholder published review rating located, but it is labelled for the combined “XO & XO2 Condos” listing rather than XO alone, so it is reported as CLUSTER evidence and used cautiously as the anchor. The written feedback is predominantly negative, with repeated construction disturbance and contact complaints plus one reported physical-condition concern; no independent resident platform with a qualifying rating was found to establish a material dissent.

+ Security system and card/key access reported+ Emergency voice communications system reported+ Smoke and carbon-monoxide detectors reported
− Construction noise and vibration− Reported crumbling brick exterior− Reported mold covered with paint during construction
+ Developer representative reportedly acted promptly+ Rooftop deck and outdoor terrace+ Gym, yoga and spin facilities+ Co-working space with Wi-Fi+ Concierge and common-area access controls
− Reported delayed key-fob activation− Reported ice-cold or lukewarm shower water− Reported lack of air conditioning in an early residency− Pushy repeated contact complaint− Construction disturbance during development

Published reporting about XO describes a photo of a “crumbling brick exterior,” while a commenter said the developer had “cheaped out on every aspect: facade, entrance, trees, internal fit out.” Another commenter alleged that mold was spotted during construction and covered with paint; these are reported observations and allegations, not an engineering determination.

Operational feedback is mixed but leans negative: one reviewer described “delayed key fob activation,” “ice cold or luke warm water” and “80 degree Fahrenheit temperatures with no air conditioning,” while another said a Lifetime representative handled a sidewalk complaint “professionally.” Published building material also describes a concierge, security/card access and extensive amenity spaces, but those descriptions are features or commitments rather than resident satisfaction ratings.

Only buildings that have reached handover are rated. 0 of 9 projects carry no rating: a building still under construction is never asked about, one that has just been handed over may not have been reached yet, and the rest were asked about and no published resident commentary was found. Structure is fixed at handover and stays the developer's; management and living belongs to whoever runs the building now. The overall verdict weights both rather than averaging them. None of this is checked: a rating is what people published about a building, aggregated — it is not evidence, it cannot move a delay figure, and it is not part of the delivery record above.

Projects

Assessment coverage

Completed projects: 2016-10-15 through 2026-10-15. Initial research is capped at 10 completed projects and a separate delivery-risk search capped at 7 findings. Risk findings are not project assessment counts. Absence is not proof of a complete portfolio or no failures. Month-level dates overlapping a boundary are excluded from figures.

0 undated completions and 1 boundary-uncertain completions are retained but excluded from figures.

Stalled, cancelled & overdue projects

0 evidenced cases
The capped delivery-risk search ran; no project-level exception cases are recorded here. Risk findings are listed under Risks and are separate from assessed projects. This does not establish that the developer has no delivery failures.

Risks

Risk flags

3 found
FINANCIAL DISTRESS Reported July 29, 2024; alleged halt in 2023
A July 29, 2024 report stated that Lifetime Developments had halted the Liberty Market Tower project in 2023 because of unforeseen increases in material costs and financing issues, leaving buyers uncertain about their investments; the report did not document a later resolution, and this account conflicts with Lifetime's own January 2023 statement that the project had been completed in early 2022.
LEGAL Appeal dismissed June 1, 2023; underlying demand began in 2012 and action was commenced May 3, 2021
In Lewis v.
RISK XO Condos

The project faced supply chain issues owing to the pandemic.
