Resident experience

AI research over published reviews and resident comments. Scores are a model’s reading of opinion, not figures stated on a page, and nothing here feeds any number above it. The links under each block are the pages that research says it used. Based on available resident reviews of covered buildings. These are reported experiences, not independent building inspections, and may not represent all residents or properties.

Upkeep and response — belongs to whoever runs the building now. From 8 of 9 rated buildings here and 222 in the market.
The market here is Canada: every other developer whose head office is in the same country, because the review platforms residents use, and the service norms they judge against, move together within one. It is not a city, a sector or a price band. Read structure and living together. A developer above the market on structure and below it on living builds well and runs buildings badly, which is a fixable problem and a different one from building badly. Higher ratings are better; differences use the displayed scores rounded to one decimal. Rated buildings only, on both sides, and a structure or living score with no stated basis — no review count and no notes or links — is left out of both.

Risks & source coverage

  • FINANCIAL DISTRESS October 8, 2026 (reported; payment later confirmed the same day) On October 8, 2026, Montréal placed three properties linked to Mondev’s Owen brothers on its list for possible judicial sale over approximately $200,000 in unpaid municipal taxes; a spokesperson subsequently confirmed the amount had been paid, so no auction was expected.
  • FINANCIAL DISTRESS June 24, 2025 (reported; referring to financial pressure in 2022) In a June 2025 interview, Mondev founder David Owen said sharply higher construction costs and interest rates in 2022 had left the company at risk of exhausting its interest reserves and “in trouble”; he said banks provided assistance and that Mondev recovered through refinancing, asset sales and other measures.
  • DELIVERY DELAY February 22, 2023 (reported; future second phase was a commitment, not a completed project) Mondev postponed the eastern tower of its planned two-tower Émilie-Gamelin project, reducing the immediate plan from two 18-storey towers totaling about 500 homes to one tower; Mondev attributed the change to higher interest rates and construction costs and said the second phase would be launched when possible.

The market here is Canada: every other developer whose head office is in the same country, because planning regimes and reporting norms move together within one. It is not a city, a sector or a size band. Read the two delay figures together. A median close to the market with a much better average means no single disaster; the reverse means one project is carrying the record. Time to deliver runs from the earliest start we hold to the completion itself — a construction start where a source gave one, otherwise a sales launch, otherwise the launch year read as its January. A handover the sources place only inside a year is read as that December, so a duration is the widest the record allows rather than the flattering end of it. Only delivered projects dated at both ends count, so it is taken over fewer projects than the delay figures, and a long build is not a fault: a tower is not a villa run. Sourced figures only, both sides, and values taken from documents held on file are excluded here — a developer who shares their records should not score better than one who does not.

Click a row in the chart to open a project, or a table row below to see its sources. The chart runs wider than the page where the record spans many years — scroll it sideways to follow a project to its handover. Every date we have is drawn. A hollow marker is only a launch year, not a date anyone published. No dates published means we looked and found none; dates not yet checked means we have not looked yet. Handing over is not finished — rows say which. A delay is shown when one source gives the promised date and another gives the real one, however rough: "2019" still counts, and the row shows how wide that is. Projects missing one of the two dates, or with sources that disagree, are left out of the figures. 2 dated statements are held back: a broker listing with no date on it, or a page with no year, cannot fix a date. 1 turned out to be about something else — a phase, a neighbour, the wider masterplan — and is marked off-subject.

AVACôte-des-Neiges, Montreal
8.0/ 10
—/ 10
8.0/ 10

The largest published review aggregate found for AVA is 4.5/5 from 43 reviews, which converts to 8.5/10 under the specified curve. A serious single-review report of prolonged elevator outage, lack of after-hours assistance and ignored maintenance requests warrants a conservative 0.5-point commentary reduction; because evidence about management appears to span different periods, the current position remains somewhat uncertain.

+ Helpful staff+ Responsive management+ Excellent terrace+ Pet-friendly community
− Elevator outage− No after-hours security response− Maintenance requests reportedly ignored

no notes returned

no links returned

Most of the available resident feedback is favorable: one resident called AVA “a very beautiful place to live” and praised the terrace, while another said the building manager was “super responsive.” A later review sharply disputes that experience, reporting that the elevator was broken for days, residents were locked out, and online maintenance requests were effectively ignored; the positive comments may partly reflect earlier management, so the current position is uncertain.

Guide Immo provides the only building-specific published aggregate located: 4.75/5 from 4 votes. Its direct curve conversion is 9.25, but because the review base is below 10, the final score is kept within one point of 6.5, yielding 7.5; no recurring review themes were available to adjust it.

Florence Condos — Phase 2Ville-Marie, Montreal
7.7/ 10
—/ 10
7.5/ 10

Guide Immo’s building-specific aggregate of 4.75/5 from 4 votes is the only published rating located, but it has fewer than 10 reviews, so the result is kept within one point of the 6.5 baseline as required. The reported project commentary is generally favorable on finishes, location and private outdoor space, while the stair-only layout and lack of elevator qualify the living assessment; no recurring resident complaints or structural failures were established.

+ Engineering wood flooring+ Quartz and ceramic finishes+ Electric heating and included mono-split air conditioning+ Air exchanger+ Intercom access control
− No elevator− No sprinklers or generator reported by the promoter; final code compliance shoul
+ Quiet residential setting+ Balcony for every unit+ Private rooftop terraces for some third-floor units+ Close to Frontenac and Préfontaine metro stations+ Nearby shops, parks, restaurants and cafés
− No elevator− Outdoor stairs− No enclosed common areas− No pool− Short-term rentals prohibited

No resident review comments about leaks, plumbing, HVAC failures, electrical problems or other structural defects were located. A June 2026 project article describes wood structure, engineered-wood floors, quartz and ceramic finishes, electric heating, a mono-split air conditioner and an air exchanger; it also states that the promoter indicates no sprinklers or generator, with final safety details to be verified.

The available published commentary describes a quiet, transit-connected daily setting with balconies and nearby services; Jordan Owen is quoted as saying, “C’est un bon investissement pour y vivre. Les prix sont raisonnables, le produit est de qualité.” The same article cautions that the absence of an elevator and the stair-based layout make the project less suitable for people with reduced mobility, and notes there is no pool or enclosed common area.

7.1/ 10

The largest clearly published review aggregate located for the building is Google Reviews/Maps at 4.1/5 from 7 resident reviews, which converts to 7.4/10 on the specified curve. Because the aggregate is below the ten-review anchor threshold, the result remains within one point of 6.5; the sharply negative security account offsets the otherwise repeated praise for maintenance, management, cleanliness and staff.

+ Proactive management+ Well-maintained common environment+ Friendly staff+ Quiet building+ Convenient location
− Security/access-control complaint− Package-theft complaint− Management responsiveness complaint− High-price complaint

no notes returned

no links returned

Residents frequently describe the building as “well maintained,” “quiet and clean,” and supported by “proactive and responsive” management; another review praises the concierge and property director and says a free Zumba class created “a great vibe.” The main contrary account alleges “broken locks, rampant theft,” stolen packages and management that would “ghost” complaints, while another review says living there was a “constant source of stress, frustration, and disappointment.”

JacquesVille-Marie, Montreal
6.0/ 10
5.0/ 10
6.0/ 10

Guide Immo’s building-level rating of 3.67/5 from six votes is the only qualifying published aggregate located, so it sets the level; using the stated market curve gives approximately 6.0/10. The written evidence is limited and historical, but includes serious reports about unfinished units, incomplete balconies and unavailable services, supporting a weaker structure view and a cautious living assessment. Current completion or remediation is not established by the reviewed material.

− unfinished apartments− incomplete balconies− missing guardrails− missing air conditioning− missing basic infrastructure
+ rooftop pool advertised+ gym advertised+ yoga studio advertised+ lounge and communal kitchen advertised+ Papineau metro access advertised
− reported no amenities at time of review− reported unresponsive management− reported high price for no services

The published Jacques-specific feedback includes a report that apartments were “pas terminés” and another stating that balconies lacked guardrails, described as a “serious safety hazard.” That second report also said air conditioning and basic infrastructure such as garbage disposal and mailboxes were missing at the time of the review; these are historical review claims, not an independently verified current condition.

The developer and listing materials advertise a rooftop pool, gym, yoga studio, lounge and communal kitchen, while a Jacques-specific review said there was “aucune prestation” and another reported that promised amenities were unavailable at the time. The same latter review said management was unresponsive to emails; because these are review-date observations and the listing is later promotional material, the current operating status is uncertain.

Only buildings that have reached handover are rated. 1 of 10 projects carries no rating: a building still under construction is never asked about, one that has just been handed over may not have been reached yet, and the rest were asked about and no published resident commentary was found. Structure is fixed at handover and stays the developer's; management and living belongs to whoever runs the building now. The overall verdict weights both rather than averaging them. None of this is checked: a rating is what people published about a building, aggregated — it is not evidence, it cannot move a delay figure, and it is not part of the delivery record above.

Assessment coverage

Completed projects: 2016-10-15 through 2026-10-15. Initial research is capped at 10 completed projects and a separate delivery-risk search capped at 7 findings. Risk findings are not project assessment counts. Absence is not proof of a complete portfolio or no failures. Month-level dates overlapping a boundary are excluded from figures.

0 undated completions and 0 boundary-uncertain completions are retained but excluded from figures.

Stalled, cancelled & overdue projects

0 evidenced cases
The capped delivery-risk search ran; no project-level exception cases are recorded here. Risk findings are listed under Risks and are separate from assessed projects. This does not establish that the developer has no delivery failures.

Risks

Risk flags

7 found
FINANCIAL DISTRESS October 8, 2026 (reported; payment later confirmed the same day)
On October 8, 2026, Montréal placed three properties linked to Mondev’s Owen brothers on its list for possible judicial sale over approximately $200,000 in unpaid municipal taxes; a spokesperson subsequently confirmed the amount had been paid, so no auction was expected.
FINANCIAL DISTRESS June 24, 2025 (reported; referring to financial pressure in 2022)
In a June 2025 interview, Mondev founder David Owen said sharply higher construction costs and interest rates in 2022 had left the company at risk of exhausting its interest reserves and “in trouble”; he said banks provided assistance and that Mondev recovered through refinancing, asset sales and other measures.
DELIVERY DELAY February 22, 2023 (reported; future second phase was a commitment, not a completed project)
Mondev postponed the eastern tower of its planned two-tower Émilie-Gamelin project, reducing the immediate plan from two 18-storey towers totaling about 500 homes to one tower; Mondev attributed the change to higher interest rates and construction costs and said the second phase would be launched when possible.
DELIVERY DELAY June 6, 2023 (reported as stalled); June 26, 2024 (settlement reported)
Mondev’s planned 176-unit complex at Ste-Catherine and St-Hubert was reported stalled for years while the last tenant disputed relocation terms; the tenant later agreed to move in June 2024, and the reported account records Mondev’s and the tenant’s differing positions rather than a finding of wrongdoing.
DELIVERY DELAY Published/updated February 22, 2023; commitment was future and no completion is established by the retrieved evidence.
Mondev’s planned east tower of the Parc Émilie-Gamelin / Sainte-Catherine–Saint-Hubert development was postponed in February 2023 because higher interest rates and construction costs made the originally planned sequential two-tower schedule impossible; Mondev said it intended to launch the second phase when feasible, so the report documents a postponement rather than a cancellation.
PROJECT CANCELLED Published/updated July 26, 2023; project transfer had occurred before publication.
Mondev’s planned luxury-condominium project at 2560 rue Saint-Patrick, Montréal, was sold to UTILE before construction and replaced by a student-housing project; this is a documented change of developer/use, not evidence that Mondev’s parent company was insolvent or that UTILE failed.
DELIVERY DELAY Stall reported June 6, 2023; subsequent permit reported April 5, 2024 and demolition reported May 5, 2025.
Mondev’s 176-unit tower planned at Sainte-Catherine and Saint-Hubert was reported stalled in June 2023 because a remaining tenant and Mondev had not reached an agreement required for the project to proceed; later reporting says Montréal granted a demolition permit in April 2024 and a 2025 report records demolition underway, so the earlier stoppage should not be treated as still active as of the research date.
