AI research over published reviews and resident comments. Scores are a model’s reading of opinion, not figures stated on a page, and nothing here feeds any number above it. The links under each block are the pages that research says it used. Based on available resident reviews of covered buildings. These are reported experiences, not independent building inspections, and may not represent all residents or properties.

Upkeep and response — belongs to whoever runs the building now. From 7 of 7 rated buildings here and 39 in the market.
The market here is Qatar: every other developer whose head office is in the same country, because the review platforms residents use, and the service norms they judge against, move together within one. It is not a city, a sector or a price band. Read structure and living together. A developer above the market on structure and below it on living builds well and runs buildings badly, which is a fixable problem and a different one from building badly. Higher ratings are better; differences use the displayed scores rounded to one decimal. Rated buildings only, on both sides, and a structure or living score with no stated basis — no review count and no notes or links — is left out of both.

Risks & source coverage

  • DELIVERY DELAY Reported January 26, 2023; status updated December 9, 2025 In Montenegro, Qatari Diar’s Beyond Horizon/Blue Horizon resort in Pržna Bay was still not built after 12 years: the planned 2014 opening had not occurred, the five 2018 building permits had expired, and the government said implementation was below the expected pace; the investor attributed the delay to property disputes and QDHPIM denied wrongdoing in the ownership dispute. A December 2025 report said the former Qatari Diar subsidiary, renamed Blue Investments, had only restarted the approval process and was still seeking environmental-permit decisions, not reporting completed construction.
  • DELIVERY DELAY Reported January 11, 2021; suspension began in 2016 Qatari Diar’s CityGate project in New Cairo was reported on January 11, 2021 as having been suspended for four years because of a dispute with Egypt’s New Urban Communities Authority; its subsidiary East Gate had only then obtained approval to resume work, after a court ruling rejected NUCA’s claimed EGP 1.379 billion in fees, with construction still being prepared rather than completed.
  • DELIVERY DELAY 10 April 2026 (publication date; position researched as of 9 October 2026) Chelsea Barracks in London, led by Qatari Diar, was reported as a delayed development in April 2026; Westminster’s committee approved revised Phase 5 plans to encourage completion, while noting concerns about delays and that it could not enforce a delivery deadline for the final Phase 6.

The market here is Qatar: every other developer whose head office is in the same country, because planning regimes and reporting norms move together within one. It is not a city, a sector or a size band. Read the two delay figures together. A median close to the market with a much better average means no single disaster; the reverse means one project is carrying the record. Time to deliver runs from the earliest start we hold to the completion itself — a construction start where a source gave one, otherwise a sales launch, otherwise the launch year read as its January. A handover the sources place only inside a year is read as that December, so a duration is the widest the record allows rather than the flattering end of it. Only delivered projects dated at both ends count, so it is taken over fewer projects than the delay figures, and a long build is not a fault: a tower is not a villa run. Sourced figures only, both sides, and values taken from documents held on file are excluded here — a developer who shares their records should not score better than one who does not.

Click a row in the chart to open a project, or a table row below to see its sources. The chart runs wider than the page where the record spans many years — scroll it sideways to follow a project to its handover. Every date we have is drawn. A hollow marker is only a launch year, not a date anyone published. No dates published means we looked and found none; dates not yet checked means we have not looked yet. Handing over is not finished — rows say which. A delay is shown when one source gives the promised date and another gives the real one, however rough: "2019" still counts, and the row shows how wide that is. Projects missing one of the two dates, or with sources that disagree, are left out of the figures. 2 dated statements are held back: a broker listing with no date on it, or a page with no year, cannot fix a date. 6 turned out to be about something else — a phase, a neighbour, the wider masterplan — and are marked off-subject.

Combined from 10 published figures on 2 platforms, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 8.4.

Google Reviews/Maps supplies the largest reported review base and its 4.7/5 converts to 9.4 under the stated curve. Tripadvisor, Booking.com and Yandex are directionally consistent, while the written evidence adds repeated praise for staff, cleanliness, rooms and amenities; the score remains guest-evidence-based rather than a resident-year assessment.

+ New construction+ Spacious rooms+ Modern interiors+ Powerful showers and air conditioning+ Well-maintained pools
− Minor room-layout criticism
Not found in sources: No recurring structural failure reported · No recurring plumbing failure reported · No recurring HVAC failure reported · No recurring electrical failure reported
+ Attentive staff+ High cleanliness+ Strong breakfast+ Spa and pools+ Quiet seaside atmosphere
− Distance from historic centre− Uneven pool service− Uneven lounge service− Below-expectation room service− Isolated serious theft allegation

Published guest reports describe the physical product as new, spacious and modern: one review says the bedrooms have “powerful shower, double sinks & superb air con,” while another calls the property “new and stylish” and “very clean.” A minor design criticism was a “slightly tight toilet space”; no recurring leaks, flooding, lift, plumbing or electrical failure was published in the material read.

Daily-life feedback is strongly positive: Booking.com publishes 9.6 for cleanliness, 9.5 for staff and 9.5 for facilities, and guests repeatedly describe staff as “friendly,” “professional” and “always helpful.” The main operational reservation is uneven premium-area service: one Tripadvisor reviewer said lounge service was “very very poor” and that pool staff often sat on phones; the Turkish-language Yandex page also contains isolated serious allegations, which are not corroborated by the larger review aggregates.

8.8/ 10

The 4.7/5 aggregate from 305 reviews for the Lusail Towers cluster sets the level and converts to 8.5/10 under the supplied curve. Repeated positive comments about the modern design, cleanliness and location move the evidence-based result upward by about 0.3; the lone operational complaint is not recurring and does not qualify for a deduction.

Published reviews describe a polished visitor experience: one reviewer called the towers "sleek, imposing, and architecturally striking," while another said the area was "clean, modern, and perfect for walking around or taking photos." The main operational criticism was a single 1/5 review alleging there was "no proper time to manage all the work" and that some people were facing problems; the available pages are primarily office/landmark reviews rather than verified resident reviews.

Combined from 4 published figures on 1 platform, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 8.3.

The largest reported review base is IMPT’s 9.3/10 from 721 guest reviews, which converts to approximately 8.6/10 under the supplied guest-rating curve. The rating is supported by strong praise for staff, rooms, setting and facilities, but recurring service and housekeeping criticisms, plus one air-conditioning report, justify a modest net adjustment to 8.5; no direct structural aggregate is published.

+ Clean spacious rooms+ Well-maintained grounds+ Strong resort facilities+ Multiple pools+ Comfortable villas
− Air-conditioning availability issue− Housekeeping omissions− Occasional room cleanliness lapse− Inconsistent dining operations− Privacy hardware concern
+ Friendly staff+ Attentive hospitality+ Peaceful desert setting+ Excellent breakfast+ Good pools and spa
− Slow pool-bar service− Inconsistent restaurant service− Housekeeping lapses− Privacy concern− Occasional rude concierge interaction

Reviews describe “very beautiful and clean” rooms, a “well maintained” pool area and strong resort facilities, while another guest called the rooms “spacious and comfortable.” The main systems-related complaint was a reported air-conditioning failure in 35°C conditions; a separate review also described a room lacking a lock, so the evidence supports good apparent upkeep but not a clean bill of health for every room system or fitting.

Daily experience is generally highly praised: guests describe “friendly” staff, “excellent service,” a peaceful desert oasis and breakfast with a “wide and delicious selection.” The main counter-evidence is operational—one guest reported that pool-bar service took an hour and breakfast tables were not cleaned, while another said Mekong service was “atrocious” and took almost an hour for food.

Google Reviews/Maps publishes 2.3/5 from 4 reviews. Adjusted for where resident ratings usually fall, and weighted toward the 6.5 midpoint (more strongly the fewer the reviews), that gives 5.1.

The building-level Google aggregate of 4.5/5 from 12 reviews sets the score at 8.5/10 under the supplied conversion curve. The accessible written feedback is predominantly positive, but resident-specific evidence is limited because the property is an office complex rather than a residential building; no recurring qualifying complaint or published structural rating was found to change the anchor.

Published reviews describe the day-to-day setting positively: one visitor called it “clean and neat,” another praised the “warm and welcoming staff,” and another highlighted the restaurants and full bar. The main operational complaint was that management was “very lazy and layback,” with the reviewer saying nobody responded seriously about an event; a separate Studio at The JACX rating was 2.3/5 from four reviews, with the surfaced complaint “Unreliable WiFi.”

Combined from 6 published figures on 2 platforms, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 8.8.

The largest reported review base is Google’s 4.7/5 from 5,033 reviews, which converts to 8.5/10 under the requested curve and sets the level. Tripadvisor, Booking.com and Trip.com also publish high guest scores, while the written evidence adds substantial praise but identifies intermittent service and room-condition problems; no resident-only rating was located, so this remains primarily hospitality evidence rather than a direct measure of a resident’s year.

+ spacious rooms+ well-appointed interiors+ clean rooms+ large bathrooms+ good soundproofing
− cracked window reported− damaged bathroom fittings− incomplete housekeeping− slow repairs− room-condition inconsistency
+ warm professional staff+ butler service+ strong cleanliness+ varied breakfast+ pool and spa amenities
− slow breakfast service− inconsistent complaint follow-up− inconsistent service standards− restaurant quality concerns− smoking-area nuisance

Reviews praise the spacious, well-appointed rooms, large bathrooms, cleanliness and soundproofing; Tripadvisor records one reviewer saying room cleanliness and soundproofing were “at the top.” However, a Trip.com review reported a visibly cracked exterior window, damaged bathroom accessories and unchanged linen during a four-day stay, while another reported a 45-minute wait for a curtain repair. These are guest observations rather than an engineering inspection, and no independent structural audit was found.

Daily-life feedback is strongly positive: guests describe staff as “welcoming, friendly, warm, professional,” and repeatedly praise butlers, breakfast, pools, spa and housekeeping. The negative evidence is operational rather than universal: reviewers mention slow tea and coffee service, breakfast seating or attentiveness problems, a rude breakfast interaction with “no follow-up,” and a smoking section in part of the lobby bar.

Combined from 6 published figures on 1 platform, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 7.7.

HomeViews’ 4.62/5 resident aggregate is the largest directly resident-oriented review base, but it has only seven reviews, so the score is kept within one point of the 6.5 fallback level. Positive service and amenity themes offset recurring noise, system-fault and management complaints; Google’s smaller 4.0/5 result supports caution but is not used as a full dissent adjustment under the threshold rule.

+ Modern design+ Quality lift interiors+ Clean gym and spa+ Good kitchen appliances+ Well-maintained communal areas
− Cooling-unit failures− Heating failure reported− Smart-control faults− Wind-related wall creaking− Handover snags and workmanship
+ Helpful concierge+ Prompt management response+ Clean spa and gym+ Pool and health club+ Strong transport access
− Railway and traffic noise− Noise-related sleep disruption− Management disorganisation− Crowds and pollution− Parking constraints

Residents generally describe a modern, well-designed building with clean, well-managed facilities and good appliances. Physical-system complaints include that “my cooling unit kept breaking,” a heating and smart-control failure that required emergency treatment, wind-related wall creaking, and one reported handover with “dismal workmanship” and unresolved snags.

Day-to-day feedback is strongest on service and amenities: residents describe concierge staff as “kind and helpful,” “super helpful and friendly,” and facilities as “always clean and well-managed.” The main lifestyle drawbacks are noise and management inconsistency: one reviewer said railway noise meant “We couldn’t sleep at night,” while another described the landlord experience as “Super disorganised, misleading and disrespectful.”

Combined from 5 published figures on 1 platform, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 7.

Google’s 4.0/5 aggregate from 292 reviews is the largest review base and converts to 7.0/10 under the specified curve. The score remains below that anchor because several written reviews describe recurring operational inconsistency and specific AC/plumbing issues, partly offset by repeated praise for design, facilities and staff; the evidence is guest-based because this is a hotel rather than a resident-review platform.

+ High-quality finishes+ Comfortable rooms+ Large suites+ Well-appointed facilities+ Strong room design
− AC cycling− Plumbing noise− Weak air-conditioning in one report− Occasional housekeeping lapses− Uneven operational commissioning
+ Warm staff+ Personalised service+ Peaceful atmosphere+ Luxury spa and pool+ Rooftop bar and amenities
− Inconsistent service− Disorganised management− Slow responses− Housekeeping lapses− Family gym restriction

Published reviews describe the physical asset positively: Tripadvisor lists Rooms at 4.6/5 and reviewers call the rooms comfortable, well appointed and finished to a high standard. The contrary infrastructure feedback is specific rather than evidence of a major structural failure: one review reports that the AC cycled all night and pipes banged when taps ran, while another describes air-conditioning as “super weak”; no flooding, lift failure or major structural defect was reported.

Day-to-day feedback is mixed but mostly positive: guests praise “friendly and thoughtful service,” a “peaceful oasis,” the spa and pool, and staff who “simply cannot do enough for you.” The negative reviews describe uneven execution, including requests taking “30 min for responses,” unreliable luggage and laundry handling, and a concierge experience involving “random directions” and weak air-conditioning; Tripadvisor’s published Service sub-score is 3.9/5.

Only buildings that have reached handover are rated. 1 of 8 projects carries no rating: a building still under construction is never asked about, one that has just been handed over may not have been reached yet, and the rest were asked about and no published resident commentary was found. Structure is fixed at handover and stays the developer's; management and living belongs to whoever runs the building now. The overall verdict weights both rather than averaging them. None of this is checked: a rating is what people published about a building, aggregated — it is not evidence, it cannot move a delay figure, and it is not part of the delivery record above.

Projects

Assessment coverage

Completed projects: 2016-10-15 through 2026-10-15. Initial research is capped at 10 completed projects and a separate delivery-risk search capped at 7 findings. Risk findings are not project assessment counts. Absence is not proof of a complete portfolio or no failures. Month-level dates overlapping a boundary are excluded from figures.

2 undated completions and 0 boundary-uncertain completions are retained but excluded from figures.

Stalled, cancelled & overdue projects

0 evidenced cases
The capped delivery-risk search ran; no project-level exception cases are recorded here. Risk findings are listed under Risks and are separate from assessed projects. This does not establish that the developer has no delivery failures.

DELIVERY DELAY Reported January 26, 2023; status updated December 9, 2025
In Montenegro, Qatari Diar’s Beyond Horizon/Blue Horizon resort in Pržna Bay was still not built after 12 years: the planned 2014 opening had not occurred, the five 2018 building permits had expired, and the government said implementation was below the expected pace; the investor attributed the delay to property disputes and QDHPIM denied wrongdoing in the ownership dispute. A December 2025 report said the former Qatari Diar subsidiary, renamed Blue Investments, had only restarted the approval process and was still seeking environmental-permit decisions, not reporting completed construction.
DELIVERY DELAY Reported January 11, 2021; suspension began in 2016
Qatari Diar’s CityGate project in New Cairo was reported on January 11, 2021 as having been suspended for four years because of a dispute with Egypt’s New Urban Communities Authority; its subsidiary East Gate had only then obtained approval to resume work, after a court ruling rejected NUCA’s claimed EGP 1.379 billion in fees, with construction still being prepared rather than completed.
DELIVERY DELAY 10 April 2026 (publication date; position researched as of 9 October 2026)
Chelsea Barracks in London, led by Qatari Diar, was reported as a delayed development in April 2026; Westminster’s committee approved revised Phase 5 plans to encourage completion, while noting concerns about delays and that it could not enforce a delivery deadline for the final Phase 6.
DELIVERY DELAY 1 April 2025 (publication date; projected dates are future commitments, not completed delivery)
Qatari Diar’s Chelsea Barracks masterplan had unfinished phases: a 2025 report said Phase 4 was still under construction, Phase 5 was not due to start until 2027, and final Phase 6 was not expected until 2033; Qatari Diar said it was replacing the previously approved 20-townhouse Phase 5 with about 95 apartments because market conditions and demand had changed.
DELIVERY DELAY 14 February 2016 (publication/event reporting date; material pre-window history retained as an older unresolved failure record)
The Blue Horizons resort in Tivat, Montenegro, involving Qatari Diar’s local subsidiary Katari Diar Hotel & Property Investment Montenegro, was reported in February 2016 as having a termination notice, suspended work and only preparatory works completed; the subsidiary denied that the project was being stopped, so the report documents a disputed stoppage rather than an established cancellation.
DELIVERY DELAY 31 October 2016 (publication date; later restart reported 12 January 2021)
Qatari Diar’s CityGate project in New Cairo was reported in October 2016 as still suspended, with only 1.8% completed amid a dispute with Egypt’s New Urban Communities Authority; a later January 2021 report said the subsidiary received approval to resume construction, so this is a documented historical stall with a reported restart rather than a current failure finding.
