AI research over published reviews and resident comments. Scores are a model’s reading of opinion, not figures stated on a page, and nothing here feeds any number above it. The market here is Australia: every other developer whose head office is in the same country, because the review platforms residents use, and the service norms they judge against, move together within one. It is not a city, a sector or a price band. Read structure and living together. A developer above the market on structure and below it on living builds well and runs buildings badly, which is a fixable problem and a different one from building badly. Higher ratings are better; differences use the displayed scores rounded to one decimal. Rated buildings only, on both sides, and a structure or living score with no stated basis — no review count and no notes or links — is left out of both.

Risks & source coverage

  • PROJECT CANCELLED Approval overturned 9 February 2022; site sale announced 31 May 2022; sale reported 4 October 2023 Sekisui House’s proposed Yaroomba Beach resort and housing project was shelved after the Queensland Supreme Court overturned the approval in February 2022; Sekisui then put the entire 18.5-hectare site on the market in May 2022. Sekisui said it was selling the site and did not concede wrongdoing; the later sale was reported in 2023.
  • DELIVERY DELAY Customer reports updated through 18 December 2024; page published 19 November 2020 Buyers reviewing Sekisui House Australia reported alleged completion slippages at a residential project, including a completion date moving from 2024 to 2025, along with unfinished or defective work; these are customer allegations and the page does not establish an adjudicated finding.
  • PROJECT CANCELLED 9 May 2024 (cancellation decision; site formerly owned by Sekisui House) The Sekisui House Australia Yaroomba Beach resort/masterplan was abandoned after Sekisui sold the site; in May 2024 Sunshine Coast Council granted the new owner’s request to cancel Sekisui’s development approval, which therefore no longer had effect and could not be acted upon.

The market here is Australia: every other developer whose head office is in the same country, because planning regimes and reporting norms move together within one. It is not a city, a sector or a size band. Read the two delay figures together. A median close to the market with a much better average means no single disaster; the reverse means one project is carrying the record. Time to deliver runs from the earliest start we hold to the completion itself — a construction start where a source gave one, otherwise a sales launch, otherwise the launch year read as its January. A handover the sources place only inside a year is read as that December, so a duration is the widest the record allows rather than the flattering end of it. Only delivered projects dated at both ends count, so it is taken over fewer projects than the delay figures, and a long build is not a fault: a tower is not a villa run. Sourced figures only, both sides, and values taken from documents held on file are excluded here — a developer who shares their records should not score better than one who does not.

Click a row in the chart to open a project, or a table row below to see its sources. The chart runs wider than the page where the record spans many years — scroll it sideways to follow a project to its handover. Every date we have is drawn. A hollow marker is only a launch year, not a date anyone published. No dates published means we looked and found none; dates not yet checked means we have not looked yet. Handing over is not finished — rows say which. A delay is shown when one source gives the promised date and another gives the real one, however rough: "2019" still counts, and the row shows how wide that is. Projects missing one of the two dates, or with sources that disagree, are left out of the figures. 3 turned out to be about something else — a phase, a neighbour, the wider masterplan — and are marked off-subject.

Allere UnoWest Village, Brisbane
7.5/ 10
—/ 10
7.5/ 10

The only located published rating is a 5.0/5 aggregate for the named Allere Collection cluster, based on one review; it therefore cannot establish a robust building-level resident benchmark. Applying the instruction to keep a sub-10-review result within one point of 6.5 produces 7.5, with no reported complaints or structural evidence to move it further.

+ Great location+ Resident amenities+ Outdoor spaces+ Timely contact+ Willingness to help

no notes returned

no links returned

The published community-feedback page records “Great location” as the most-selected strength, followed by resident amenities and outdoor spaces. Its sales-team feedback also records “Timely contact” and “Willingness to help”; these are feedback tallies rather than individual resident reviews, and no recurring operational complaint was published in the material located.

Sanctuary Wentworth Point — Stage 2 Laguna & GladeWentworth Point, Sydney163 units
6.5/ 10
6.5/ 10
6.5/ 10

No platform-published building rating was located, so the result is based on the two written reviews read: one positive resident account and one mixed independent review. The evidence supports good amenities, design, service and community experience, balanced by transport congestion, high costs and one heat-management observation; with only two reviews, the score is kept at the 6.5 midpoint.

+ Double glazing+ Zoned air conditioning+ Dual-aspect layouts+ Natural light+ Recycled-water network
− Stuffy when closed without air conditioning
+ Responsive service+ Wellness amenities+ Waterfront and park outlooks+ Walkable access to ferry, bus and shops+ Community friendships
− Peak-hour road congestion− High strata fees and price

The independent review found the dual-aspect layout supports morning and evening sun and cross-ventilation, while noting that the inspected apartment was “stuffy” on a hot day when closed, though it cooled quickly with air conditioning. Published project material also states that the apartments use double glazing, zoned air conditioning and dual water-supply networks using recycled water; this is specification evidence, not a resident defect rating.

A resident reported that “any small tweaks were addressed with great service,” and said the home provided “a village life,” with walking access to transport and shops and new friendships. The independent review also highlighted the nearby gym and pool, but reported that the area’s main road can be “nightmarish” at busy times and that the price and $4,200 quarterly strata fees are expensive.

4.5/ 10
4.5/ 10
4.5/ 10

Google Reviews/Maps is the only building-specific aggregate located, at 1.8/5 from four resident reviews; because it has fewer than ten reviews, the score is kept within one point of the 6.5 low-count reference level, giving a 5.5 anchor conversion. Repeated complaints about workmanship, leaks, defect handling and delays justify the maximum one-point commentary reduction, producing 4.5 overall; structure and living are both set at 4.5 because evidence exists for both.

+ High-standard build quality reported by one resident+ High-standard furnishings reported by one resident+ 4 Gold Star iCIRT accreditation reported+ Rooftop solar and rain gardens reported
− Poor kitchen joinery and uneven doors− Whistling through an apartment− Peeling paint and cracking decking− Reported shower and ceiling leaks− Oil-soaked unsealed barbecue concrete
+ Convenient Metro and retail access+ Pool and outdoor facilities praised+ Views praised+ Location praised
− Unresolved defect reports− Slow or evasive follow-up− Completion-date slippage− Reported stress and legal escalation

Structural and finish feedback is sharply mixed. Residents reported “poor joinery,” “uneven bottoms of doors,” whistling through an apartment, peeling paint, cracking timber decking and a shower leak through a ceiling and downlights; another resident said the “build quality and furnishings are a high standard.” The published 4 Gold Star iCIRT accreditation is project-level evidence, not a resident review rating.

Daily-life evidence is mixed but currently dominated by complaints about after-sales service. One resident praised Lumia’s location, pool facilities and view, while other residents described a “loop of hollow promises,” unanswered calls and continuing defects; the Google listing records an overall 1.8/5 from four reviews.

Only buildings that have reached handover are rated. 7 of 10 projects carry no rating: a building still under construction is never asked about, one that has just been handed over may not have been reached yet, and the rest were asked about and no published resident commentary was found. Structure is fixed at handover and stays the developer's; management and living belongs to whoever runs the building now. The overall verdict weights both rather than averaging them. None of this is checked: a rating is what people published about a building, aggregated — it is not evidence, it cannot move a delay figure, and it is not part of the delivery record above.

Projects

Assessment coverage

Completed projects: 2016-10-15 through 2026-10-15. Initial research is capped at 10 completed projects and a separate delivery-risk search capped at 7 findings. Risk findings are not project assessment counts. Absence is not proof of a complete portfolio or no failures. Month-level dates overlapping a boundary are excluded from figures.

0 undated completions and 0 boundary-uncertain completions are retained but excluded from figures.

Stalled, cancelled & overdue projects

0 evidenced cases
The capped delivery-risk search ran; no project-level exception cases are recorded here. Risk findings are listed under Risks and are separate from assessed projects. This does not establish that the developer has no delivery failures.

PROJECT CANCELLED Approval overturned 9 February 2022; site sale announced 31 May 2022; sale reported 4 October 2023
Sekisui House’s proposed Yaroomba Beach resort and housing project was shelved after the Queensland Supreme Court overturned the approval in February 2022; Sekisui then put the entire 18.5-hectare site on the market in May 2022. Sekisui said it was selling the site and did not concede wrongdoing; the later sale was reported in 2023.
DELIVERY DELAY Customer reports updated through 18 December 2024; page published 19 November 2020
Buyers reviewing Sekisui House Australia reported alleged completion slippages at a residential project, including a completion date moving from 2024 to 2025, along with unfinished or defective work; these are customer allegations and the page does not establish an adjudicated finding.
PROJECT CANCELLED 9 May 2024 (cancellation decision; site formerly owned by Sekisui House)
The Sekisui House Australia Yaroomba Beach resort/masterplan was abandoned after Sekisui sold the site; in May 2024 Sunshine Coast Council granted the new owner’s request to cancel Sekisui’s development approval, which therefore no longer had effect and could not be acted upon.
DELIVERY DELAY 20 November 2024 (published report; February 2025 was a future commitment at that time)
Sekisui House Australia reported an unexpected settlement delay at Sanctuary’s Laguna & Glade project in Wentworth Point because industrial action hindered the permanent power connection; a November 2024 connection date had been cancelled and February 2025 was only tentative, with settlement expected about four weeks after connection, so this documents a historical delay rather than an assertion that the project remained incomplete at 11 October 2026.
