AI research over published reviews and resident comments. Scores are a model’s reading of opinion, not figures stated on a page, and nothing here feeds any number above it. The links under each block are the pages that research says it used. Based on available resident reviews of covered buildings. Risks & source coverage

  • SAFETY / LABOUR 4 September 2020 incident; judgment and orders 28 June 2024 A NSW District Court found Stockland Property Management liable for breaching its duty of care after a customer slipped on a wet travelator at Stockland’s Mall Merrylands; the court found that treating the relevant downward-sloping travelator would have been a reasonable precaution, while Stockland argued that its partial treatment of other travelators was sufficient.
  • REGULATORY 26 September 2024 The ACCC accepted a court-enforceable undertaking from Stockland in connection with its proposed acquisition of 12 Lendlease masterplanned communities because, without a divestiture, the transaction was considered likely to substantially lessen competition in Illawarra; Stockland was required to divest the Forest Reach project, and the ACCC then decided not to oppose the acquisition subject to that remedy.
  • LEGAL 15 September 2022 The Queensland Planning and Environment Court dismissed Stockland Development’s appeal for the proposed Twin Waters West masterplanned community, finding that Stockland had not demonstrated protection of the high-ecological-significance central wetland and that the proposal presented a real prospect of detriment or destruction to it; Stockland said it was disappointed and would review the judgment.

The market here is Australia: every other developer whose head office is in the same country, because planning regimes and reporting norms move together within one. It is not a city, a sector or a size band. Read the two delay figures together. A median close to the market with a much better average means no single disaster; the reverse means one project is carrying the record. Time to deliver runs from the earliest start we hold to the completion itself — a construction start where a source gave one, otherwise a sales launch, otherwise the launch year read as its January. A handover the sources place only inside a year is read as that December, so a duration is the widest the record allows rather than the flattering end of it. Only delivered projects dated at both ends count, so it is taken over fewer projects than the delay figures, and a long build is not a fault: a tower is not a villa run. Sourced figures only, both sides, and values taken from documents held on file are excluded here — a developer who shares their records should not score better than one who does not.

Click a row in the chart to open a project, or a table row below to see its sources. The chart runs wider than the page where the record spans many years — scroll it sideways to follow a project to its handover. Every date we have is drawn. A hollow marker is only a launch year, not a date anyone published. No dates published means we looked and found none; dates not yet checked means we have not looked yet. Handing over is not finished — rows say which. A delay is shown when one source gives the promised date and another gives the real one, however rough: "2019" still counts, and the row shows how wide that is. Projects missing one of the two dates, or with sources that disagree, are left out of the figures. 9 dated statements are held back: a broker listing with no date on it, or a page with no year, cannot fix a date.

The building-specific Google Reviews/Maps aggregate of 4.9/5 from 28 reviews sets the level, converting to approximately 9.7/10 under the supplied curve. Repeated praise for convenience and the centre’s spacious, inviting experience adds a modest commentary uplift, producing 10.0 overall and for living quality. No building-fabric, plumbing, HVAC, electrical, leak or waterproofing evidence was published in the material reviewed, so structure is null.

− Limited food options at opening− Some cafés not yet open

no notes returned

no links returned

Reviews describe a convenient, welcoming day-to-day experience: one visitor called the shops "Quick and convenient" and another said the centre was "Very spacious and inviting." The main reservation was early-stage retail completeness—"Not many food shops and coffee place not open yet"—so the available commentary reflects a newly opened centre rather than a mature resident-management track record.

Only buildings that have reached handover are rated. 8 of 9 projects carry no rating: a building still under construction is never asked about, one that has just been handed over may not have been reached yet, and the rest were asked about and no published resident commentary was found. Structure is fixed at handover and stays the developer's; management and living belongs to whoever runs the building now. The overall verdict weights both rather than averaging them. None of this is checked: a rating is what people published about a building, aggregated — it is not evidence, it cannot move a delay figure, and it is not part of the delivery record above.

Assessment coverage

Completed projects: 2016-10-15 through 2026-10-15. Initial research is capped at 10 completed projects and a separate delivery-risk search capped at 7 findings. Risk findings are not project assessment counts. Absence is not proof of a complete portfolio or no failures. Month-level dates overlapping a boundary are excluded from figures.

1 undated completions and 0 boundary-uncertain completions are retained but excluded from figures.

Stalled, cancelled & overdue projects

0 evidenced cases
The capped delivery-risk search ran; no project-level exception cases are recorded here. Risk findings are listed under Risks and are separate from assessed projects. This does not establish that the developer has no delivery failures.

Risk flags

7 found
SAFETY / LABOUR 4 September 2020 incident; judgment and orders 28 June 2024
A NSW District Court found Stockland Property Management liable for breaching its duty of care after a customer slipped on a wet travelator at Stockland’s Mall Merrylands; the court found that treating the relevant downward-sloping travelator would have been a reasonable precaution, while Stockland argued that its partial treatment of other travelators was sufficient.
REGULATORY 26 September 2024
The ACCC accepted a court-enforceable undertaking from Stockland in connection with its proposed acquisition of 12 Lendlease masterplanned communities because, without a divestiture, the transaction was considered likely to substantially lessen competition in Illawarra; Stockland was required to divest the Forest Reach project, and the ACCC then decided not to oppose the acquisition subject to that remedy.
LEGAL 15 September 2022
The Queensland Planning and Environment Court dismissed Stockland Development’s appeal for the proposed Twin Waters West masterplanned community, finding that Stockland had not demonstrated protection of the high-ecological-significance central wetland and that the proposal presented a real prospect of detriment or destruction to it; Stockland said it was disappointed and would review the judgment.
PROJECT CANCELLED 27 May 2010
Stockland was reported to have withdrawn from the Harlow Town Centre North regeneration project, with Harlow Council and the development partnership stating that Stockland was not in a position to complete the scheme; this is an older UK matter outside the rolling ten-year window, included because it documents an abandoned Stockland project.
DELIVERY DELAY 27 August 2025 (reporting date; commitment was mid-2025)
At Stockland’s Figtree Hill Estate near Appin, the Glen Lorne koala underpass was due to be finished by mid-2025 but remained half-built with work stalled for almost three months; Stockland said access negotiations with adjoining landowner Lendlease prevented completion, and no completion date was known at the report date.
PROJECT CANCELLED 14–17 March 2019 (sale/reporting); original DA submitted 24 October 2016
Stockland’s approved Toowong mixed-use apartment project in Brisbane was effectively abandoned by Stockland after it sold the Toowong retail and commercial assets in March 2019; reporting described the sale as an exit from the proposed three-tower residential redevelopment, rather than delivery of the approved scheme.
SAFETY / LABOUR 25 August 2021 (reported allegations and ongoing council investigation)
At Stockland’s Riverstone Crossing development on the Gold Coast, homeowners alleged in 2021 that homes were damaged by slope movement and that required sub-surface drainage had not been installed across affected lots; Stockland denied the allegation, said drainage was installed under expert advice, and reported supporting affected residents with buybacks or rebuilding offers while council compliance investigations continued.
