AI research over published reviews and resident comments. Scores are a model’s reading of opinion, not figures stated on a page, and nothing here feeds any number above it. The links under each block are the pages that research says it used. Based on available resident reviews of covered buildings. Upkeep and response — belongs to whoever runs the building now. From 6 of 7 rated buildings here and 58 in the market.
The market here is Vietnam: every other developer whose head office is in the same country, because the review platforms residents use, and the service norms they judge against, move together within one. It is not a city, a sector or a price band. Read structure and living together. A developer above the market on structure and below it on living builds well and runs buildings badly, which is a fixable problem and a different one from building badly. Higher ratings are better; differences use the displayed scores rounded to one decimal. Rated buildings only, on both sides, and a structure or living score with no stated basis — no review count and no notes or links — is left out of both.

Risks & source coverage

  • REGULATORY Inspection findings as of August 2025; inspection conclusion dated October 15, 2025 and follow-up reported January 26, 2026 The Government Inspectorate reported that SunBay Ninh Thuan JSC—the investor in the SunBay Park Hotel & Resort project—had been issued 17 land-use certificates on an impermissible residential/long-term basis, had not paid VND170.99 billion in additional land-use fees and late-payment penalties as of August 2025, and had not completed the project on its approved schedule; it recommended recovering the certificates and corrective action, while a January 2026 follow-up reported that the company had subsequently paid the assessed amount and cooperated with recovery of the certificates.
  • REGULATORY Decision dated August 9, 2024; reported August 14, 2024 Vietnam’s State Securities Commission fined Sun Real Estate Group JSC, identified in the report as a Sun Group company, VND92.5 million for failing to submit required 2021 financial, bond-payment and bond-use reports to the Hanoi Stock Exchange and for late submission of information concerning bond code SPTCH2123001.
  • DELIVERY DELAY Reported October 17, 2023; planned completion Q1 2026 was a future commitment, not an actual completion Hòa Bình authorities reported that three projects invested by Sun Group member Hoa Binh Sun Co. had not met their planned schedules; notably, the Đồi Thung project, planned to start in 2023 and finish in Q1 2026, had still not started by the report date because land-clearance and related approvals were unresolved.

The market here is Vietnam: every other developer whose head office is in the same country, because planning regimes and reporting norms move together within one. It is not a city, a sector or a size band. Read the two delay figures together. A median close to the market with a much better average means no single disaster; the reverse means one project is carrying the record. Time to deliver runs from the earliest start we hold to the completion itself — a construction start where a source gave one, otherwise a sales launch, otherwise the launch year read as its January. A handover the sources place only inside a year is read as that December, so a duration is the widest the record allows rather than the flattering end of it. Only delivered projects dated at both ends count, so it is taken over fewer projects than the delay figures, and a long build is not a fault: a tower is not a villa run. Sourced figures only, both sides, and values taken from documents held on file are excluded here — a developer who shares their records should not score better than one who does not.

Click a row in the chart to open a project, or a table row below to see its sources. The chart runs wider than the page where the record spans many years — scroll it sideways to follow a project to its handover. Every date we have is drawn. A hollow marker is only a launch year, not a date anyone published. No dates published means we looked and found none; dates not yet checked means we have not looked yet. Handing over is not finished — rows say which. A delay is shown when one source gives the promised date and another gives the real one, however rough: "2019" still counts, and the row shows how wide that is. Projects missing one of the two dates, or with sources that disagree, are left out of the figures. 3 turned out to be about something else — a phase, a neighbour, the wider masterplan — and are marked off-subject.

Trip.com 9.7/10, 9.5/10, 9.8/10, 9.6/10 · no review count · sg.trip.com
Combined from 7 published figures on 2 platforms, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 8.1.

Google’s 4.8/5 from 1,315 reviews is the largest reported review base and converts to 9.4/10 under the requested curve. Tripadvisor, Trip.com, Expedia and Booking.com are directionally consistent rather than materially dissenting; repeated praise supports a modest upward commentary adjustment, partly offset by recurring price/value concerns and occasional noise.

+ Modern facilities+ Well-appointed rooms+ Immaculate cleanliness
− Occasional noise transmission− Pool-area drainage concern− Isolated report of damp/mould near pool ceiling
+ Attentive staff+ Personalized service+ Distinctive opera-themed interiors+ Strong breakfast and dining+ Spa praised by guests
− High price− Occasional outside noise− Occasional hurried service− Small pool− Minor policy/value friction

Published reviews describe the rooms and facilities as modern, luxurious and well appointed; Tripadvisor’s published sub-ratings include 5.0/5 for cleanliness and 5.0/5 for sleep quality, while Trip.com reports amenities at 9.5/10. One Trip.com reviewer said the pool drain was ineffective and caused “water overflowing everywhere,” and a Vietnamese review mentioned slight damp/mould around the pool ceiling; these are isolated observations rather than evidence of a building-wide failure.

Daily-life feedback is strongly positive: guests repeatedly describe staff as “friendly, professional, and attentive,” and one Tripadvisor reviewer called the service “the best i've ever experienced.” The main reservations are that the property is expensive, some rooms admit city noise, and isolated guests noted a small pool, an ineffective pool drain and occasional service or policy friction.

Combined from 7 published figures on 1 platform, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 7.3.

Google Maps is the anchor because it has the largest review base: 4.7/5 from 4,226 reviews, converted to 9.1/10 on the stated curve. Booking.com is also strongly positive but is guest-only evidence and has a much smaller base; the reported praise and complaints balance at the anchor level. No published structural or systems evidence was found, so structure remains unevidenced rather than marked down.

+ Professional and helpful staff+ Clean Japanese-themed rooms+ Strong onsen and sauna facilities+ Scenic, relaxing setting+ Good room-service and dining feedback
− Noise in public areas− Crowding and poor guest etiquette− Inconsistent enforcement of quiet rules− Buffet queues and line-cutting− Few evening activities

no notes returned

no links returned

Guest reviews consistently praise the staff, rooms and facilities: Booking.com records “very friendly and super helpful” staff, while Google review excerpts describe “exceptional customer service” and a memorable onsen experience. The main operational weakness is the public-area atmosphere: reviewers report shouting, phone use and crowding, including the complaint that it was “not a very relaxing environment”; one reviewer also found the evening “a bit boring” because there were few activities.

Combined from 11 published figures on 2 platforms, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 8.

Trip.com has the largest published review base and sets the level at 9.3/10, which converts to 8.6/10 under the guest-rating curve. The score is adjusted to 8.5 for the reported water-quality, noise, response-time and breakfast-service problems, with repeated positive themes preventing a larger reduction. Structure is scored cautiously from the limited physical-condition evidence; living follows the strong guest aggregates and commentary.

+ Clean rooms and facilities+ Well-maintained pools+ Professional gym
− Yellowish water with sand and grit− Bubbling bathroom faucet− Dirty bathtub− Weak door sound insulation
+ Friendly and helpful staff+ Excellent location+ Fireworks and Kiss Bridge views+ Clean pool and gym+ Broad breakfast choice
− Slow responses− Noise from music and construction− Breakfast-service mix-ups− Beach access restrictions reported− Occasional long check-in

Most published feedback describes the rooms and facilities as clean, and Booking.com publishes 9.3/10 for cleanliness. However, one Trip.com reviewer reported that the bathroom faucet produced “yellowish water with sand and grit,” while another reported a dirty bathtub; these are isolated published observations rather than evidence of a confirmed building-wide defect.

The daily experience is generally strong: guests repeatedly describe staff as “friendly and helpful,” praise the pool, gym, breakfast variety and Sunset Town views, and Booking.com scores staff 9.0/10 and facilities 9.2/10. The negative operational feedback includes slow responses, construction and music noise, a breakfast seating mix-up, and one report of a three-hour delayed room handover.

Combined from 9 published figures on 2 platforms, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 8.

Booking.com’s 9.2/10 from 278 guest reviews is the largest review base and sets the 8.4 anchor conversion. The written evidence supports strong staff, cleanliness, facilities and villa quality, but also recurring service delays, noise and minor cleanliness issues; these themes offset rather than materially change the anchor.

+ Friendly staff+ Well-maintained grounds+ Large clean pools+ Spacious private villas+ Good breakfast
− Slow restaurant service− Repeated/loud music− Villa cleanliness lapses− Vacant/incomplete areas

Guests commonly describe the resort as spacious, clean and well maintained, with “fantastic” staff, large pools and attractive villas. The main operational criticisms were that restaurant service could be slow, some staff were “really helpful or really clueless,” music repeated loudly, and one villa had sofa stains and used cigarettes on the balcony.

A 5.0/5 building aggregate was found, but it is based on only two reviews and therefore cannot be the anchor. Only one written review was readable, which is fewer than the three-review minimum for prose-based scoring; consequently no score is assigned. As of 2026-10-12, the available independent review evidence is very limited and mostly consists of one positive comment about modern facilities.

+ Modern facilities+ Advanced diagnostic equipment+ 24/7 intensive-care capability
+ 24/7 emergency response+ Rapid-response links to resorts and airport+ International-standard inpatient rooms+ VIP resort-style rooms

The only readable review described the building as having “very modern facilities.” Published project material reports a 21,600 m² hospital with MRI 3.0 Tesla with AI, a 512-slice CT scanner, and 24/7 intensive-care capability; these are published specifications, not independent resident engineering assessments.

The only readable review praised the premises as “very modern”; no readable review reported on management speed, staff attitude, security, cleanliness, or common-area upkeep. The operator states that the hospital has 24/7 emergency capability and connections from the airport and Sun Group resorts, but those are operational claims rather than independent resident reviews.

7.5/ 10

Mogi.vn’s building-level aggregate of 4.7/5 from three reviews is the only published rating located, so it sets the anchor; the 4.7/5 market conversion is approximately 9.3/10. Because the rating base is below ten reviews, the reported score is kept within one point of 6.5, resulting in 7.5, with structure left unscored because no published structural rating was found.

+ Smart-home features reported+ Large glazed views+ Modern high-rise design
+ Good security+ Pool and gym amenities+ Convenient central location+ West Lake views+ Retail and entertainment on-site
− Limited internal grounds− Morning traffic congestion

The published resident account describes modern features including automated lights, curtains and underfloor heating, plus large windows oriented toward West Lake. No source reviewed for this report publishes a resident complaint about leaks, plumbing, HVAC, electrical systems or other structural failures; the positive design claims are from a 2021 feature rather than a current engineering inspection.

The published resident account says the building has “an expensive West Lake view,” “good security,” a pool and gym, and convenient access to the airport and schools. The same account notes that morning congestion is hard to avoid, while the review feature says the internal grounds are “not really spacious”; these are dated observations, not evidence of present-day operating performance.

6.5/ 10
Sun Blanca review 9/10, 7/10, 8.5/10 · no review count · sunblanca.com.vn
Combined from 3 published figures on 1 platform, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 6.5.

Google’s 3.9/5 aggregate from 83 reviews is the largest directly reported review base and converts to 6.7/10 under the specified curve. The reported praise and complaints modestly offset one another, producing 6.6/10; the evidence is about a newly operating visitor attraction rather than a conventional residential building, so structure remains unevidenced.

+ Clean water+ Clean facilities+ Safety/lifeguard presence+ Modern locker facilities
− Limited shade while landscaping matures− Hot walking surfaces
+ Helpful staff+ Clean common areas+ Large attraction selection+ Family-friendly zones+ Convenient lockers
− Some rides unavailable early on− Food value/choice concerns− Limited shade− Peak-period queues/crowding

The available physical-condition feedback is favorable but largely guest-oriented: one review page describes the water as clear and non-irritating, while its published cleanliness-and-safety score is 9.5/10. The same source notes that some tree canopies were not yet large enough, and another review summary mentions clean, airy toilets; this is operational evidence, not an engineering assessment.

Visitors and review summaries describe staff as “professional/enthusiastic,” the park as spacious, and facilities as clean; one published review gives game variety 9/10 and says the children’s area feels safe. Counterpoints include reports that “many rides” were not yet available during early operation, plus buffet/food criticism and limited shade while landscaping matured.

Only buildings that have reached handover are rated. 1 of 8 projects carries no rating: a building still under construction is never asked about, one that has just been handed over may not have been reached yet, and the rest were asked about and no published resident commentary was found. Structure is fixed at handover and stays the developer's; management and living belongs to whoever runs the building now. The overall verdict weights both rather than averaging them. None of this is checked: a rating is what people published about a building, aggregated — it is not evidence, it cannot move a delay figure, and it is not part of the delivery record above.

Assessment coverage

Completed projects: 2016-10-15 through 2026-10-15. Initial research is capped at 10 completed projects and a separate delivery-risk search capped at 7 findings. Risk findings are not project assessment counts. Absence is not proof of a complete portfolio or no failures. Month-level dates overlapping a boundary are excluded from figures.

2 undated completions and 0 boundary-uncertain completions are retained but excluded from figures.

Stalled, cancelled & overdue projects

0 evidenced cases
The capped delivery-risk search ran; no project-level exception cases are recorded here. Risk findings are listed under Risks and are separate from assessed projects. This does not establish that the developer has no delivery failures.

REGULATORY Inspection findings as of August 2025; inspection conclusion dated October 15, 2025 and follow-up reported January 26, 2026
The Government Inspectorate reported that SunBay Ninh Thuan JSC—the investor in the SunBay Park Hotel & Resort project—had been issued 17 land-use certificates on an impermissible residential/long-term basis, had not paid VND170.99 billion in additional land-use fees and late-payment penalties as of August 2025, and had not completed the project on its approved schedule; it recommended recovering the certificates and corrective action, while a January 2026 follow-up reported that the company had subsequently paid the assessed amount and cooperated with recovery of the certificates.
REGULATORY Decision dated August 9, 2024; reported August 14, 2024
Vietnam’s State Securities Commission fined Sun Real Estate Group JSC, identified in the report as a Sun Group company, VND92.5 million for failing to submit required 2021 financial, bond-payment and bond-use reports to the Hanoi Stock Exchange and for late submission of information concerning bond code SPTCH2123001.
DELIVERY DELAY Reported October 17, 2023; planned completion Q1 2026 was a future commitment, not an actual completion
Hòa Bình authorities reported that three projects invested by Sun Group member Hoa Binh Sun Co. had not met their planned schedules; notably, the Đồi Thung project, planned to start in 2023 and finish in Q1 2026, had still not started by the report date because land-clearance and related approvals were unresolved.
DELIVERY DELAY Reported December 27, 2018; original phase-one commitment was 2018
A 2018 report said Sun Group’s Kim Quy Cultural and Tourism Park, launched in September 2016 with phase one promised for 2018, remained an inactive vacant site more than two years after groundbreaking and was behind its committed schedule; the source also recorded the Hanoi authorities’ explanation that land clearance was incomplete, so its current status is uncertain from this old evidence.
DELIVERY DELAY Reported October 4, 2023; buyer complaints and the company’s response were reported at that time
Customers reported that Sun Group’s Sun Beauty Onsen project in Thanh Hóa was late and that agreed matters had not been fully or properly implemented; the contemporaneous report also recorded Sun Group’s response that land clearance, land pricing, utility relocation and other public-authority obstacles were delaying construction and that it had sought a meeting to resolve them.
DELIVERY DELAY Published 2025-06-04; commitment 2018; status reported as of the 2025 municipal review
Sun Group’s Kim Quy Cultural, Tourism and Entertainment Park in Đông Anh, Hanoi remains materially overdue: although phase 1 was originally committed for completion in 2018, the June 2025 municipal report said only partial grading and tree planting had occurred, construction had not proceeded according to the approved plan, and the project remained subject to unresolved land-clearance and investment-policy issues.
DELIVERY DELAY Published 2026-07-28; original completion target Q1 2026; status reported as of 2026-07-23
Sun Group’s Đồi Thung eco-resort, accommodation and entertainment urban project in Hòa Bình was scheduled for completion in Q1 2026, but later provincial reporting in June–July 2026 recorded continuing land-clearance blockages, with only 83 of 203 affected households measured by July 23 and the authorities stating that the project would not meet its land-clearance schedule.
