AI research over published reviews and resident comments. Scores are a model’s reading of opinion, not figures stated on a page, and nothing here feeds any number above it. The links under each block are the pages that research says it used. Based on available resident reviews of covered buildings. The market here is United States: every other developer whose head office is in the same country, because the review platforms residents use, and the service norms they judge against, move together within one. It is not a city, a sector or a price band. Read structure and living together. A developer above the market on structure and below it on living builds well and runs buildings badly, which is a fixable problem and a different one from building badly. Higher ratings are better; differences use the displayed scores rounded to one decimal. Rated buildings only, on both sides, and a structure or living score with no stated basis — no review count and no notes or links — is left out of both.

Risks & source coverage

  • LEGAL May 26, 2026 (reported) Five Brickell Key condominium associations sued Swire Properties over a reported $32.3 million seawall and baywalk assessment, alleging the master association charged owners for work on property they say is not common property and that Swire failed to turn over control as required; Swire said it had not been served, had received no substantive notice, and that it and the master association had complied with all laws. This was reported as a pending lawsuit, not a proven finding.
  • PROJECT CANCELLED January 27, 2025 (reported) Swire cancelled its planned One Brickell City Centre office supertall and hired CBRE to market the development site after the proposed scheme failed to achieve the hoped-for pre-leasing; Swire’s president attributed the decision to challenging office-market conditions and insufficient pre-leasing.
  • SAFETY / LABOUR September 25, 2023 (reported) At the Related Companies/Swire One Brickell City Centre demolition site, a large piece of concrete fell into the street; no injuries were reported, but Miami inspectors red-tagged the site and stopped demolition pending investigation and approved safety measures, with the developers saying the incident was under investigation.

The market here is United States: every other developer whose head office is in the same country, because planning regimes and reporting norms move together within one. It is not a city, a sector or a size band. Read the two delay figures together. A median close to the market with a much better average means no single disaster; the reverse means one project is carrying the record. Time to deliver runs from the earliest start we hold to the completion itself — a construction start where a source gave one, otherwise a sales launch, otherwise the launch year read as its January. A handover the sources place only inside a year is read as that December, so a duration is the widest the record allows rather than the flattering end of it. Only delivered projects dated at both ends count, so it is taken over fewer projects than the delay figures, and a long build is not a fault: a tower is not a villa run. Sourced figures only, both sides, and values taken from documents held on file are excluded here — a developer who shares their records should not score better than one who does not.

Click a row in the chart to open a project, or a table row below to see its sources. The chart runs wider than the page where the record spans many years — scroll it sideways to follow a project to its handover. Every date we have is drawn. A hollow marker is only a launch year, not a date anyone published. No dates published means we looked and found none; dates not yet checked means we have not looked yet. Handing over is not finished — rows say which. A delay is shown when one source gives the promised date and another gives the real one, however rough: "2019" still counts, and the row shows how wide that is. Projects missing one of the two dates, or with sources that disagree, are left out of the figures. 3 turned out to be about something else — a phase, a neighbour, the wider masterplan — and are marked off-subject.

9.4/ 10

Okay.com is the only located platform publishing a building-specific aggregate, 4.8/5 from 25 reviews; applying the requested conversion curve gives 9.4/10. No recurring building complaints or structural review evidence were found, but the visible written comments are brokerage-service testimonials, so the rating is only weakly informative about a resident's year-long experience and structure remains unevidenced.

+ Responsive follow-up reported+ Attentive service reported+ Efficient property search reported

no notes returned

no links returned

The only visible written feedback on the building page concerns the brokerage experience, not building operations. Reviewers describe an agent as “incredibly organized, attentive to details” with prompt follow-up, and another says the service was “Super efficient”; no resident comments on security, maintenance, staff or common-area upkeep were located.

Taikoo Li Sanlitun North — completed major renovation and tenant-mix upgradeSanlitun, Beijing
8.7/ 10
8.5/ 10
8.8/ 10

Trip.com’s 4.7/5 from 758 reviews is the largest published review base located and sets a converted anchor of approximately 9.2/10. The score is reduced for the materially lower Tripadvisor result and the recurring but minor crowding and tenant-mix criticisms; the evidence is visitor-oriented and commercial, not resident-oriented, so structure and living scores are proxies rather than residential measurements.

+ Open-air lane and courtyard design+ Distinctive contemporary architecture+ Enhanced landscaping and streetscape+ New pedestrian bridge improves connectivity+ LEED Gold operations and maintenance certification
− Crowding at peak times− Circulation can feel overwhelming
+ Luxury flagship tenant mix+ Broad dining selection+ Vibrant fashion and cultural destination+ Improved drop-off zones+ VIP lounges and membership services
− Peak-time crowds− Less youth-oriented mix after luxury repositioning− High prices noted in visitor feedback

Published material describes Taikoo Li Sanlitun North as an open courtyard environment inspired by traditional siheyuan, while visitor feedback calls the design “beautiful” and mixes contemporary Chinese ambience with modern design. The 2026 completion announcement says the North’s major renovation covered nearly half of the retail area and that The Courtyard was transformed into an arts, culture and community hub; it does not publish resident-style reports of leaks, HVAC, plumbing, lifts or structural failures.

Visitors praise the “vast selection of international and local brands” and culinary options, and one review calls the place a “must-visit,” while another describes the atmosphere as fashionable and energetic. Countervailing reporting says former youth-oriented brands moved out as Dior, Louis Vuitton and other luxury flagships arrived; the 2026 announcement records new VIP lounges, drop-off zones and community programming, but these are customer-facing retail services rather than resident management evidence.

7.5/ 10

Google Reviews/Maps is the only located platform publishing a building-specific aggregate: 5/5 from 4 reviews. Its direct conversion would be 10, but the requested small-sample rule limits the score to within one point of 6.5; the positive written comments support the upper end of that range. No actual structural-condition review evidence was found, so structure is left unscored.

+ Good service+ Strong amenities+ Dog-friendly feedback+ Riverside setting

no notes returned

no links returned

The available Google review material is uniformly positive: one reviewer wrote “Không gian đẹp, dịch vụ tốt” (“beautiful space, good service”), and another described it as a “Luxury condo, great amenities, dog friendly” next to the Saigon River. Independent 2024–2026 reviews also describe the 50-metre pool, gym, yoga, lounge, gardens and riverside walking space, but these are editorial/property reviews rather than a resident rating and should be treated as weaker operational evidence.

Six Pacific PlaceWan Chai, Hong Kong
7.8/ 10
—/ 10
7.8/ 10

Google Reviews/Maps provides the only identifiable building-level aggregate: 4.2/5 from 14 reviews, which sets the level and converts to 7.8/10 on the stated market curve. The written comments are positive but visitor- and office-oriented, with no recurring complaint theme or qualifying dissent to adjust the anchor; structural score remains null because no published structural rating is reported.

+ new Grade A office tower+ modern glass façade+ raised-floor flexibility+ Platinum sustainability certifications+ smart-building certifications
+ clean common areas+ quiet environment+ high security+ good amenities+ hospitable staff and podium garden

The available building review describes the interior as “brand new and well-designed,” while the building profile describes a raised-floor system and modern office infrastructure. The official building materials report Platinum ratings for BEAM Plus, LEED, WELL, WiredScore and SmartScore; these are certifications and specifications, not resident structural-review scores.

The published Google review material is positive about day-to-day experience: reviewers wrote “Place is clean, big and very quiet” and “come here for exhibition. high security level.” Another review praised “Great amenities, good hospitality from the staff, and the spacious podium garden,” although these are office-visitor observations rather than long-term residential reviews.

Two Taikoo PlaceQuarry Bay, Hong Kong
7.7/ 10
—/ 10
7.0/ 10

Google Reviews/Maps provides the largest applicable review base and publishes 4/5, which converts to 7/10 under the specified curve. The available material contains no qualifying recurring complaint or praise theme that would justify an adjustment; structure is left unscored because no resident-facing structural review rating was published.

+ Platinum sustainability certifications+ High-efficiency HVAC and lift systems+ Dual-substation electricity supply+ 24/7 lift monitoring+ Covered MTR connection
+ Large landscaped public gardens+ Lobby coffee lounge+ Air-conditioned elevated walkways+ Smart access controls+ Convenient MTR access

Published building material describes Two Taikoo Place as a 2022 Grade-A office tower with Platinum-level LEED, WELL and BEAM Plus credentials, while the building listing reports 24 passenger lifts and two service lifts. A 2025 engineering account says the lifts are monitored 24/7 and that the building uses visitor-management turnstiles; these are published operational descriptions, not resident-maintenance reviews, and no negative structural or systems feedback was located.

The available aggregate is positive: the building listing shows 4.0/5 from 2,569 Google-linked reviews, while LeasingHub shows 4.9/5 from 57 testimonials, although the latter are broker/service testimonials rather than resident reviews. Published descriptions also highlight Taikoo Garden and Taikoo Square, a lobby coffee lounge, covered links to the MTR, and visitor-management access controls; no repeated management or staff complaint was identified in the material reviewed.

Taikoo Li Sanlitun WestChaoyang District, Beijing
7.6/ 10
—/ 10
7.6/ 10

Tripadvisor supplies the only located published aggregate applicable to the Taikoo Li Sanlitun complex: 4.2/5 from 256 guest reviews, reported here as a CLUSTER rating rather than a West-building-only rating. Applying the requested 5-point conversion curve gives an anchor of 7.6/10; no separately countable recurring themes or building-specific resident rating were established to adjust it.

+ Upgraded lifts and escalators+ Large glass façade+ Bright glass atrium+ Improved internal circulation
− Former building had limited natural light− Former building had blocked internal circulation
+ Vibrant shopping and dining district+ Good mix of international and local cuisine+ Attractive atmosphere and decoration+ Walkable open-lane setting
− Maze-like layout− Shortage of toilets− Poor signage− Difficult wayfinding− Cold indoor areas

No resident or guest review evidence located specifically on structural failures, leaks, plumbing, HVAC or electrical systems. Published project material describes the West area's conversion of the former Yashow building, including upgraded lifts, escalators and lighting, while the design account says the former building had little natural light and obstructed internal circulation; these are project observations rather than post-occupancy review findings.

The Tripadvisor material reports a 4.2/5 aggregate from 256 reviews and includes praise for a “cool atmosphere” and a good mix of international and local cuisine. Negative excerpts describe the complex as “maze-like,” “desperately short on toilets,” and affected by “poor sineage”; another visitor said it was “incredibly cold everywhere,” but these excerpts were not sufficiently exposed as separately countable reviews for recurring-theme totals.

EIGHT STAR STREETWan Chai, Hong Kong37 units
7.5/ 10
—/ 10
7.5/ 10

Midland Realty publishes a 4.3 estate rating for Eight Star Street, but no review count is stated, so it cannot be treated as a 10-review anchor; applying the required small-sample constraint keeps the result within one point of 6.5. No individual reviews or recurring complaint/praise themes were available to move the score, and no physical-systems evidence supports a structure score.

+ Clubhouse+ Gymnasium+ Covered landscape+ Smart security systems+ Convenient MTR access

no notes returned

no links returned

Published material describes a 37-unit residence with a clubhouse, gymnasium and covered landscape, while the project material highlights smart security systems and app-based access. Midland describes the building as about a six-minute walk from Admiralty Station; these are advertised or directory features, not resident review comments, and no current operational complaints were located.

THE HEADLAND RESIDENCES Phase 1Chai Wan, Hong Kong592 units
7.0/ 10
—/ 10
7.0/ 10

Midland Realty’s Phase 1 estate rating of 4.3/5 sets the level, converting to 7.0 under the requested curve; its page does not state a review count, so the result is necessarily low-confidence and is kept within one point of 6.5. No recurring resident complaint or praise theme was established, and the handover inspection is not treated as a platform rating or converted into a structure score.

− Chipped window glass− Raised and uneven floor tiles− Balcony ponding− Air-conditioner-platform ponding− Minor kitchen fitting defects
Not found in sources: No serious leakage or structural failure reported in the inspection
+ Clubhouse with approximately 30 indoor and outdoor facilities+ Swimming pool and children’s facilities+ Sports and recreation facilities+ Nearby playgrounds+ Reported access to extensive bus and minibus routes
− Some facilities subject to licensing, third-party operation or later availabilit
Not found in sources: Limited resident operating feedback available

A published third-party handover inspection of a Phase 1 one-bedroom unit gave it “84分” and a “B級” rating. It reported chipped glass, raised/uneven floor tiles, balcony and air-conditioner-platform ponding, and a kitchen tap issue, while stating that it found no serious leakage or structural problem.

The published material describes CLUB HEADLAND as offering about 30 indoor and outdoor facilities, including pools, children’s play areas, a gym and a Roman-style hot bath; these are developer/project reports rather than resident reviews. The evidence does not establish how management speed, staff attitude, security or common-area upkeep perform in day-to-day occupancy, and the sales material itself says some facilities may not be immediately available and may be subject to licences or third-party terms.

Taikoo Place Redevelopment ProjectQuarry Bay, Hong Kong
7.0/ 10
—/ 10
7.0/ 10

The 4.0/5 aggregate from 2,702 reviews is the only applicable building/cluster-level published rating located and therefore sets the level at 7.0/10 under the specified conversion curve. The sampled comments are broadly favourable, but the limited-food and parking comments were isolated rather than recurring themes, so no commentary adjustment was applied; the rating is for a mixed-use business-centre cluster rather than a residential-only building.

+ Well maintained+ Modern office towers+ Landscaped open space+ Green-building certifications+ Connected walkways
+ Helpful staff+ Lunch and relaxation spaces+ Restaurants and cafés+ Public art and green spaces+ Walkable mixed-use amenities
− Limited on-site food variety reported− Interconnected parking can be confusing

The sampled operational review described the centre as “well mange’s and maintained,” and the independent project review records major buildings as highly rated under BEAM Plus, LEED and WELL. No specific recurring resident-reported failures involving plumbing, HVAC, electrical systems, leaks or waterproofing were found.

The sampled Google review says staff are “absolutely helpful” and describes restaurants, cafés and a place to lunch and relax; the ULI review characterises the wider district as a “15-minute” community with extensive amenities and public spaces. A dissenting review said there was “only a chines restaurant and one or two little coffee stands” inside, while another noted visitors “may get lost in the interconnected parking lot.”

Only buildings that have reached handover are rated. 0 of 9 projects carry no rating: a building still under construction is never asked about, one that has just been handed over may not have been reached yet, and the rest were asked about and no published resident commentary was found. Structure is fixed at handover and stays the developer's; management and living belongs to whoever runs the building now. The overall verdict weights both rather than averaging them. None of this is checked: a rating is what people published about a building, aggregated — it is not evidence, it cannot move a delay figure, and it is not part of the delivery record above.

LEGAL May 26, 2026 (reported)
Five Brickell Key condominium associations sued Swire Properties over a reported $32.3 million seawall and baywalk assessment, alleging the master association charged owners for work on property they say is not common property and that Swire failed to turn over control as required; Swire said it had not been served, had received no substantive notice, and that it and the master association had complied with all laws. This was reported as a pending lawsuit, not a proven finding.
PROJECT CANCELLED January 27, 2025 (reported)
Swire cancelled its planned One Brickell City Centre office supertall and hired CBRE to market the development site after the proposed scheme failed to achieve the hoped-for pre-leasing; Swire’s president attributed the decision to challenging office-market conditions and insufficient pre-leasing.
SAFETY / LABOUR September 25, 2023 (reported)
At the Related Companies/Swire One Brickell City Centre demolition site, a large piece of concrete fell into the street; no injuries were reported, but Miami inspectors red-tagged the site and stopped demolition pending investigation and approved safety measures, with the developers saying the incident was under investigation.
DELIVERY DELAY September 13, 2022 (reported)
Miami commissioners deferred a vote on the next Brickell City Centre expansion after learning that a promised temporary and permanent fire station had not begun construction even though work had been expected to start in March 2020; the reporting also records disagreement over whether permitting delays were attributable to the city or the developer, and a commissioner said Swire was cooperating in good faith.
LEGAL February 22, 2021 (reported; suit filed in late January 2021)
Affiliates of Swire Properties sued architects and contractors over alleged construction defects at Brickell City Centre, including alleged water intrusion, defective building components and other problems; Swire described the issues as non-critical, non-structural matters and said it was working with the relevant parties toward resolution. The allegations and outcome should not be treated as proven on this record.
PROJECT CANCELLED Cancellation reported January 27, 2025; site sale reported May 29, 2025.
One Brickell City Centre (Miami): Swire Properties said it would not develop the planned office supertall after pre-leasing failed to materialize, the Swire–Related joint venture ended, and the development site was subsequently sold to The Melo Group in May 2025; this is a cancelled project, not an active delay claim.
