Resident experience

AI research over published reviews and resident comments. Scores are a model’s reading of opinion, not figures stated on a page, and nothing here feeds any number above it. The links under each block are the pages that research says it used. Based on available resident reviews of covered buildings. These are reported experiences, not independent building inspections, and may not represent all residents or properties.

Upkeep and response — belongs to whoever runs the building now. From 10 of 10 rated buildings here and 1280 in the market.
The market here is United States: every other developer whose head office is in the same country, because the review platforms residents use, and the service norms they judge against, move together within one. It is not a city, a sector or a price band. Read structure and living together. A developer above the market on structure and below it on living builds well and runs buildings badly, which is a fixable problem and a different one from building badly. Higher ratings are better; differences use the displayed scores rounded to one decimal. Rated buildings only, on both sides, and a structure or living score with no stated basis — no review count and no notes or links — is left out of both.

Risks & source coverage

  • REGULATORY May 4, 2022 inspection; enforcement and penalty reported May 25, 2023; May 2, 2023 follow-up inspection Florida DEP found potential violations after turbid runoff from a Watersound Origins construction site associated with St. Joe; DEP took formal enforcement against St. Joe’s contractor, Total Earth Services, required additional best-management practices, and assessed more than $22,000 in civil penalties to resolve the water-quality violations. A May 2023 follow-up inspection found the site’s BMPs operational and no evidence of turbid runoff, while new complaints were still being investigated.
  • PROJECT CANCELLED License expired at the beginning of 2023; abandonment reported July 18, 2023 Nopetro Energy abandoned its proposed LNG export facility on land owned by St. Joe after deciding not to pursue the opportunity because of market conditions; the St. Joe–Nopetro license agreement had expired at the beginning of 2023. The reported cancellation concerned Nopetro’s project, not a default or cancellation by St. Joe itself, although the site was St. Joe-owned land and the project became the subject of a federal lawsuit challenging FERC’s oversight decision.
  • DELIVERY DELAY 2026-04-17 (reporting on the March 26 notice and December 31, 2025 commitments) The St. Joe Company’s Southwood development-road commitments in Tallahassee were overdue: Orange Avenue was supposed to be completed and Biltmore Avenue actively under construction by December 31, 2025, but a March 26, 2026 city notice of violation said St. Joe had failed to meet those commitments; the city cancelled the enforcement hearing while imposing a further 60-day right-of-way deadline, so completion was not documented as of the research date.

The market here is United States: every other developer whose head office is in the same country, because planning regimes and reporting norms move together within one. It is not a city, a sector or a size band. Read the two delay figures together. A median close to the market with a much better average means no single disaster; the reverse means one project is carrying the record. Time to deliver runs from the earliest start we hold to the completion itself — a construction start where a source gave one, otherwise a sales launch, otherwise the launch year read as its January. A handover the sources place only inside a year is read as that December, so a duration is the widest the record allows rather than the flattering end of it. Only delivered projects dated at both ends count, so it is taken over fewer projects than the delay figures, and a long build is not a fault: a tower is not a villa run. Sourced figures only, both sides, and values taken from documents held on file are excluded here — a developer who shares their records should not score better than one who does not.

Click a row in the chart to open a project, or a table row below to see its sources. The chart runs wider than the page where the record spans many years — scroll it sideways to follow a project to its handover. Every date we have is drawn. A hollow marker is only a launch year, not a date anyone published. No dates published means we looked and found none; dates not yet checked means we have not looked yet. Handing over is not finished — rows say which. A delay is shown when one source gives the promised date and another gives the real one, however rough: "2019" still counts, and the row shows how wide that is. Projects missing one of the two dates, or with sources that disagree, are left out of the figures. 1 turned out to be about something else — a phase, a neighbour, the wider masterplan — and is marked off-subject.

Combined from 5 published figures on 1 platform, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 7.3.

Google Reviews/Maps provides the largest clearly identified review base, at 4.9/5 from 58 reviews, which converts to 9.7/10 and sets the level. The written reviews reinforce very strong staff, dining, amenities and facility feedback, while the only recurring reservation found was a desire for more daily activities; the smaller Seniorly rating is a material dissent but does not replace the anchor.

+ New and attractive facility+ Clean and well-maintained interiors and grounds+ Thoughtful building design+ Beautiful conservation-edge setting+ Well-appointed apartments and amenities
+ Warm and accommodating staff+ Visible and present management+ High-quality dining+ Extensive amenities+ Active outings and social events
− More daily activities requested

Reviewers repeatedly describe the facility as “beautiful,” “new,” “stunning,” “clean,” and “well maintained,” while also praising its thoughtful design and attractive setting. No published review located by the research date reported flooding, plumbing, HVAC, electrical, lift or other serious systems failure; that is an absence of reported failure, not proof of engineering performance.

Daily-life feedback is strongly favorable: residents and families call the staff “professional, caring, and genuinely welcoming,” describe the food as “excellent,” and praise the “impressive range of activities.” The main reported reservation was a request for more activities and entertainment during the day; the official testimonials also say management was “very visible and present.”

The largest published review base is the Google aggregate reported as 4.7/5 from 38 reviews, which converts to 9.1/10 under the requested curve and sets the level. The displayed written reviews are predominantly positive, with repeated praise for staff, peacefulness and amenities, producing the commentary adjustment; the separate 4.8/5 Google listing is directionally consistent.

+ Newly built apartments
+ Helpful staff+ Peaceful living+ Well-equipped clubhouse, pool and fitness center+ Pet spa and dog park+ Walking trails and beach proximity

no notes returned

The reviews describe a generally positive day-to-day experience: one resident wrote that living there had been “great and peaceful,” while another said the staff “go way above to help their residents.” Residents also praised the “well equipped” clubhouse, pool and fitness center, plus the pet spa, dog park and walking trails.

Tripadvisor’s 4.8/5 from 184 reviews is the largest review base and converts to a 9.4 anchor under the requested curve. Booking.com and Trip.com are directionally consistent, while the written commentary supports a small net downward adjustment rather than a major reduction; structural evidence is positive but limited to guest observations.

+ New facilities+ Well-maintained golf course+ Clean, comfortable rooms+ High-quality finishes
+ Friendly helpful staff+ Strong resort amenities+ Excellent beach club+ Good restaurants+ Clean comfortable rooms
− Unanswered pre-trip inquiries− Occasional room noise− Cashless-policy communication issue

Published guest feedback describes the property as “very nice, new, spacious,” with “finish quality top notch,” and calls the golf course “beautiful and very well maintained.” No reviewer-read source reported flooding, leaks, HVAC, plumbing, electrical or other serious building-system failure.

Guests repeatedly describe the staff as “very friendly and helpful,” the service as “impeccable,” and the amenities as “top notch,” especially the pools, beach club, bikes and treat suite. The limited negative feedback includes “reached out ... several times ... with no response,” a cashless-payment misunderstanding, and one report that the room above was “pretty noisy.”

Agoda’s 9.4/10 aggregate from 587 reviews is the largest review base and sets an 8.8 converted anchor under the guest-rating convention. Booking.com, Google and Tripadvisor are directionally consistent, while the written comments add several repeated positives about staff, cleanliness, rooms and facilities without a severe or moderate recurring failure. The resulting resident-experience score is 8.9, with structure unscored because the published material contained no meaningful structural-systems evidence.

Guest reviews consistently praise the daily experience: Booking.com quotes guests calling the environment “clean” with “friendly staff,” and describes staff as “beyond wonderful.” The main reported drawbacks were modest—one guest wanted more breakfast choices, while another said the room and lobby seating was attractive but uncomfortable; Agoda likewise records “Terrific staff, personable & thorough.”

Trivago has the largest published review base at 1,772 and sets the level at 9.4/10, converted to 8.0 under the guest-rating curve. The score is adjusted modestly for the reported lock, room-design and event-service problems, partly offset by repeated praise for cleanliness, staff, views and amenities.

+ Clean rooms+ Clean elevators and common areas+ Modern, updated rooms+ Comfortable and spacious rooms
− One reported faulty door lock− One reported bathroom barn-door issue− One reported high showerhead− Some reported shower-design/flooding concerns
+ Friendly and attentive staff+ Exceptional service+ Excellent waterfront location and views+ Rooftop bar and dining+ Walkable downtown access
− One wedding-event service disruption− Some rooftop-bar noise− No guest laundry reported− No complimentary breakfast reported− No nearby EV charging reported

Reviewers generally describe the property as “very clean,” “beautifully maintained,” modern and spacious; one review specifically said even the elevators were spotless. A separate review reported that “the door lock did not work properly,” plus a barn door that rolled open and shower-design problems; Trivago’s review summary also mentions isolated shower flooding and loose door handles.

Guests repeatedly praise the staff as “friendly,” “helpful,” “cheerful” and “exceptional,” while also highlighting clean rooms, bay views, restaurants and the rooftop bar. The clearest operational complaint was that a wedding closed the main restaurant and bar and left guests waiting about 45 minutes without placing an order; other sources mention rooftop noise, no guest laundry and limited breakfast arrangements.

Golf Digest’s 4.2/5 panel rating, based on 1,900 panelists, sets the level and converts to 7.8/10 under the requested curve. Course Vaults is directionally higher at 8.2/10 from 18 golfers, while the five-review listing is lower at 3.0/5; neither changes the anchor under the stated rules. The evidence is about a newly opened private golf course rather than a conventional residential building, so structural and living scores are proxy interpretations of course condition and guest operations.

+ Exceptional conditioning+ Immaculate condition reported+ Firm-running fairways+ Interesting green complexes
− Patchy greens reported− Rough fairways reported− Greens possibly slow
+ Strategic and fun layout+ Links-style experience+ Interesting split fairways+ Multiple tee options+ Positive guest experience
− Staff attentiveness complaint− Water and snacks reportedly not offered− Wind can make play difficult

Published feedback is generally positive on the course’s physical presentation: Golf Digest reports a 7.0918/10 conditioning sub-score and quotes “Exceptional conditioning for such a young course.” However, one September 2025 review said the greens were “patchy” and the fairways “rough,” while another golfer hoped the greens would be sped up.

The lifestyle experience described by reviewers is centered on an enjoyable, challenging links-style round: one golfer called it “my favorite course to play at Watersound,” and GolfPass rated friendliness and pace 5.0/5. The main operational criticism came from a 2025 reviewer who said advertised water and snacks were not offered and that staff “didn’t seem particularly attentive.”

Combined from 3 published figures on 1 platform, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 6.8.

Expedia’s 8.8/10 from 1,353 guest reviews sets the level and converts to 7.6/10 under the stated guest-rating curve. KAYAK and Tripadvisor are directionally lower, while the written themes show strong daily-life positives but meaningful maintenance and management weaknesses, producing a 7.3 overall resident-experience score; structure is lower because the physical-condition evidence is more adverse and no structural aggregate rating was published.

+ Well-maintained-looking property+ Large pool and waterslide
− Air-conditioning failures− Excess humidity/room comfort problems− Unstable railing reported− Missing shower door reported
+ Friendly staff+ Helpful valet service+ Strong breakfast offering+ Popular pool and waterslide+ Excellent location near beach and Pier Park
− Management follow-up complaints− Inconsistent service− Crowded/noisy pool environment reported− Hallway cleanliness concerns− Value/parking-cost complaints

Physical-condition feedback is mixed. One reviewer reported that the room stayed “extremely hot and uncomfortable,” with humidity bad enough that “the floor was sweating”; another reported that “the railing was not stable,” while Tripadvisor’s aggregate cleanliness score was 3.9/5. These are guest reports rather than an engineering inspection, and no independent structural assessment was located.

Guests repeatedly praise the location, breakfast, pool and staff: one called the service “10 out of 10,” while another said the resort was “convenient to the beach” and praised the valet and breakfast staff. Negative feedback includes “no follow-up” from management, stained hallway carpets, and complaints about air conditioning and value; Google’s summary also shows 84% positive location sentiment but 38% unfavourable cleanliness sentiment and 61% unfavourable sleep sentiment.

5.5/ 10
6.2/ 10

The Google aggregate of 3.9/5 from 59 reviews sets the level; under the stated conversion curve this is approximately 6.4/10 before commentary. Repeated reports of pests/mold and follow-through problems pull it down, while repeated praise for staff and maintenance partly offsets those complaints. Structure is lower because the published resident evidence includes mold, noise transmission and reported unresolved drywall/plumbing/electrical defects, while no independent engineering assessment was found.

− Mold reports− Thin walls and ceilings− Reported drywall, plumbing and electrical defects
+ Friendly office staff+ Responsive communication+ Efficient maintenance+ Resident events and food trucks+ Clean, attractive office/community
− Pest complaints− Mold complaints− Maintenance follow-through complaints− Poor communication− Rent/value concerns

Published resident feedback includes reports of serious mold and of “drywall, plumbing, electrical” problems that one reviewer said remained unresolved after repeated follow-up. Another reviewer described the walls and ceiling as “thin as a sheet of paper” and said neighboring conversations could be heard; these are resident allegations, not an independent engineering finding.

Daily-life feedback is divided. Positive reviewers describe Devona and Mary as “absolutely amazing,” say maintenance is “outstanding,” and praise resident events and food trucks; negative reviewers report pest-control failures, mold, and a washer repair that went from May 7 to June 3 with “NO CALL & NO SHOW AND NO PLAN FOR ACTION.”

Only buildings that have reached handover are rated. 0 of 10 projects carry no rating: a building still under construction is never asked about, one that has just been handed over may not have been reached yet, and the rest were asked about and no published resident commentary was found. Structure is fixed at handover and stays the developer's; management and living belongs to whoever runs the building now. The overall verdict weights both rather than averaging them. None of this is checked: a rating is what people published about a building, aggregated — it is not evidence, it cannot move a delay figure, and it is not part of the delivery record above.

REGULATORY May 4, 2022 inspection; enforcement and penalty reported May 25, 2023; May 2, 2023 follow-up inspection
Florida DEP found potential violations after turbid runoff from a Watersound Origins construction site associated with St.
PROJECT CANCELLED License expired at the beginning of 2023; abandonment reported July 18, 2023
Nopetro Energy abandoned its proposed LNG export facility on land owned by St.
DELIVERY DELAY 2026-04-17 (reporting on the March 26 notice and December 31, 2025 commitments)
The St.
DELIVERY DELAY 2026-10-13 event date; status researched as of 2026-10-15
The Downtown Panama City Marina wet-slip redevelopment associated with St. Joe subsidiary JoePC remained undelivered and subject to further delay: the city’s lease materials state that the marina was to be redeveloped by the time Hotel Indigo and Harrison’s opened or within a reasonable period thereafter, yet the first 50 slips had not begun construction by October 15, 2026 and the city had voted two days earlier to rebid the contract after litigation over the award.
