Upkeep and response — belongs to whoever runs the building now. From 7 of 7 rated buildings here and 30 in the market.
The market here is Mexico: every other developer whose head office is in the same country, because the review platforms residents use, and the service norms they judge against, move together within one. It is not a city, a sector or a price band. Read structure and living together. A developer above the market on structure and below it on living builds well and runs buildings badly, which is a fixable problem and a different one from building badly. Higher ratings are better; differences use the displayed scores rounded to one decimal. Rated buildings only, on both sides, and a structure or living score with no stated basis — no review count and no notes or links — is left out of both.

The market here is Mexico: every other developer whose head office is in the same country, because planning regimes and reporting norms move together within one. It is not a city, a sector or a size band. Read the two delay figures together. A median close to the market with a much better average means no single disaster; the reverse means one project is carrying the record. Time to deliver runs from the earliest start we hold to the completion itself — a construction start where a source gave one, otherwise a sales launch, otherwise the launch year read as its January. A handover the sources place only inside a year is read as that December, so a duration is the widest the record allows rather than the flattering end of it. Only delivered projects dated at both ends count, so it is taken over fewer projects than the delay figures, and a long build is not a fault: a tower is not a villa run. Sourced figures only, both sides, and values taken from documents held on file are excluded here — a developer who shares their records should not score better than one who does not.

Click a row in the chart to open a project, or a table row below to see its sources. The chart runs wider than the page where the record spans many years — scroll it sideways to follow a project to its handover. Every date we have is drawn. A hollow marker is only a launch year, not a date anyone published. No dates published means we looked and found none; dates not yet checked means we have not looked yet. Handing over is not finished — rows say which. A delay is shown when one source gives the promised date and another gives the real one, however rough: "2019" still counts, and the row shows how wide that is. Projects missing one of the two dates, or with sources that disagree, are left out of the figures. 2 dated statements are held back: a broker listing with no date on it, or a page with no year, cannot fix a date. 2 turned out to be about something else — a phase, a neighbour, the wider masterplan — and are marked off-subject.

The Landmark GuadalajaraPuerta de Hierro, Zapopan150 units

9.0/ 10

The Google aggregate for The Landmark at the Puerta de Hierro address is 4.7/5 from 7,094 reviews, which sets a 9.1/10 converted anchor; the evidence is for the mixed-use cluster and visitor experience rather than a resident-only tower rating. Repeated operational complaints slightly reduce the anchor, while repeated praise offsets part of that reduction. No building-fabric or systems rating was published in the reviewed material, so structure remains unevidenced.

Combined from 2 published figures on 1 platform, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 8.4.

The 4.4/5 Google aggregate from 457 reviews sets the level and converts to 8.2/10 under the supplied curve. The available written feedback is chiefly about visitor-facing operations and amenities rather than residential structure; the isolated power-outage complaint does not qualify as a recurring theme, so no commentary adjustment is applied.

+ Clean and modern+ Good restaurants and dining+ Convenient parking+ Visible security+ Easy to walk through
− Power-outage disruption− Unfriendly staff complaint− Parking charged during closure

no notes returned

Day-to-day feedback is mostly favorable: one reviewer described the center as “clean, modern, and easy to walk through,” with convenient parking, visible security and a well-organized feel. The main operational complaint was that a power outage prevented entry to the shops while parking was still charged; that reviewer also described the staff as “unfriendly.”

Siari, a Ritz-Carlton ReserveNauka, Riviera Nayarit91 units

7.8/ 10
8.0/ 10

Tripadvisor’s building-specific 4.4/5 aggregate from 13 reviews sets the anchor at 8.2/10 on the supplied conversion curve. The reported reviews strongly praise the rooms, setting, food and staff, but ongoing construction and inconsistent service justify a modest reduction to 8.0; there is no separate resident rating or Property Finder rating to score or compare.

+ Well-designed rooms+ Spacious luxurious accommodations+ Strong sound isolation+ Beautiful beach and natural setting+ Clean, well-maintained rooms
− Residence construction ongoing− Shower water escaping bathroom− Hilly terrain makes walking difficult
+ Warm attentive staff+ Yakana/butler service+ Excellent food+ Serene private atmosphere+ Thorough gated security
− Inconsistent anticipatory service− Slow pool assistance− Limited dining variety for some diets− Spa privacy concerns− Remote location

Reviewers generally praised the physical product: one described the rooms as “absolutely stunning,” while another reported “ZERO wall/floor ‘sound bleed’” and excellent shower pressure. Physical caveats were that residence construction was still active, one bathroom allowed shower water into the main area, and the steep site can make walking difficult; these are observations from guest reviews rather than an engineering inspection.

Daily life is described as quiet, private and highly service-oriented: guests praised Yakanas who “don’t miss a beat,” staff who were “warm, attentive and genuinely caring,” and food that was “outstanding.” The main operational reservations were that pool service could be slow, “some requests were missed,” dining variety could feel limited, and one guest found the open-sided spa insufficiently private.

The Landmark One Tijuana (Tower 1)Tijuana191 units
7.9/ 10
—/ 10
7.9/ 10

The largest published review set is 4.3/5 from 130 reviews, but the place record appears to cover the wider Landmark mixed-use cluster and its shopping/common areas rather than Tower 1 residents exclusively. The written sample is predominantly positive, while the separate 2025 report records serious buyer complaints about extra CFE and lighting charges, visitor parking and security; those are reported complaints rather than platform reviews and therefore are not scored as recurring review themes. Structural score remains null because no published structural or systems rating was found.

+ Restaurants and food options+ Modern shopping areas+ Clean and safe common areas
− Missing child play area− Incomplete retail offering− Restroom supplies complaint

no notes returned

no links returned

The available place reviews describe a generally pleasant day-to-day environment: one reviewer called it “clean, safe, and nice to walk around,” while others praised the restaurants, stores and entertainment. The main negative review said the development was “up and coming” but lacked a free children’s play area and a large anchor store, and reported that a restroom had no hand soap.

Combined from 6 published figures on 2 platforms, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 7.4.

Expedia provides the largest reported review base, with 9.4/10 from 255 guest reviews, converting to 8.8/10 under the specified guest curve. Booking.com and Trip.com are lower at 8.8/10, so the score is pulled down modestly for platform disagreement and recurring operational complaints, while recurring praise prevents a larger reduction. Structural scoring is limited to reported room and systems observations; no major structural failure was published.

+ Clean rooms+ Comfortable rooms+ Modern rooms+ Spacious bathrooms
− Loose bathroom light switch− Air conditioning not cold enough− Noise transfer between rooms
+ Friendly professional staff+ Responsive service+ Excellent location+ Strong views+ Spa, pool and fitness amenities
− Elevator transfers− Small indoor pool and fitness center− Club lounge value concerns− Occasional staff-training concerns− Limited quick breakfast options

The published reviews describe modern, clean and comfortable rooms, including praise for a “clean spacious suite” and “modern rooms.” Physical shortcomings were also reported: “Air conditioner was not cold enough,” “Noisy rooms,” and a “loose” bathroom light switch; these are limited reports rather than evidence of a major structural failure.

Daily-life feedback is strongly positive: guests called the staff “friendly, helpful and professional,” described service as “exceptional,” and praised the location, views and amenities. The main operational friction is circulation—guests reported changing two or three elevators and that access could be “tedious”—along with a small pool/fitness center, weak club-lounge value and some staff-training criticism.

TU Park Apodaca IApodaca3 units
7.5/ 10
—/ 10
7.5/ 10

Google Reviews/Maps is the only published building-specific rating located: 5/5 from one review, which converts to 10 before the sparse-evidence constraint. Because the rating base is below 10 reviews and there are no written reviews or recurring themes, the overall and living scores are conservatively held at 7.5 rather than treating the single rating as representative; structure remains unevidenced. The project itself is reported as operational in a January 2026 government release, while older 2025 delivery commitments are historical commitments rather than additional review evidence.

no notes returned

no links returned

The only review-platform signal located is a published 5.0/5 rating from one review, with no written comment describing management, staff, amenities, security or upkeep. Consequently, there is no recurring operational praise or complaint to report; the evidence is too thin to characterize day-to-day living quality confidently.

Town Square MetepecMetepec
7.5/ 10
5.0/ 10
8.5/ 10

Only buildings that have reached handover are rated. 2 of 9 projects carry no rating: a building still under construction is never asked about, one that has just been handed over may not have been reached yet, and the rest were asked about and no published resident commentary was found. Structure is fixed at handover and stays the developer's; management and living belongs to whoever runs the building now. The overall verdict weights both rather than averaging them. None of this is checked: a rating is what people published about a building, aggregated — it is not evidence, it cannot move a delay figure, and it is not part of the delivery record above.

Assessment coverage

Completed projects: 2016-10-15 through 2026-10-15. Initial research is capped at 10 completed projects and a separate delivery-risk search capped at 7 findings. Risk findings are not project assessment counts. Absence is not proof of a complete portfolio or no failures. Month-level dates overlapping a boundary are excluded from figures.

1 undated completions and 0 boundary-uncertain completions are retained but excluded from figures.

Stalled, cancelled & overdue projects

0 evidenced cases
The capped delivery-risk search ran; no project-level exception cases are recorded here. Risk findings are listed under Risks and are separate from assessed projects. This does not establish that the developer has no delivery failures.

DELIVERY DELAY 2026-08-14 publication; 2023 original opening commitment
Hotel W Playa del Carmen, developed by Thor Urbana in alliance with Marriott International and Fibra Inn, was scheduled to open in 2023 but was still being financed for development and construction in August 2026; the available evidence documents a substantial delay, not cancellation.
DELIVERY DELAY 2023-09-05 original 2025 target; Thor Urbana page currently states 2026
Caye Chapel Four Seasons Resort and Residences in Belize, a project partnered by Thor Urbana and GFA Grupo Inmobiliario, was announced at groundbreaking with a 2025 opening target, while Thor Urbana’s current project page lists opening in 2026; it remains a future commitment and is not documented as completed or cancelled as of the research date.
DELIVERY DELAY 2021-07-08 postponement; 2023-07-19 shopping-centre opening
The Park San Luis Potosí, developed by Thor Urbana, had its planned 2021 opening postponed to summer 2022; the shopping-centre portion subsequently opened in July 2023, so this is resolved delay history rather than an active failure finding.
